Our tenant moved out so we need to make the unit ready for our next tenant. The onsite manager Sheree McGowan, the assistant Alexander, and the maintenance Jacques have been a big help to make us and the new tenant move in smoothly. From validating the contractor insurance to scheduling the freight elevator for move-in, they always responded quickly to provide the best customer service. We appreciate their work and frequent communication to the homeowners.

I’ve had an excellent experience living at Mosaic so far, which is managed by Rise. Management goes above and beyond to make sure the property is a luxurious, welcoming environment that supports the needs of tenants in the building. Front desk staff, valet staff, and housekeeping are all extremely friendly and attentive. Mosaic really is a special place to live and I couldn’t recommend it more.

I live at Twenty Fourth St Condos. Every week Rise has these landscapers spraying strong smelling chemicals near our garages for termites. These chemicals cause migraines or burning eyes. Stop using landscapers! Hire an exterminator. Somebody report Rise to the Texas Department of Pesticide.

I love living at the mosaic which is managed by Rise! The property is very well managed- management doesn’t good job of communicating, anything broken gets fixed quickly, the property is always clean and everything is in working order. The concierge works 24/7 and learn who you are- they are always a friendly face 24 hours a day. I was especially impressed during hurricane beryl watching the staff in action outside in the rain keeping drains clear. The concierge came and helped me move some items I needed help with during the storm as well. Overall, they do a great job and I am happy my building is managed by Rise

I have now lived at three condos (Dallas, Galveston, and now Houston). The team from Rise at Mosaic North are by FAR the most attentive, courteous, and competent team I have come across. As condo owners know, the association management makes a World of difference and makes or breaks the harmony and pace of the place.Thanks to you, and our amazing Valet staff, this place feels like a true home.

I am the president of a small community HOA, and working with this company was my worst professional experience. Their performance was beyond incompetent, it was negligent. Unfortunately, we do not have the resources to pursue legal action, so we just ended our contract with them. The examples are endless. They opened an incorrect insurance policy for us, which cost us thousands of dollars on a claim, they refused to give us information about an insurance adjustor then lied and said they would meet the adjustor (no one was there), costing us thousands more. They stopped doing property site visits. They were unable to schedule our annual meeting and canceled it several times before having it the following year. And on and on. They basically did nothing. When they did respond to emails or questions, they provided incorrect or old information. However, they mostly did not respond. Make no mistake about it, this company is rotten from the bottom to the top. Multiple property managers were hired and then immediately fired or quit due to the working conditions. Therefore, we were constantly switching property managers. Or better yet, we were told by an executive, for the better part of a year, that they would not address any issues until a new property manager was hired (this property manager immediately quit two weeks later). Finally, when we were able to escape this horrible situation, random Rise higher-ups started to call me and acted surprised. I was very honest about our experience; they feigned ignorance and told me to only deal with them moving forward. Not surprisingly, those higher-ups then never responded to me again. Its beyond surprising to me that this company is still in business. I only learned through the process of hiring another management company that Rise has a strong reputation in the community for a terrible, toxic, and incompetent work environment (hence the constant turnover). From my experience, there is terrible leadership and a dangerous lack of knowledge. Not only did they put our board in legal jeopardy, but they cost our small community thousands of dollars in mismanagement and negligence. Run, dont walk, from doing business with Rise.

We have been under contract for 40 days and cannot get the lender required documents. The buyer, lender, title company and both agents have been calling for weeks and leaving voicemails to Jaklin who we never heard back from.On top of that this Management group does not keep valid insurance on their properties. The property my client is purchasing has an insurance that expired in August of 2024. This is a huge liability on property owners who are already paying high HOA fees.

RISE is garbage. The Rivertree Complex is managed terribly. Owners, myself included, had to come up with $1200 because RISE ran out of money. I pay $288 a month for a 797 sqft condo. Where is all our money going????? Not to the complex. Hurricane damage from nearly a year ago is their reason for not mowing or picking up trash in the complex.

