SOMMERALL STATION NIGHTMARE PART 2:So I originally put up a post stating that my previous apartment unit was full of cockroaches! They were in my sons bathroom, his closet, crawling out of the sink, across the kitchen counters, it absolutely horrifying! I was too scared to sleep in my room and my son was also afraid to sleep in his room so I purchased an air mattress and we slept in the living room. I put up a post about this and I received a call from the manager and he came and inspected the apartment and made some repairs and I removed the review in good faith because the manager came to the apartment as he stated and he seemed to be intentional on making the situation amenable. I was not planning on renewing my lease but I was given the option to move to another unit and I jumped at the idea. Everything was good I came through twice and did a full walkthrough of the apartment and it looked clean and everything appeared to be in order. I had to get assistance to move and was rushing but I was in good spirits and so was my son. We finally got into the new unit and it seemed like as soon as we walked in I began to see the ROACHES! They came out the ceiling, in the refrigerator, the freezer, in the bathroom, the office...it was TRAUMATIC. My son and I were at the point where we couldnt sleep in our rooms and we were afraid to go in any room in the apartment. I informed management and they came and did an impromptu inspection which shouldve been done before we got there! The dryer doesnt work, the toilet runs, it smells horrible and I am just distraught by the fact that I trusted these people again when I knew better. They did a good job responding and trying to make things right but unfortunately it is just too much to bear at this point. And then to top it off I was given the cold shoulder at the office today like I did something wrong. I tried to handle this amicably but I guess we have to move different because my son and I deserve better after everything we have been through with this complex! Now they want to shut me up by sending emails about what theyre doing to rectify the problem when they shouldve done this BEFORE we moved in!

Update 10/8The manager wasnt in constant communication until I said I was contacting Corporate. Also, Pharoah ants arent always attracted to the baits. Just because there are no ants trapped in the baits doesnt negate. There are ants. The ants crawled out of the carpet, and laundry didnt find their way to the bait. Nor the ones in my cabinet, they literally smell the bait and turn away. I appreciate your response, but please lets not act like I havent been reporting ants start 10/2023. They keep coming back because theyre in the walls. I dont appreciate you saying the maintenance man or Envirosmart didnt see ants in a bait trap as if Im creating a false narrative. I live in the unit and see ant activity. The response was very dismissiveOriginal messageI reside at Brodie at Cinco Ranch and was enjoying my stay until I started having a Pharoah Ant infestation AGAIN (year 2 of them returning and taking over). I feel like my concerns werent taken seriously, I even saw the notes that the Pest control were leaving as if its just a few ants. As of late, they just checked the bait traps and said Oh I dont see ants youre fine...no regard. No ants in a bait arent indicative of an ant infestation being resolved if theyre in the walls. I didnt feel like the property manager was doing a good job at resolving the issues/communicating back to my emails so I reached out to Corporate. I was advised to leave an email for Diana/Diane (the corporate manager Im assuming) 2 weeks and still no return call. I then called back and was sent to the lady over her to leave a voicemail, she also never returned my call. I even sent a contact inquiry via the website, no response. As a business owner myself, resolving problems with tenants is important, at the bare minimum at least acknowledgement when someone reaches out. I feel like its a lack of respect to disregard someones issues in their home where it should be a place of peace and refuge. I am regretting renewing my lease, especially since I now realize the lack of concern I felt at the community office level is obviously the culture of the company as a collective. I am not looking forward to the next months of my stay and trying to navigate my space with ants in the walls of the building. I have never lived in a property with ants popping up daily, its nerve wrecking.I do want to say Thank you to the two leasing agents in the front office, they have been very kind and sympathetic to the ants issues I am having. I truly appreciate Marquese as well, he resolves issues and does a follow up.

For the first time here I now have rats. I have large holes where the outlets from the sinks and a larger one where the wires come in for the stove. This is the 2 nd one I have found. This one was dead. Address the complex and as far as I know got no rats bait put down. Was suppose to put one under the stove but got no email saying this had been done. So guess it has not been addressed. Time for my 30 day notice. I do not and will not live in a rat infested house.

Let me be very clear. Do not move here. Do not sign a contract with this Ashford complex. Read the reviews and believe them. For your best interest, move elsewhere. Heres why:1. They will deceive you with your monthly expenses. I pay approximately 1200$ (rent and utilities) a month and suddenly, my rent is now $ 1600 on the same contract. It is full of hidden fees and it is illegal. I can not express it enough----the hidden fees are OUTRAGEOUS----. If you seek clarification, one of two things will happen:1A. Management will tell you read your contract despite horrid communication and honesty; then, they will not try to help you.1B. Management will ignore your emails and phone calls about seeking such clarification.2. Certain members of management will ghost you on time sensitive matters and shift blame around on other members of management. This way, you never get a clear answer or understanding and are forced into avoiding late fees.3. When I moved in, it was a nightmare. My unit is full of blemishes they chose not to fix prior to my arrival. My appliances did not function; about half of them. Also, they sent me someone elses lease agreement with all their information, and I had to correct them on their mistakes and attempting to overcharge me.4. When I tried to apply, it was a disaster. They dont understand what contracting or invoices are.Please, move on with your residential search. This isnt the place. Do not trust thier damage control responses. None of us gain anything from these reviews. If you take anything from this review, understand they will hide MANY fees from you and attempt to make you believe its your fault.Best of luck on your search, my friends.

