I have had the pleasure of working closely with our community client manager Christy Jordan at SBB. She came in at a significant time of transition for our Board and SBB. I am grateful for the hard work she has put in to get up to speed on our community as well as her willingness to learn and grow alongside our board. I have been a resident of bridgestone for almost 30 years and have served on the hoa board for almost half of that. the time that sandra stephens has been our property manager has been very professional in her duties and has many times gone passed the call of duty by taking care of business, when most would wait till the next business day, maybe! she has always been on top of issues and gets the job done! she has been a great asset to our hoa board.

I live in Long Meadow Farms. April McCutcheon and Kara Trahern are our onsite team. I have had the unfortunate experience of dealing with SBB, and I feel compelled to share my thoughts to warn others about this unprofessional and bullying organization.Lack of Transparency and CommunicationFrom the outset, it was clear that SBB operates with a shocking lack of transparency. Important decisions are made behind closed doors, leaving homeowners in the dark about policies and changes that directly affect our community. Communication is not only sparse but often condescending, making it difficult to voice concerns or seek clarification.Bullying TacticsWhat truly sets SBB apart is their aggressive approach to enforcement. Instead of fostering a sense of community, they resort to intimidation tactics that create a hostile environment. I have witnessed numerous instances where residents were bullied over minor infractions, leading to unnecessary stress and anxiety. This is not how a community should be managed.Unreasonable Fees and PenaltiesAdditionally, the fees imposed by SBB are exorbitant and often unjustified. It seems that their primary focus is on generating revenue rather than supporting homeowners. The penalties for minor violations are not only excessive but also seem to be designed to instill fear rather than promote compliance.ConclusionIn conclusion, I strongly advise anyone considering moving into a community managed by SBB to think twice. Their bullying tactics, lack of transparency, and unreasonable fees create an environment that is anything but welcoming. It’s disheartening to see a company that should be working for the community instead act as a source of stress and frustration.

The worst property management I have ever come across. Don’t reply to emails , don’t return calls and if you try and then call then you reach a mediocre call center- type operation that are clueless. Trying to reach a property manager directly….. good luck with that!

Sandra Stephen & SBB Management is the best thing thats happened to our neighborhood. Since the HOA contracted them to manage our deed restricted community, collections have gone up, violations have gone down and overall, homeowners & board members alike have had a better experience. They make you submit an architectural review which is $50 to hang up christmas lights or string lights. Already expensive annual fee and they want more money. They put up cheap landscaping and dont make any improvements to community. The staff is rude and very rarily respond. I suggest you do research if this company is in charge of your HOA i would not move to that neighborhood. They are by far the worst company ever

This is by far the worst hoa ever. They charge a $50 fee if you want to request to make any changes to your house. Then they take over a month to respond to your request and then they deny it and dont refund the $50 back. We already pay $1050 yearly which is much more than any of the surrounding neighborhoods but that is not enough they want more money. Ive dealt with 2 different hoas but this one is a nightmare. If i was buying house and this company was the HOA i would not move there

Lead Association Management, Inc does not service the members of the H.O.A as they should They only provide annual assessments randomly and they dont make their portal accessible to all members. They dont provide any or very little documents in paper for.m. So since I dont have an I phone or Labtop, I have to struggle to find out the annual assessment, as it changes yearly; and if I am late painting the correct amount, they threaten to put a lien on our property and assess unreasonable late fees, unreasonable finance charges and unreasonable attorney fees . They are quick to send any account to collections. Then,they refuse payment unless sent to an attorney in which they keep on RetainerWe need to Protest all H.O.A. It is no longer feasible to live in an H.O.A community because it is a way to harass homeowners into losing their property while the H.O A, Management Company and their Attorney get a piece of the pie, proceeds from the sale of your home when you lose it to them.I wish I never bought from LGI Homes, as Leas Association manages their H.O.A. which they are all in cahoots and get kickbacks from homeowners lack of information needed to pay their .H.O.A. Assessment.It is a total nightmare. The Governmental Agencies , CFB, Consumer Affairs, State Attorney General, TXv State Bar, and U.S. Attorney, do not support or assist you with the H.O.A or their Management Company wrongdoings and unfair and deceptive business practices.

This is the WORST HOA COMPANY EVER! SUPER EXPENSIVE AND NOT RESPONSIVE AT ALL. The street lights are completely dark where I live and it has been more than three months since I reported something that concerns the HOA, they simply do not have status or follow up back for you, And the worst thing is that you have to continue to pay services that you don’t receive.

Horrible. Constantly raising dues every year. There are maybe 10 street lights that work in a 500+ home neighborhood. Some that are leaning towards peoples houses. They set aside 1-2k for holiday decorations, but only puts up 1 string of lights and a wreath. Have HOA meetings during peoples work hours, so everyone at work cant view the meeting. Doesnt have open meetings. HOA was suppose to be turned over to the home owners, but yet hasnt. Elects who they want on the board and doesnt let the home owners vote and throws out other peoples nominations. Fines me for fixing violations that were fixed before receiving notice. Splash pad rarely works. Does not up keep on areas that are their responsibility and blames the city when the city says that it is in fact LEADs responsibility. Should I continue?