Hearthwood II complex is just downright sad! Thugs hang out at all hours of the day and night, selling drugs, fighting, and shooting ON PROPERTY!!!! No reason to pay HOA fees and the common areas are littered with debris from the thugs that hang out all day. Also, let me add that they urinate all on the buildings and stairways...JUST SICK!!!!!! There is now security on the property but is nowhere to be found when things are in disarray and magically pops up after the fact so thats counterproductive. When issues are brought up to the property manager, all we are told is Call the cops, residents need to call the cops. The property manager literally passes up the thugs in the parking lot and nothing is done. When asked why not hire actual police officers to clean the complex we are met with its not in the budget...They would rather risk peoples lives and their personal property than hire the proper authorities to mediate the problems. Its a multitude of issues going on with the property, but the main issue is SAFTEY OF HOMEOWNERS AND REISIDENTS!!!! FIX THE ISSUE AND PUT SOMEONE IN THE OFFICE WHO IS GONNA ACTUALLY DO SOMETHING ABOUT THE ISSUES AND COMPLAINTS!!!!!!!***TO RISE ASSOCIATION MANAGEMENT GROUPS RESPONSE***Thanks for the update. Its great to hear about the strict enforcement and all the new rules. However, your response completely sidesteps the actual issues I raised. While its wonderful that unauthorized vehicles are being towed and flowers are being planted, these feel like distractions from the real problems. Its impressive that you’ve managed to push loitering and illegal activity off the property and into neighboring areas FOR NOW...Everyone that lives on the property knows that is like putting a band aid on a gaping wound...IT WONT WORK!It’s clear that your company is more interested in deflecting than addressing the specific concerns I brought up.I rode through the complex last week multiple times and snapped only TWO pictures that would raise concerns to anyone thinking about renting or buying a condo there.The trash was just a piece that I remembered to catch when exiting the property BUT the car with the tires missing is enough to make anyone run the other way!Yeah, so sorry that your company is attempting to paint this picturesque image as if all is well in Hearthwood II.

I’ve called Mosaic home for nearly 10 years, and although the building and its amenities are simply amazing, I can honestly say that the staff is what makes living here truly special. From the moment you walk in, you’re greeted by the friendliest team, always ready with a smile or a wave. The concierges—Mike, Million, Carlos, Catherine, and our newest addition, Sina—are not only professional but genuinely warm and caring. They always go above and beyond to make you feel welcome, and you can tell they truly enjoy making everyone’s day a little brighter.The valet team is outstanding and provide such great care for the residents, visitors and their vehicles - I can’t be out there standing for more than a minute without one of them approaching me to se if I need assistance.The maintenance team and cleaning ladies have always been prompt, efficient, and thorough. Anytime I’ve had an issue, big or small, they’ve come to my rescue quickly and with a positive attitude. Last issue I had happened when I was at work and by the time I was home it was all taken care of.Special shoutouts go to Million for his great sense of humor that always brightens my day, Deisy who never lets me pass by without a friendly hello, Shihab at valet who always goes above and beyond, and Matt who handles everyone’s requests (including mine!) with much needed patience!!The management team and everyone who keeps this building running smoothly really care about making Mosaic feel like a true home, not just a place to live.I must admit, I never went out of my way to meet the community here in the past. However, lately I’ve had the pleasure to meet many neighbors that contribute to this great atmosphere. The sense of community here is unmatched!!After so many years, I can confidently say that Mosaic has special place in my heart and have nothing to say but great things. The Mosaic residents should ignore the nationality of residents but understand we all live in the same building. If you can’t be courteous or cordial , it’s always safe to respect others privacy. Especially when many residents here are law enforcement, military , health care professionals and community activist. You never know who you are beside or living across from. Or whose help you might need when it’s holiday season and people are preying on residents in the garage unbeknownst to many. Especially when you’re not a native Houstonian and aware you actually live close to a few historic wards where poverty resides. So I mind my business and stay to myself. The best part of living here isn’t the view. It’s concierge’s like MILLION & KATHERINE & SIMON who’s always laid back , professional & THEY stay easy going and regardless of your day THEY speaks to everybody the same and has made my 5 years here much better than before. I lived here in 2009 -11 but this time is amazing with staff like Matt and his receptionist. THANK YOU ALL