I have lived at Echelon on 99 for 5 years and the community has seriously gone downhill in that time. Multiple vehicles have their tires stolen and are broken into constantly and the police are at the property on a weekly basis. Maintenance request regularly take 2 weeks at least to be addressed. The trash service we pay for only picks up the trash about half of the time and the dumpsters are constantly overflowing and create a health hazard. The office staff does not care or address any of these issues s but has no problem adding charges to rent (that has steadily increased) since I moved in. I will be moving as soon as this lease is up and I would strongly advise anyone thinking about moving here to look elsewhere. It is unsafe and very poorly maintained and managed.Reply to response from management, the police presence is not a courtesy officer patrolling, in fact in the almost 6 years I have lived here I have never once seen anyone patrolling the property. The police units that are here weekly ( and sometimes daily) are responding to crimes reported. When I contacted the office regarding the issues with cars being broken into and stolen I was told that if I was that worried about it I could rent a garage for $150 a month. When the office has been contacted about maintenance requests taking weeks I’ve been told they are short staffed and will get to it when they can.

I am a current resident at Arc at The Grid in Stafford. The winds from Hurricane Beryl apparently cause roof damage to my apartment building. Since the hurricane nearly 3 weeks ago, it has rained in the Houston area nearly every day. And every time it rains, there has been water dripping into my bedroom.I first put in a maintenance request on the day of the hurricane 7/08 and it is now 7/29 and nothing has been sufficiently repaired.Since the 8th, I have called, emailed, and submitted several additional service requests and so far their solution has been to provided me with a dirty pail to place in the middle of my bedroom in which to collect the dripping water.As you can see my bed has been wedged in a corner of the room to avoid further water dripping on me while I am asleep.At this point there is a strong musty odor in my bedroom to where has become unbearable and I now have to sleep in my living room with the bedroom door closed. I have also been advised by the Arc Management to keep my AC running all day to avoid the possibility of mold growth. I generally do not run my A/C during the day in order to avoid high electric bills.I have been a resident of the Arc for 3 years. However, I feel it is time to find a home where management care enough to not neglect their responsibilities.

Don’t live at any apartment complexes that are managed by this company, I lived at rise spring cypress and it is disgusting. It’s so gross that I’ve gotten sick living at one of THEIR properties more than I’ve ever gotten sick in my life. Bad colds and sever upper respiratory infections. They have a severe MOLD PROBLEM at the property I lived at. Now that I’ve moved they are charging me with cleaning fees even though I had to vacate earlier then I had planned, due to the amount of MOLD I was finding while I was packing my things to move. But I was still expected to go back and clean the apartment that was infected with MOLD and had been causing me medical problems for the last year. The apartment was left in good condition with very light cleaning required. But now I owe them hundreds of dollars even though they jeopardized my health with their negligence!!! Added pictures of what our ac vents looked like and the tops of our kitchen cabinets for proof and this wasn’t even half of it. It was literally everywhere!!I was not aware of the problem as well till the week of my move. I thought it was strange that my ac vent kept getting so dirty but other then that I am a very busy person and am not going around inspecting things all the time. I first noticed how bad it was the week of my move. I informed the front office and they said they would send someone to come and look. That never happened. Nobody cared. Nobody reached back out. I contacted the former resident line to let them know about my concerns because I was given a $200 cleaning fee which I feel I should not have to clean. I had full intention of deep cleaning but did not feel the apartment was safe to be in to deep clean. If you are really sorry about my experience you should wave my cleaning fees for the apartment. Seeing as though I feel the problem started due to negligence of maintaining not fixing my av probably.

I need contact information to discuss issues at The Retreat at Stafford. I tried leavings messages and calling the office to reach someone since Monday and no one has returned my urgent call. I filed a BBB complaint. I lived on the property for year and has seen management change. they still are not doing a good job at communicating with residents. Thank you. Please let me know who is the regional manager over the property bc the leasing office manager had not responded to my calls. So I need to speak with his boss.

Attention REALTORS:We strongly advise against placing your clients at any RPM Living property. Unfortunately, the concerns about non-payment are valid based on our experience. A team member of Supreme Royalty Real Estate Group placed a client at The Heights at 2121 in July 2024, and as of now, we still have not received the promised commission.Despite numerous documented emails, follow-ups, and repeated invoice submissions, we have received no resolution from the Property Manager, Maricella Nolasco, or the management company. Attempts to communicate and resolve the matter have been met with silence or evasion.A colleague left a negative review last month, and shortly after, we received a message acknowledging our issue. However, after checking the mail and following up via email, we still have not received payment or any further communication. Additionally, we have not been given any explanation for why our invoice was previously canceled by Maricella.As professionals in the real estate industry, our goal is to help people find a place to live, but we also expect to be compensated for our work when a property offers commission. At this point, we are simply requesting closure on this matter by receiving the payment owed, preferably with a tracking number to confirm receipt.