Rise is the best disappointment ever. I bought a condo at Rivertree in Lake Jackson. This community looks worse than living in forth ward!! I want even invite anyone to visit because Im so embarrassed. I pay 347.00 a month to live here. Lastest problem no mowing has been done in two weeks.This project was torn up during Beryl and these poor people are still cant live in their homes. They still have no roof!!! Kick Rise to the curb!!!!!!Yes it was in July its now January of 2025 and they are still out of their property because of Rise horrible management. All the owners had to pay 1500.00 HOA because rise cant manage money. As owners we pay over 400,000 a year and this place is a DUMP!!!!Charlyne Jones is the worst person Ive ever ran across!! FIre Rise!!! I pay 396.00 a month for this dump. Crajmcjed slab that Ive reported since January of 2024 still not been addressed. Also broken board on front of my condo which report since January,2034 still not addressed. Water comes through in my condo!! Isnt Rise Wonderful.!!!!!! Fire them!!!!

Great experience for my first five months in this community, from the pre-move in Communications from Leigh to the move in day support from the front desk staff. The common areas are very clean, and the regular updates from Leigh are clear and informative. I wish the updates requiring shutdown of the pool had been scheduled for a less stormy time of year, as not having a pool this summer due to delays is a little disappointing. Other than that, no complaints and very well-managed community!

Have lived at The Mosaic since 2020 and we absolutely love it. Management and staff continue to show up and go above and beyond. Especially when the hurricane rolled in and we lost power/water. They had an amazing response and showed incredible dedication to the building and its tenants. Cant imagine a better place to live in the med center.

I’ve lived here two years and no complaints! The front desk is always helpful and super quick. Parking is super safe and building amenities get cleaned daily it’s amazing! The building is overall very clean and quiet, the whole thing is concrete so noise doesn’t travel through walls. With the golf course and museums across the street location can’t get any better!!

The staff are all very attentive and courteous to the residents in everything that was needed to help the stay here more comfortable. This review is in regards to Laurel Park and the association Manager.I am utterly disappointed with the process and execution of renting a clubhouse for the Laurel Park community. Due to the transition from FirstService Residential to RISE, Im assuming there are still some quirks that need to be resolved however it was a very difficult and frustrating process that didnt need to be in the first place.TL;DR Struggled to reserve Laurel Park clubhouse and previous residents left a mess for us to clean resulting in questionable fees. Buyer beware.Communications from RISE were definitely vague at times and we had to reiterate messages several times because of the miscommunication and misunderstanding on their end. My partner had completed the packet needed for renting the clubhouse under HIS name and was forwarded in several emails. I had sent screenshots of my payment under his name (which was also a difficult process and I had asked how to do it but only a four worded email that did not answer my questions and again, had to reiterate). With everything under his name, the association manager had gotten confused and replied to my email saying my reservation was taken already which resulted in even more frustrations. They had written my name under the reservation rather than my partners whose name was in every single document/screenshot that was sent prior (which Im also assuming was not even read or acknowledged because they had asked for it once again).After sending a complaint due to the the unprofessionalism, my partner ended up overtaking the emails because she had personally reached out to him on text and managed to finalized QUICK. However, yet again asking for the same information in the packet that had already been completed and sent a week before all this mess.It doesnt end there though.

Leigh Allen, our on-site General Manager works really hard to make the RISE Condominium’s a good place to live She is easy to work with and has been instrumental in overseeing building projects. Leigh is responsive to emails and responses to Building Link requests. She also sends out emails on a regular basis to keep all owners aware and informed of projects being done in the building. I appreciate that Leigh gives us dates and timelines of projects that may impact our units. While no management company is perfect, Rise Management has helped RISE navigate several complex projects and has help saved the RISE money when seeking out vendors. Rise Management has been professional and runs the board meetings efficiently.

SECOND PART OF REVIEW:Upon arrival, the clubhouse was absolutely FILTHY and DISGUSTING. We were even more frustrated because it was assumed that there would be janitorial services between parties or somebody that would at least check before each party. That was not the case.The clients before us had left a mess - residual food that included pink frosting, cookies, and cake that had been embedded on the tile floor. Leftover decorations, broken beer bottles outside, and trashbags were filled to the brim outside. Leftover drinks in the fridge. The bathrooms were atrocious -soda cans, overfilling trash bags, and toilet paper all over the floor. A mop was broken, table was broken, and there was broken shards in the kitchen floor.We had to clean up after somebody elses mess in a matter of time because of our reservation in a few hours. That setback setup time for us. I am so UPSET and embarrassed for Laurel Park and the management.We had collectively swept, mopped, and cleaned the place before AND left it cleaner than we had previously entered. Luckily there were several members in my party that had helped us before and after the party.We had expressed this to the association manager and they had said, the board is considering janitorial bids which may include emergency after rental cleanings as needed. THE BOARD NEEDS JANITORIAL. This is absolutely unacceptable and I am appalled at the conditions. I question at what service I am paying for to rent the clubhouse. For a nice neighborhood like Laurel Park, you would think they upkeep their recreations. In addition we had also paid extra for alcohol fee and the off duty officer DID NOT ever show up.I have assisted in many rentals for parties and this byfar was the worse experience from beginning to end. I suggest having a walkthrough procedure and a checklist implemented between each resident who rents out the clubhouse so that residents are responsible for their cleanliness. With the walkthrough, a resident does a walkthrough before they get the key and after cleaning, you need another walkthrough in regards to the checklist. The checklist needs to include the BATHROOMS and the FLOOR which seems to be the most neglected areas and are often overlooked, which was definitely the case here. If there is damage, the association should make repairs, hold a hearing, and apply a maintenance assessment to the owners account responsible.I do not recommend RISE at all. With the fees you pay, you will question what you pay for. If Im paying $175 I should not be cleaning up another residents mess from a previous party who did not comply with the rules. Its an absolute scam.

This management company has been positively awful. They havent learned anything about our property since taking over. Their property managers do not come out and walk the property as promised in their contact. They seem to have a lot of staff turn over. It is hard to even get to know the person taking care of our community becuase they only last about 3 months. They have been awful with managing our insurance claim. They charge for every little thing. Their customer service has been poor. I would be cautious before using them.

They are extremely attentive to the needs of the residents of the Kirby Lofts, finding timely and appropriate solutions to problems they are presented with. They are infinitely patient and willing to answer every question no matter how insignificant it may seem. Amy and Tomas are also totally dedicated to caring for the building and vigilant to detect any maintenance emergencies, addressing them promptly as they arise. As a seven year Kirby Loft owner and resident, I say they are the best.

As others have mentioned in the most recent reviews, Rise lacks transparency and exhibits poor communication practices. When they do respond to an email, no matter how simple the question, the response is as vague as possible. I question why a company that manages HOAs would fear transparency and communication.Our community was just met with a sudden assessment that ranges from $800 - $900+ a month IN ADDITION to current HOA dues, which have increased twice within the past year. Many in our community received zero communication regarding this assessment. The documents are still not available in the app, and the first fee is due in July.Rise has claimed that proper communication was provided and documents available in their portal. Both are flat out lies. A large portion of our community have received zero communication about our most recent assessment.In addition, when their representative did respond to concerns from the community, she finished the email by reminding the community of the threat of litigation. This same response including an amazingly, and throughout, condescending theme.Rise appears to take pride in doing nothing productive for the communities they manage. I hope anyone reading reviews are able to avoid giving this company any of their time and money.*Edit: Note the response which claims this was communicated to the community and that documents are available in the portal. None of that is true and I’d love evidence that supports such claims.