RENTERS AVOID!RPM living is a company who I will never rent from again. After being forced under contract with the company because the previous owner Greystar (who I’d rent with again) sold the place has done nothing but go down hill. To start with RPM Living is trying to penalize me almost a total of $9,000 because I was able to purchase a home 3 months prior to my lease ending. (Former manger was willing to work with us if we bought house). So unless you have a boat load of money just to throw away avoid this place. On top of that, The elevators break every couple of weeks for multiple days along with the gates, carpets stain, the piss aroma that hits you when you walk out the door in the morning, the multiple bug infestations we’ve had, and don’t get me started on the pathetic excuse of a dog park. Every few months we go through a string of robberies from the whole vehicle to the tailgates and taillights, when asked about the security footage they claimed they couldn’t access the cameras. I would be willing to go out on a limb to say most of the reviews aren’t actually residents because since current management has taken over I haven’t talked to anyone here who just love it.

Moved in March 2023 placed 36 maintenance requests some get done others takes a very long time There are cars that haven’t moved since I’ve been here and they are taking the good parking spaces. The property manager will lie to me that they are going to fix something in the apt she lied not once but 3xs to me. They don’t clean the pet waste out from the buckets it’s so bad. The entry to the apt is dirty and thrash is all over the place. And if you are reading these reviews notice how the response are usually the same I just laugh!

Terrible customer care! The attendant on my call today just hung up the phone in my face. This has been a recurring issue since November of last year. When I call to resolve my issue with the fourth check that isn’t depositing, she keeps saying that all she can do is request another check. I keep facing the same problem over and over.

I had a terrible experience at The Retreat at Stafford. The communication from management is abysmal. Community Manager is Anthony Lewis or AJ. Whenever Ive had questions or issues, it feels like Im shouting into a void. Emails go unanswered for days, and phone calls are never returned. Pending work order for over a week on a daily/weekly used appliance is absurd. Its incredibly frustrating to feel ignored as a tenant. The leasing consultant Khalil is incompetent at his job. I expected better service for the price Im paying, and I would strongly advise potential renters to think twice before signing a lease here.

I am a resident at City Crossing, and the lack of disregard and responsibility the company is atrocious. I am wheelchair bound, and Ive fallen of the ramp that they had to replace and no one cared. I still have the ramp after blasting them on ABC 13.This weekend someone parked in front of the walkway to my door, and I had to call the police to help me get over a curb.If I were able to give ZERO stars, I definitely would.Not to mention the water damage that hasnt been addressed properly as well.

Don’t stay at ANY RPM living residence. Currently my apartment has ONLY Coool water because RPM WANTS TO BE CHEAP! I HAVENT HAD HOT WATER IN 4 weeks!!! Now they are making plumbing companies BID on who is gonna fix the problem so they can get the cheapest price.. HORRIBLE MANAGEMENT COMPANY!!

As a licensed realtor. I have Never dealt with a property management company that has very poor customer service and communication. I referred a tenant to Bellevue at Pecan Grove in Richmond Texas. The tenants moved in January 2024 and yet I haven’t received my earned commission. I spoke with the property manager( Yolanda Dominguez) on numerous occasion with very little help to resolve my payment. She barely responds to emails and screen her phone calls through other leasing agents at tge apartment to avoid answering questions in regards to my payment. This is terrible! REALTORS. Please don’t refer tenants to this apartment because you will have difficulties with getting your commission. Simply terrible! RPM Living is the property management company. No help at all. They confirmed that they have all my information. However, they can’t confirm to when I should expect payment. If there are any other realtors or apartment locators please message me. This has gone on long enough!

Property is poorly maintained. Office staff is never available. Only one maintenance man for the entire property. The garbage looks like this in a regular basis. They don’t fix anything, residents are allowed to do whatever they want. For nine months I told them something was wrong with the dryer but the maintenance man swore it was ok because the coils was red hot. In the pictures you can see the lint build up behind the control panel. Fire hazard! The new company is no better the last. Same staff, same issues, different name. I stayed for the duration of my lease then moved. Horrible experience.

Trash property, trash management company.11/20/2024 UpdateLeft a message for RPM Living last night and requested a call back. Of course, the district manager is too scared to call, so they have the property manager call. Absolutely pathetic.11/19/2024 updateAfter hours phone system has been down for at least a week. Reported it to the office because of repeated excessive noise in the middle of the night. Of course, it was never addressed/fixed. Today, the elevator is down AGAIN, which means we have to use the stairs. Guess what else is down? The fancy new Gatewise system. Now I’m sitting in the stairwell hoping someone comes out so I can get back to my apartment. I know this is shocking, but no one from RPM Living has ever reached out to at least show empathy in regards to the issues at this property. If you move into an RPM Living property, you get what you deserve. These people don’t care about you. They care about your money and nothing else.Midtown One80 is an absolute joke and is a pure reflection of how RPM runs their properties. Reached out via the Contact Us message option on their website twice. No response, just like when trying to contact the property office. Let me guess, the response here will be to contact the property office and give a phone number that thanks me for being a resident and then hangs up. The only way to speak to anyone around here is in person. Man, only if I didnt have to work. How about this? How about the property and RPM reach out to me directly? You have my contact information. Trust me, youd reach me if my rent was late.I know the song and dance, new management. That excuse is old and tired. The only way to turn this property around is to have management actually listen to residents and make the necessary changes this property desperately needs. Do better, RPM. You can look like rock stars, but do nothing and get what you get. For shame.7/24 It’s time for an update since absolutely nothing has changed.Several times per week, I have to call the courtesy officer because of excessive noise coming from the pool or balconies. 11:30p & 3:30a. Twice last night, as a matter of fact. Courtesy officer doesn’t even bother to return calls anymore. Maybe the new courtesy officer is the property manager. Both are useless at this point.Territory management either doesn’t know or doesn’t care how this property is being managed. I’d be embarrassed if I represented the property. The territory manager hides behind the incompetent property manager and doesn’t have the courage to contact me directly. I’m sure he/she doesn’t have the guts to walk the property with a resident.The worst kept secret in Houston might be the access code to enter a supposed secure building. The building isn’t safe or secure. Don’t worry, rumor has it that a new system is coming. I was told that 4 months ago too. I heard an employee tell a new resident the new system was being installed Friday (that was 3 weeks ago). I laughed quietly to myself when I heard that statement.An abandoned car in the parking garage that’s been there for months. Don’t worry, the property manager will just straight lie and say it’s only been there a few weeks.Spoke to one of the maintenance guys at Midtown One80 today. He asked how I was doing. I told him living here is awful. He put his head down and said “I know”.RPM makes a decision every single day that they will continue to run this property.Make everyone happy - release me from my lease. You’ll be rid of me and I’ll be rid of the worst living experience I’ve ever had. I’ll even remove my reviews.

This is an unethical company that will have no concern for your needs regarding the properties they manage. When you have an issue that needs to be addressed with them, they will simply stop responding to you forcing you to take action outside of their company.

DO NOT RENT FROM THESE PEOPLE. I have been at Midtown on the Rail for almost 4 years - since they took over a year and a half ago the property has gone WAY downhill. Giant roaches everywhere. They do not clean the hallways or any common areas whatsoever. Constant bass noise from neighbors that they REFUSE to address. Windows leaking whenever it rains. No response to emails or phone calls at all except for when the property manager told me she had a file on me for daring to say something about my neighbor blasting bass music constantly to the point where I cannot work and be on calls in my home office. People let their pets take dumps all over the building and no one cleans it up. The people running this place are only concerned with throwing parties once every few months and nothing else. They rent to the most horrible, rude, loud people on earth and it has become impossible to live here. They do not want professional, responsible tenants. They want trash. Cannot wait to leave here when lease is up.

I currently stay at Midtown on the Rail and 0/10 recommend. From the gate malfunction, rude property manager, and worse thing I reported a smell in the garage and noticed a dead animal sticking out of an abandoned car and was told to put in a maintenance request or call the non emergency number. Ive reached out to RPM Living and of course no response.

Villas At Huffmeister :15050 Copper Grove. RPM Living took over about two months ago and they are worse than the previous management company.DO NOT MOVE HERE!!!!!!!!!!! DO NOT MOVE HERE!!!!!!!!!!! DO NOT MOVE HERE!!!!!!!!!!! If you have nice things and want to keep them - move somewhere else.Please note: I was not a disgruntled resident until this happen.I relocated for my job and didn’t have much time to do a lot of research. I did read the Google reviews (I didn’t see any recent ones that were too bad) and I did check out the property activities at different times – but I guess it wasn’t the right times. The management has changed since I have been here, however the issues have NOT. People are still stealing cars, stealing rims and tires – leaving cars on bricks – and maintenance not completing service request orders.I signed my lease in January. Thank goodness I only signed a 6-month lease. When I signed my lease, my apartment wasn’t ready for move in. As of today, there are still some things that were supposed to be done that I had just decided to tolerate. I purchased a new car about two weeks ago. I woke up one morning last week and ALL my rims and tires had been stolen. While I was waiting for the dealership to tow my car in, Villas at Huffmeister had my car towed. No one ever placed a notice/sticker on my car. Cheryl -the manager stated per maintenance my car had been there all week and that they had put a sticker on my car. However, I informed her that none of that was true. She stated she would call the lot where my car was, get it release to the correct towing company with no fees. However, when I arrived at the tow company, I still had to pay fees. I won’t be renewing my lease. After doing more research, this is something that has been going on for several years. Unless they hire night security - because the gate is always broken - this will continue to happen. Several people warned me after I moved it, but it was too late. I am giving you heads up.

I live in the Bennett Baytown and since they’ve been taken over, I have had nothing but issues and an inability to get the smallest maintenance done. I’ve had and documented A/C issues since April and nothing has been done. This complex was previously under two other management companies and they were so much better. If you cannot successfully manage properties, then maybe you’re in the wrong business.

Urban palms managed by rpm is totally disgusting. I moved in on March 1st and you would think the unit is fully ready to move in to and the mailbox key ready. Two out of the three toilets were clogged and overflowing. I put in maintenance request and no one came to my unit for over a week plus. When you call or go to the leasing office they just dismiss you. This is the 18th day now I’ve moved into this property and I have NOT gotten a mailbox key. I’ve changed my address and had medication sent to this my new address and I have been unable to access it because of the so called mailbox key. I can’t go out to get my medication because I am on bed rest so my pharmacy ship them to me instead. 18 days now I haven’t been able to get access to my own mailbox that I pay over 1400 for in rent.