I moved onto the Mosaic property 2 years ago and really enjoy living here. The facility, amenities and services provided are better than what I expected. All the common areas (lobby, study/office areas, gym, pool, movie room, dog parks- entire grounds basically) are clean and well maintained. The shuttle service (Tech is always punctual and friendly) to the med center is perfect for all healthcare workers (offsets the premium prices for on-site parking in the med center). The 24/7 concierge are always friendly and helpful. Matt, Deisy, and his team are the reason why everything is running smoothly and why I recommend others to consider moving onto the property.

I will say that the Mosaic building is the great place to live. Of course thats my opinion and this is coming from a first-time homeowner which is a big investment.! Starting with the concierge. The concierge is great their attitude is superb and goes beyond what is expected of them. And that is a great way to represent the building as you walk in. And then there is the manager of the building and the assistant manager I will say that they are superb as well. They answer questions that I may have. They always have a smile on their face no matter what kind of day they have had. And they have patience. And then there are your maintenance people such as David and Daniel. Now those two gentlemen are wonderful. They make sure that the building is mechanically running good. They may be under a lot of pressure a lot of stress because of things that may be going on in the building mechanically but they take those jobs and situations in stride. And then they are your ground keepers they are superb as well they make sure theres no trash alone and around the building they make sure to clean up or wash out sidewalks to make them presentable.So overall, I will give this team as in the concierge management office the maintenance guys and the groundskeeps and A+ A+ A+. Last but not least everyone is friendly and make this building shine.

I am extremely disappointed with the handling of my recent HOA bill. Without any prior notice or opportunity to pay, I received a bill for a new roof cost that was immediately sent to a collections law firm. This has resulted in an additional $5,000 charge, which is completely unjust and unreasonable. The HOA’s lack of communication and transparency in this process is unacceptable. Homeowners deserve better treatment and respect. I strongly advise others to be wary of this HOAs practices.I pay almost $450/month to this HOA that’s over 5k a year let that sink in and in return they have an app that is what seems like from the 90’s can’t even do a ach payment without getting charged a fee so $450 plus a fee and that’s if the app feels like working that day. When you call no one seems to be able to help , got a law firm involved which has even worse customer service .All I want to do is pay my bill and live peacefully but I can’t they won’t me .

I have lived at the Mosaic for over a year. I had a rocky first couple of months because the transition was terrible. I got no guidance from the building as to what I needed to do to until I had to ask for it (mail key, access to HOA accounts, parking tags). Valet is no longer 24/7 despite our HOA fees going up. Valet now takes 2-3 times longer in the mornings to bring out cars. One day they lost my key for 30 minutes. Needless to say, I have limited my use of valet.So far, living at the Mosaic is okay. It’s comfortable and has a great location. The concierges are all friendly and great. My only real complaint is that my dog was attacked by another dog and the association did nothing about it. The general manager finally stepped in as liaison to assist after weeks of being ghosted. At this point, Ellyana had previously advised me that they had video footage of the incident but were refusing to give me a copy so I wrote to the general manager to ask him to preserve the evidence. Only after my attorney sent a written demand for preservation of evidence, I was then told there were no camera footage of the attack, despite previously being told there was, that I would not get a copy, and that it would be preserved. When I pointed out the camera that was in the vicinity, the manager said he was unaware there was one there so we walked together to confirm. Once there, I was told it was not working. So the overall message was “there is nothing we are willing to do to help you other than serve as liaison so you can get reimbursed but not by us.” Sure.If they can send out notices for Halloween decorations, they should also be able to do their jobs by looking at all the balconies that have been in violation for over six months. They should also know where their cameras are located and have working cameras at all times for the safety of the employees/residents and not just the protection against liability when it’s convenient.Clearly they didn’t leave a good taste in my mouth. Despite this, it’s a decent place to live.