I wonder what RPM Living is in charge of. Who will deal with the violation of rights, satisfaction, proper functioning, management, etc., what must a company have to function? standard service? The responsiveness? I havent received any of that. I have called more than 5 times and they transfer the call and it is impossible to establish communication to get answers. In addition to an entire family with 2 small children being left homeless, we have not received our money after more than 20 days of Whispering Winds notifying us that they would not rent the property to us having previously signed a contract. which means that they breached the contract apart from all the arbitrariness that has occurred, including not returning the money to me on time and wasting our time, excuse the redundancy, going to the office of said complex that does not resolve anything. Thanks for nothing!

I am a resident in this apartment complex the park at Pisa over four years I have never complained as I will complain of this time you guys are unprofessional management and you guys do not know exactly what is going on and what are you doing unfortunately therefore just to know that the pizza is the worst place to live in and the management is unprofessional. They have no idea what client that they need to be a deal with a professional matter. They have no idea what client they need to attack and request them to vacate so if you need to record to be taken them to court this is one of the places that I should be taking them to court

Horrible, horrible management company. I raised the fact that multiple treadmills were and have not been functioning at my apartment (Woodway Square) last year to prospective residences and two of your employees showed up with a warning letter against my lease for doing nothing more than speak the truth to people who were owed it. despicable!when brought up to the apartment manager, nothing was done about it. so either your company encourages its employees to use intimidation tactics against residences to try to make them shut up about clear deficiencies or you hire people who know to use such methods.either way, the end result is this: due to the contemptuous actions of your employees behavior, instead of just four people knowing the story about how the treadmills arent/werent working, now its well over a thousand because of google reviews.to any apartment property owner thinking about hiring RPM, ask yourself if it is worth hiring a company that uses these tactics (written, therefore provable) that makes for terrible reputation which may lead to a higher vacancy rate?

Verano ApartmentsHouston Texas, 77082Update 04/12/2 -Ongoing issues continue. No improvement.Once again there is no hot water on Saturday, 4/13/24. I never received a phone call or any follow up from RPM directily about my “feedback” as they said they would in their response to my initial review. (See their scripted response below)I suspect that because I’ve been vocal to both the leasing office and RPM directly, as well as leaving a negative review about the many ongoing issues that I have been experiencing over the last year, that I am now receiving a retaliatory response. It is beyond inconvenient for there to be so many instances of no hot water with no recompense to its affected tenants.Regretfully, I just renewed my lease for a year, my rent has gone up and the overall quality of this entire apartment complex has gone significantly down in the last 6-8 months, especially since the Indio to RPM Living transition.I realize that the management company has changed from Indio to RPM, but as a tenant that should not have an impact on me as much as it has. I have lived here since April of 2023 and have had a less than favorable experience with the various management teams and companies in that time. Regardless who has run this apartment complex the tenants have been continuously and increasingly inconvenienced.Monthly water issues, garbage dumpsters over flowing on a weekly basis, garbage strewn about the property and parking lots every day, obnoxious noise levels after 10 PM, the security gates not working for months, the additional rent charges (sewer/water/gas) not being added on time (February 2024) and being forced to pay 2 service fees because of an error on your end with lackluster responses from the leasing office about any of it.Tenants are encouraged to email, text or call the office with concerns but the leasing office never respond directly. Instead mass texts and emails with what amounts to little more than empty apologies and excuses are sent sporadically. There is no direct accountability for any of it.Now today, March 8, 2024, my bathroom sink is leaking from the drain or drain pipe making it unusable. I opened a ticket at 7:00 AM and have heard noting at all back from the leasing office or maintenance. Three calls to the leasing office during business hours were completely unanswered. On the fourth call it was answered by a rude individual that barely acknowledged the issue, asked for my unit number and then said I will let maintenance know and hung up.I pay my rent on time each month and have the records to prove it, yet I am not provided all the services I pay for on a regular basis. RPM - you responded that my concerns were addressed. They were not. We asked for a refund for being forced to eat take out for weeks because of your lack of respect for our living situation. You made us live in filth for weeks. Please actually contact me and respond to the many emails and voicemails me and my partner have left youDo not bother living on any of their properties. I live in Everwood and have lived here for over 2 years. We moved in with a broken dishwasher (flooded our kitchen) and we were told to just never use the garbage disposal. We pay a ridiculous amount of money for luxury amenities that we can’t even use because they refuse to fix them. Our dishwasher stopped functioning at the beginning of December. Maintenance “fixed” it but actually completely broke it and it almost caught on fire. It then filled up with nasty water because our sink drained directly into it. This means it was never installed properly. We lived with dirty water in our sink and dishwasher for 3 weeks. We only go them to come out and fix it because I called the everwood office 5 times in a row one day to get an answer. We called the corporate office to complain about management at this property and have never heard back from them. If they direct your call the Linda, she so conveniently never happens to be in the office. They don’t care if you live in deplorable unhealthy conditions. They just care about taking your money.

Terrible excuse for a property management company. If you rent from them then good luck. There’s an insane amount of bugs in my apartment for the entire time I’ve lived and it’s hard to fully explain how gross it is to become normalized with killing 3+ bugs a day for over a year. They’ll nickel and dime you for outrageous “charges” and not take care of the property. There’s constant management turnover because it’s so poorly run and I hope these employees realize it and save themselves

I was supposed to moved into the park at san marino but they moved me into a unit that IS INFESTED with roaches. Now that i want to break my lease NO ONE will answer my emails or calls. Its so bad I haven’t moved any of my belongings into the apartment. ROACHES on every wall . No answer through email or call. Ive emailed & called every day NOTHING. *to corporate* please don’t just respond to this review pick up the phone and call or email.UPDATED REVIEW: 12-21-23RPM released me from my lease because they knew the apartment was not habitable. However it took me writing this review and contacting other people in order to get a response. Now it has been over 30 days since I’ve moved and I have not received my refund check. The number they have you call NO ONE ANSWERS . I was on hold for 20 minutes before it hung up on me. The email for former resident care is a joke. No one responds and they have a typo in their automatic replies.

I have lived at timber grove station for 4 months now & can tell you that I will not be renewing.A couple weeks after I moved in, there was a lighting storm that knocked out the elevator in the second building…it’s still out after 4 months. I have noticed a lot of older residents & using the stairs takes a toll especially if you live on the top floor. For the amount we pay in rent, a working elevator IS part of the rent & this unacceptable.Additionally, visitors used to be able to park on the street. The city of Houston claimed the street so that is no longer an option unless you want to get towed. There is very limited visitor parking spaces. I brought this attention to the front office to which I was given a rude response of first come first serve & only residents can park behind the gate. There is MORE THAN ENOUGH PARKING FOR RESIDENTS & VISITORS BEHIND THE GATE but I guess they would rather have people towed as they have a tow truck on standby at nights. My mother frequently comes to visits & do not know how to compensate for this going forward.If you are looking for an apartment & they are owned by RPM, run far away. They do not care about their residents.

I’ve tried reaching out multiple times since February 1st and no one has contacted or tried to help with the situation. The Assistant manager of the property was rude and just assumed he was right and was little to help at all. I’ve been getting the run around for about a month. I am a resident at the park at Amalfi, on 01/15/2024 I requested service for my unit due to heater not working, this was the day of the freeze, the maintenance guy came, toke pictures and left, then I called maintenance again and the person in charge stated that they cannot fix my unit because this was not his job and he will not complete some else problem and I had to stay cold all night and all day with 2 children and 2 elderly people on my unit. this is unacceptable but when is rent day, there are no buts about it.

I am a resident in one of there managed property( royal spring apartments). I am staying here since October 2022. My experience is too worst. I got to know that by after 3 months of living here. I am continued here just to avoid lease break fees and house shifting (we don’t have plan to stay long, but due to some reasons we extend 3 more months and staying in the hell until this December)I don’t have option to choose “0” starts other wise I choose that only. Only answer is: Its not under my control that was managed by management. I didn’t see any friendly nature in staff.They don’t even pass the concern to management. For name sake only Gated community, they never worked.Coming to RPM living management do you guys really know how to manage the living and cost efficient. Always see double charges one side you are charging for trash 25$ and on other why we need Valet Trash for 25$. Total per month for trash it is 50$ that is too much. I agree people who can’t go and throw it they need why don’t you put it as optional or otherwise remove other trash charges. We don’t need fetch why can’t Amazon, FedEx and UPS deliver. Why we need to add extra one day or half day delay to my delivery by giving extra money. This sounds foolish.

These people are a scam. First off, the property I lived in was bought by RPM. Never in my life have I dealt with a company like this. They charged me to clean my carpet and replace the carpet for over $1700.00. What? How do you clean and replace a brand new carpet all at once? This is brand new built unit and I was the first person to reside inside for only a year. The unit was left as is. They claimed my blinds needed replacement and a hole on wall needed repair. The hole was created by maintenance. I initiated my contract with previous owners. Thank goodness I have pictures my attorney will gladly sort this. Apartments always try to get away with fraud.

Just like their properties managers, they disregard their tenants concerns and needs. I have complained several times about the property I am currently at managed by RPM having absolutely no security, cars are being broken into every day, my car got all 4 wheels stolen, they surely had plenty of time to do that without anyone noticing, maintenance never shows up, I have a 4 week old request that will probable never be taken care of. I have had to fix many things by myself. Amenities are always closed or in bad shape. And I only have 3 months living here.

What a difference one person can make with your total experience. I had an ongoing issue with one of the RPM properties for two months after my move out. The Houston office manager, Brandy, was super helpful and kind enough to do a little extra work to resolve my issue. I can’t say thank you enough. I recently moved into The Carlton Apartments in Houston, Texas, and currently reside in a two-bedroom, one-bathroom floor plan. While my concern may seem minor, it has been a source of annoyance and suspicion regarding the managements procedures. Specifically, we were provided with only one transmitter remote for the gate, despite two occupants residing in the unit. When I inquired about obtaining an additional remote, I was informed that a fee of $50 would be levied.I find this situation perplexing and frustrating. It appears unreasonable that I should be required to pay $50 for an item that cannot be retained upon moving out. This policy raises questions about the fairness and practicality of such charges.