This is a review of Tomas Moreno from Kirby Lofts. I moved into Kirby Lofts about 8 years ago to help out my grandfather. It was an OK place to live then. One of the good things about it, was Tomas. Rise Management took over Kirby Lofts about a year ago, and one of the best things they did, with the encouragement of our Board, was acquire Tomas from the old company. He is very friendly, conscientious, always willing to help, and he is a very hard worker. He is always doing something to improve or clean Kirby Lofts. He has helped my grandfather, as well as other residents, and always with a smile. He and Amy work well together, and Kirby Lofts is now a well-oiled machine. Lots of improvements have been made, and it is a great place to live now. Thanks Tomas for always being there, and for a job well done!

I was dreading writing this review because I am usually not this person but it has to be said. I am a unit owner at The Lofts On Post Oak in uptown and this management company is the worst. I will go ahead and take this over to the lofts reviews as well so people are aware. This company makes the worst decisions for the building. Approves remodeling projects that there are no funds for and throws the costs on the Unit owners to deal with because they can. Living in these lofts is a fake sense of luxury and convivence. You get no actual right as a homeowner with this management company. You have to waitlist to lease out your unit and basically anything else that you may want to do to your home. There really isnt anything easy or luxury about dealing with this type of management. It isnt fair for homeowners to have such little authorization to do what they desire with THEIR place. I feel that the management is the worst thing tied to living at The Lofts on Post Oak. If it were managed better and they had better, reasonable and practical board directors on the Board, it wouldnt be what it is. If you absolutely want to move in or buy a place with them as your HOA/Management, then think it twice because there is a unreasonable amount of limitations to what you can and cant do. They are polite and try to provide great customer service, but thats about the only good thing they can do in that building and as a management company.

The concierge staff is excellent and the maintenance team is very efficient, always busy taking care of our A/C and plumbing issues and the cleaning ladies.. the best!All and all, Rise Management has been a great, reliable and professional support team to our HOA, the building and the residents.

Recently a young lady from Rise asked me to rate the homeowner experience. I just want to say that ever since Rise took over management for my condominium. I have been pleased with Rise. In my opinion their response time could use improvement, but if that’s the only complaint I have then I really don’t have a complaint. Crystal has provided EXCEPTIONAL customer service. I appreciate her concern and compassion she expressed towards me in resolving my account issues. I am very pleased with Rise and their entire team and I look forward to the future.

They have absolutely ZERO loyalty to the home owners! Half of our condominiums have a shared A/C and heating system called the Chill tower which is extremely old and requires constant weekly maintenance and coolant injections,especially in our current extreme and dangerous heat warnings, they have been negligent in that job and seem to only be in it for the money.

They installed more security measures almost immediately, they’ve kept the property beautiful and made it so my friends are jealous of where I live. Linda recently responded to an incident I had and she was wonderful. She answered within hours and had someone out to address it. Rises staffs are very easy to work with, they are responsive with my inquiry emails, and the phone call does reach a real person (no stupid AI machine) you could talk with. I have spoken with a woman at Rise management a few times about a serious issue with pests occurring in our building, and she has always been short and rude on the phone. She cuts me off when I speak, and offers no empathy for the fact that we have rats in our units.The management has scheduled for a pest control team to come out and inspect the building quickly after bringing up the issue, so that is great. I just wish the quality of customer service with the Rise employees was better.

As first time loft style living residents my husband and I had no idea how to navigate all the intricacies of adjusting to urban living. Matthew Maier, the property manager of our building, Kirby Lofts, made our transition from suburbia to downtown seamless. We have now lived at Kirby Lofts almost a year and he continues to be an invaluable asset to us and our community. He is knowledgeable, unwaveringly polite and a consummate professional. Matthew organizes and conducts quarterly and annual meetings to keep the community well apprised of relevant information and provide a format to discuss community concerns. The ongoing improvements to the property are endless- think brighter lighting, key (fob) less entry, hallway renovation. Did I mention that he even has doggy bones to greet our four-legged friends??