I have lived in 1879 at the grid since for two plus years now and when we moved in it was top notch I mean it’s the people that makes a home but the front office personnel at that time in the month of May 2021 his name is Oscar, he was a good worker, he made us feel welcomed and answered our questions well Infact it was because of him that we didn’t look any further, after we moved in(my sister and I) few months along the line everything changed they kept changing office staffs every two business days everything just went crazy, the management became very very poor and in 2022 we wanted to move out, it was from one issues to another then we decided that we where going to sign a six months lease. Now here is where the issue starts to get crazy, after we signed and it was get close to when I figured the lease would expire because I was moving into my house in January I wanted to be sure of my last date which i thought was in December and some other questions I had to ask because every month and rent is not the same (it goes up) that is another discussion for another day. So I go up to the leasing office and ask her when was the precise date my lease would up and she said January 8th I told her I was like ooh can’t I just move out on the last day of December and she went ahead and told me No and explained why it was on the 8th I said okay and asked my other questions and left.she even tired her computer to show me the date in case I was in doubt. I thanked her and left. On the 21st of November I was just scrolling through my emails and I saw a message from my leasing office asking if I would like to renew my lease and if I wasn’t I should let them know a friendly reminder I was like okay maybe so I replied the email saying I wasn’t renewing. The problem started I got a message saying that my move out date has changed to January 28th, my sister called the office wanting to speak to the manager but in two weeks the manager did not call my sister whom she is also a resident. Light , internet is going to be transferred to my house on 5th of January and the management wants me to move out on the 21st. I do not want to come up here and give a very bad review please I would like this to be resolved so I can leave with the at least good experience I have of this place. Thank you

Ive lived in apartment complexes due to my busy work travel schedule over the last 15 years and I can confidently say that the RPM living is the absolute WORST property management Ive ever come across. They have the most incompetent and rude employees, they will be nice to you until you move in to any of their properties ,and all goes downhill from there. You will be ignored and disrespected mostly...and get ready for the random and unjustified charges, lost records, endless emails and phone calls that leads nowhere. Living in any of the RPM properties would instantly turn into a nightmare, avoid it all cost. I used to live in a property managed by Greystar (so the bar wasnt high really) and the moment RPM took over, everything changed and all went downhill. I would highly recommend to avoid RPM at all cost.

Unfortunately this is the 2nd rpm property and management is just as bad at both properties! The first was Bridgestone crossing townhouse in spring where the garbage was piled up at the dumpsters and maintenance took days to come out. Also after hiring a professional cleaning company with documented pics of my apartment conditions which were impeccable because I live alone with no pets I still had to fight to get my deposit and still barely got half so needless to say Im not looking forward to moving out Im sure no matter how good you leave in great condition they will try to scam your deposit! Im not at 1879 apartment in Stafford which is infested with mice. I have had maintenance and pest control visits and everytime its a different reason to how they are getting in. In addition residents were being towed out of unmarked spots in front of our leasing office even with stickers. On top of that rent is extremely expensive! The experience once rpm took over has been horrible and I dont even feel comfortable in my home. Regional Management barely steps in to resolve issues and I do not recommend anyone move into any of their properties!

Dont do business with this company! Rented from them in Austin. The apartment was old and decepit crawling with roaches, the plumbing was substandard. The apartment flooded twice, The stairs leading to the 2nd floor were a lawsuit waiting to happen. I ended up taking a caulking gun and sealing the spaces where the roaches were entering. Tried to contact management to discuss move out charges but have not been able to talk to anybody.

I have lived here for about 3 years and my first year when it was owned by Broadstone was an amazing experience -- since the property has been sold to RPM Living, the management style has deteriorate as well as the property itself. I don’t usually waste my time writing these - mostly because I’m sure the company doesn’t care about how they look, they’re hoping future tenants are dumb enough to be fooled into moving in without doing research. So…we moved into one of their properties 9 months ago. The day we were supposed to move in, we had a broken toilet sitting in the middle of the living room, the painter wasn’t finished painting yet, we had to dodge wasps while moving furniture and boxes in due to an infestation on our porch, our 2nd bedroom lacked a light fixture so they had live wires hanging down, water damage underneath the sink, paint all over the floors, cabinets and walls. Oh and of course only the left side of the stovetop works and if we turn on heat during the winter months, we risk starting a fire because of the lint stuck in the vent. We pay for a gated community and supposedly the gate hasn’t worked in 2 years. We pay for access to 2 pools, one of which is always under maintenance and regularly looks green. To top it off, if you try to express your concerns to the front office, they’ll call the cops on you. If you’re a potential tenant looking for a place to live and made it this far reading, remember to stay away from rpm living. Their properties are not upkept and you’ll be regretting your decision to move in on day 1 like my wife and I. Can’t wait to move out in a few months.

I’ve only lived at this property for 2 months and have run into several issues such as a fruit/drain fly infestation, leaking washer, moldy AC unit, someone stole my valet trash can and when i asked for a new one, they said they’ve been out for a while and that I should just buy my own trash can, water bill went from 50 to $100 this month and the assistant manager’s response was “My bill is high too. there’s nothing we can do about it.”I’ve reached out to Dana and John from RPM living, and am still waiting to hear back. Apparently they’re all in on these issues and a neighbor has told me my chance of getting a call back is very slim. If this is how it’s going to be, they could at least allow me to break my lease. Swatting bugs at the crack of dawn is enough to want out of this filthy complex.update: I called the number they left under this review and the secretary (or whoever answers the phone) wouldn’t even let me finish, before telling me “maybe you’re the problem” and then transferred me to a non-working number lol. this company is a joke and I should’ve listened when my realtor told me RPM is probably the worst property to live in.