My wife and I have lived here at Sage 3525 for 10 years now. She is an engineer and I am a Doctor who both run several companys and understand business. With our new manager Jennifer, it is a breath of fresh air to see someone who actually cares about this building and its residents like she does, not just in her words but in her actions. Our place with its large trees overshadow the property like no other. With great management like we have now, our place is like being at a resort when sitting out by the pool. Its just really nice to know that our voices are heard here at our place we call home.

I wish I could give 0 stars. We are currently on day 4 with no hot water. A crew turned it off the Friday before the holidays with no communication to anyone about this matter, which they are responsible for. Their phone lines are also not working, so no way to report anything. Tried calling today, message still on saying calling outside business hours, which are Mon - F. Christmas is over and we are back to work w no way to clean dishes or laundry, or bathe. Just disgusting. If you are responsible for managing a property, this is not the way it is done.

Im happy to write this review and tell any readers that whether the subject property was Cambridge Glenn Condominiums in the Med Center or The Rise in Midtown, my experience with this company has always been very pleasant, professional and positive.Today I am compelled to write a review for a gentleman by the name of Paul Valdez who manages Cambridge Glenn. My father tasked me with the job of selling his condominium in the Med Center and I wrote no less than 36 emails and made numerous phone calls to Mr. Valdez. He arranged a meeting between myself and a contractor (Jericho Foundation, another excellent company) to ensure my concerns were being addressed. Needless to say, every email was responded to adequately, as well as promptly.This experience could have been awful for me with a different company, thats a fact, and today that condominium is sold and it was largely due to his help and I sincerely appreciate it.

I’ve been a resident at the 3525 Sage Condominiums for the past 2 years and we’ve had our up’s and down’s here, but ever since Jennifer has taken charge as General Manager, it has completely turned things around here! Our amenities our receiving improvements consistently as well as infrastructure and her training of the staff hasn’t gone unnoticed either. With all of that being said, I’m leaving this review because I’m always pleasantly surprised at what Jennifer has planned and this past Friday, she scheduled a happy hour for residents to enjoy themselves on their patios with a live DJ playing on the roof the parking garage which was a breath of life into not only just my neighbors at the condo, but the 2 surrounding buildings’ residents as well. Not to mention, all of this was accomplished while still maintaining social distancing for the safety of everyone!Thank you Jennifer for all that you do!

After 4 months with 115 emails, 5 phone calls about this one bill payment of HOA fee, RISE AMG still cannot get it right.The company conveniently claimed they did not receive both checks sent by my bank and by my property manager. Demanded that I send proof from the bank and that I pay late fees, administrative fees, convenient fees -- all of which were due to the companys irresponsibility and broken system!Late fee was paid even though we did not pay late. The precess of getting refund takes forever. When asked, a RISE AMG manager mentioned she cannot control USPS! No, the refund check has not been sent, but finger-pointing on USPS is already done (again.)Highly recommend against using the company.

Ive been living here for almost four years and its so great to be living in a place that i have so little to worry about, and believe me i appreciate it. back in Denver, a condo like this would cost in the $1-million range, so you cant top the value, and the amenities, pool, fitness center etc. are like a luxury hotel (i often joke that i feel like i live in the Grand Hotel)a lot of that is because of the fantastic staff we have here. Jennifer, Daniel, Josh, Melvina, (and I know that all of the other names escape my memory at this point) are all first rate, they care for this building and those living here as if we were their own family.you could not find a better place or a more well run building