I submitted an application to one of your properties, The Keegan at Mission Glen & decided not to proceed. I contacted Crissy(the Leasing Associate) for a full refund of the Admin fee.•no where in writing did it state that the refund would be returned via mail, •she never said that during or after the tour.•I asked to see that in writing & Crissy was unable to provide that information on your website so she said she would call me back.•Wendy, the property manager returned my call immediately & said the phone was disconnected(gaslighting/a lie) & that was policy.• I asked to see that in writing which she did & could not provide. I then asked to speak with her manager & she gave me Ashlee Paynes contact info.I need someone to show in writing about that Admin Fee being returned via mail. Very unprofessional and rude, I will be contacting an attorney.Note after they hung up on me at the Cooperate office they kept sending me to voicemail. The is the most awful property management that I have ever dealt with. Incompetent, disrespectful employees with no means for proper business. Never in their office during business hours, never answers their phones, OH and they also will put you in a unit with no plumbing, & will give you the wrong keys. They will also steal your security deposit and credit it to your account without your knowledge as a way to reimburse you for failing to put you in a safety move-in ready unit. Why? Because they dont check units before they move residents in. And your safety isnt even worth a dime to them. I wish I could give 0 stars. This company had continued to send me an unpaid balance notice when I sent them evidence that nothing was due or owed, including any damages. They never called back from my multiple attempts, sent the same generic email without responding to ANY of my replies, and now their debt collection agency has made derogatory remarks on my credit report. I literally can’t believe this company is still around. They are incredibly unprofessional, unresponsive, and couldn’t possibly prioritize anything lower than customer service and satisfaction.

Terrible maintenance quality. Am at Whispering Winds in Pearland. Older property poorly built to begin with. Add poor quality maintenance and its terrible. Every time I turn around, I have to report something. And 2 out of 3 times they had to return to fix something they fixed. And cleanup from maintenance... Forget about it. One month later and the old A/C cabinet (trash) is still out back.

Work orders do not get fixed. Black mold in bathroom. No ventilation system, so smells from other apts come into yours. Maintenance comes in at their discretion without having an appointment. They all have horrible customer service I mean call the corporate office and listen to the vms it always plays ! All it says is RPM living and the lady who recorded sounds like she hates her job and was disgusted she had to leave a two word voicemail.. if you have a complaint they just send you to vms then they will call the property manager instead of reaching out to you directly.. clearly they are all friends and not in the business of helping their residents! STAY AWAY from any property managed by RPM Living. Vehicles are constantly being broken into and rims and tires stolen from their properties. They say they have a courtesy officer, but the officer does not patrol the property. When the gates are broken (which is constantly), corporate will not approve a security guard and this is when the thieves come onsite. My rims and tires were stolen from Timbergrove Station and catalytic converter from my rental car. Ive seen at least 10 vehicles sitting on blocks at Timbergrove Station since February. My truck was broken into 2 different times and they tried to steal it at 15th Street Flats. I have the thieves on video and they were in my truck for 30 minutes trying to steal it. Where was the courtesy officer then?Corporate will not reimburse you for any damage to your vehicle, even though it is there fault that they are not providing secured parking. Tenants lives are in danger because the thieves are carrying guns. STAY AWAY!

This management sucks and swallows deeply I live in Urban Palms Apts on town park and south gessner the management opens maintenance work orders and closes them without performing the work and then RPM Living sends me a survey wanting to know how well did they ignore my request.

I stay a Park at Pisa and each month there are new fees attached to my rent which is not apart of my lease the trash bill was $7.00 before RPM took over now its $30.00 without valet trash, Ive gave the property manager a letter stating I dont agree with the fees due to the fact I am still under my lease and RPM back in October 2023 and I spoke to the billing company and was informed RPM give them what to send out and I havent got a response from the individual thats in charge of that area, at this point Im so frustrated

Save yourself and go elsewhere. Their only interest is your money. Apartments are overpriced and under cared for. I’ve been reaching out to management for months and still, nothing. I’ve only been here 3 months and the roach infestation is out of this world

These people are terrible! Stay away from there complexes. They do not care about there residents. They scratched my car and have yet to here anything back on the matter. I will be looking into how to go after them for my car being damaged.

RPM just took over my apts and i already can’t stand them they only want payments one way when i been using money orders then only allows for a certain amount due to me being a waitress i get paid differently they are refusing help and is risking my livelihood i stay at the park at tivoli

This company is hard to reach i been trying to contact them to get my deposit back but it alway leave to voicemail in which i dont get a call back now i find im getting charge for a month i never lived in there property and was sent to collections and its been one year to get in contact

Disappointed how RPM is handling this incident where another tenants dog (mastiff) attacked my dog (shitzu/poodle), as well as several other dogs within the community and continue to turn a blind eye on these allegations, and pretend to care about pets in its resident blog and social media.

If I could I would give less 5 stars, they support the property even if it is not right, they do not solve anything. They are racist and rude. Quite the opposite of what they should do! Total interference, zero handling of arbitrary situations for tenants.