UPDATE: since my initial review 1 year ago, the situation continues to be awful.RISE now cannot keep anyone employed for very long, so there is a constant carousel of new characters rotated in.If someone at RISE does not like having to think or respond - because, you know, its work and maybe they just find it hard? - they simply stop responding.Ive been asking for nearly 1 year for a justification for the continuous increase in HOA dues. They cannot explain it. They literally tell me they do not know. Thats INSANE to charge people more while providing no justification or any additional benefits/services.Oh and Elise, who responded below? She left within 6 months of starting. She was brought on to turn around there terrible customer service experience, and she got nowhere.RISE is so awful and so incompetent, I have no doubt that they MUST HAVE PAID for any mildly positive reviews. I think they must be a shell company for something else. I dont know how they can legally continue to operate, when all they do is create chaos and havoc, and then charge people late fees, when people refuse to pay for their own chaos. Their business model is the definition of insanity, and its sad that HOAs continue to employ them. When its simply throwing money down the toilet.---initial review:----RISE is completely incompetent. The HOA at the townhome I own decided to switch from KRJ (which was terrible) to RISE this year. Its been awful for me.RISE is dishonest. They do not communicate proactively or in a timely manner. They fail to respond to your inquiries, and then they have no problem sending you threatening letters if you refuse to pay for whatever repairs (that are not your contractual responsibility) or unexplained fees they demand.Of course, they wont let you speak with their lawyer to clear things up (because they are afraid youll make too much sense).This is an organization that thrives on chaos. Our HOA Board is pleased with their communications, which makes sense: the board holds purse strings, so, RISE will be proactive with them and treat homeowners -- who ultimately pay for everything, but dont have immediate/near-term authority -- terribly.

On 9/28 my kitchen ceiling fell in due to water leaking from upstairs. The on call management was able to send a plumber and said he would be back out Monday to see if the leak has stopped. The plumber never showed but the leak had stopped. Wednesday I spoke to Candice who is the assigned manager to my property and she was completely unaware of any situation with my home but said that she would speak with the on call management from the weekend and get back to me with the plumbers finding that day. Well Thursday rolls by and no word from Candice so Friday morning I call and Candice has no information for me and now insist that we spoke on Thursday even though my phone records say differently she was completely defiant and rude, insisting that we only spoke the day before and that now she didn’t say what she said about getting back to me with the information. Now she said she told me the plumber would call me. Well obviously Candice is not being truthful. I call back and ask for someone else to speak to and I get Linda. Now Linda says I’ll take care of it. She calls the plumber then calls me back. She states she has the plumber’s report and will forward it to me in an email by the end of the day Friday. I call at the end of the day and the secretary passes along a message from Linda that she is crafting the email and I’ll have it shortly. The weekend goes by and no email. Now around noon on Monday and I get Lina on the phone. I have to remind her who I am and why I’m calling. Now she says she was waiting on the invoice to come from the plumber before she can send be the plumber’s findings and that she has that now and the email will be there by the end of the day Monday. Well Tuesday goes by and I give her a call Wednesday. Well she is on the other line so I say I’ll hold to which the secretary replied I cannot hold on their switchboard. I requested to speak to someone higher up and who do I get? Candice, who also acts completely unaware of who I am or what my property damage situation is until I remind her. She calls me a liar when I remind here of what happened the last time we spoke. Then she proceeds to tell me she is unaware of anything Linda is doing. At this point she offers to conference with the HOA board president but at this point I have no faith in her or Linda.

I am absolutely disgusted with the lack of humanity this association has shown. They wouldn’t even discount me a measly $5 late fee which was THEIR FAULT, even after they charged me thousands upon thousands of dollars which I paid as soon as I found out about. I have emailed Lynette multiple times and she simply doesn’t care and doesn’t bother to respond. I’m so disappointed in how stingy and miserly this company is over a mistake that they made and refused to correct. It is not about the $5 , it’s about the principle of knowing when you’re wrong and showing humility. These people just want to be right. Doesn’t matter if it’s to the detriment of the home owners. I wouldn’t wish this company on my worst enemy.