I bought a home in Jordan Ranch in November of 2018. I never hesitated to reach out to Lead Association Management, as the acting HOA managers while the development is under construction, with any question or challenge I experienced. They have been WONDERFUL! My main contact is with Kelsey Sandlin and she has been kind, responsive, knowledgeable, and very available, even during the virus madness that has affected everyone these last few months. I’ve reached out to her on issues of security, clarifying policies I was confused about, a few things I needed to run by the ARC committee, and more. She has NEVER disappointed me. I really feel like the Lead team is aware of daily challenges and genuinely care about taking care of the development and resident concerns. I’d give them more than 5 stars if that was an option! LEAD took over as our HOA this year. I’m usually the neighbor who stays to herself and get the occasional take in your trash can or mow your lawn letter. Those don’t bother me, they are reminders to help with the upkeep of the beautiful neighborhood I chose to live in. Now, let me tell you about a more personal experience. My home recently was flooded (homeowner mistake not natural disaster). We were in a hotel for almost 2 months. Let me tell you between my insurance adjuster, my contractor manager, the work crew, and Lead...LEAD was the easiest and most efficient of all of them to work with. Ashley was quick with her responses both via e-mail and on the phone. She made sure I was not added anymore stress and completely went above my expectations when I did e-mail her about a concern. I’m back in my home, although it’s not complete and that’s another headache, but Ashley kept me and the staff who do checks, up to date with any concerns. LEAD is so easy to work with and communicate with. Rules are easy to understand and if for some reason you are unable to abide by them such as having a pod in your driveway and accumulating construction debris they are understanding and help come up with a temporary solution.

Thankfully, I am no longer under this HOA. The process they have in place is very unreasonable. They send a warning and a separate certified letter for each minor infraction on the same date. I thought this was an automation error, but confirmed with Judy, who is with LEAD, that this is indeed their process. Each certified letter is a $25 fee.Seems harsh for grass that is growing quickly in the spring and is mowed weekly.Good luck with that.

Quick to send a letter saying you are in violation but will never return a call or email. Try to charge you an administrative fee to send you a warning letter. FYI these fees are not disclosed anywhere so I request they remove from my account. They judge your yard based on one persons opinion of attractiveness in a community that is still being developed (i.e huge empty lots with weeds and homes still under construction). Total joke.

I have had the pleasure of speaking to Casey M. on several occasions. Casey helped me out with the most minimal things, such as when we needed access to our community pool. She did it in the most friendly and willing manner. Casey has helped us with the most difficult issue and time sensitive request in a very humbling manner. She went above and beyond to help us stay informed with our application request. Her tone, efficiency and respect for people’s request is so admirable. This is absolutely worst management firm to use or deal with re any level of business. I just received a threatening and abusive email from their client support management, Marianette in Houston, (after she nearly cursed me out on the phone) because I will not remove a 5 ft. live tree that she has never laid eyes on. Hence, she sends me a $17.00 penalty as if shes John Gotti because she feels insulted. Shes harassed me on the phone and in numerous emails. I do not live at the property, yet I looked at the tree today and it has green leaves. I have honest reliable tenants and the home is under one year old. I purchased two homes for cash from LGI Homes and somehow ended up with this low rent fake management firm for a HOA. Read their other reviews on BBB in Houston, Yelp, Google and other sites. They do not allow reviews on their FB page because theyd have zero business or customers. Crazy to see a business function like this. I eventually sent them my attorneys information due to her extortion emails, harassment and lies. Good gravy can we find anyone to do a honest job in America anymore?????

We recently moved into a new community where the development is still taking place, with multiple homes being built on our street. The builders/contractors have been a pain to say the least. Ive contacted our HOA (LEAD Management) and each time they have responded promptly with no questions asked. I am very grateful for both Harriett and Jennifer for their prompt attention to our concerns. Both issues regarding our damaged yard and trash in the empty lots were resolved within one weeks time. How amazing! Thank you for all you do for Harvest Green. Were looking forward to many years with this community.

This is my first experience living in a community with an HOA and it is managed by LEAD. This company has absolutely killed the happiness in The Preserve at Medina an LGI community. When I asked the community what this “management company” has done positively for the community… 99% have stated that the have positively succeeded in turning the community against the management company. This company does nothing but pay people to drive by and take photos of houses in violation and does not provide an accurate description of said violation. They are in the business to make money and provide no amenities for the community. You will receive nothing less than heartache if your community has them run your HOA. There is no residential representation on their board or the community board. They hold meetings via zoom at hours when people are working and cannot attend. They will not come and have a sit down meeting with residents. The do not care about residents at all.

Update: still HORRIBLE unorganized association group. Not really sure how they are still in business. They most certainly will be fired from our neighborhood one homeowners take the association from lousy Johnson Development.If I could rate a lower star I would. I have tried to correspond with Doreen Stryjek numerous times regarding issues. She never returns phone calls or emails. I moved into Cedar Brook – A new community by KB Home in Houston for few months. HOA is managed by this company. The new community is not completely built yet, there is a wild grass on the left side of my house so my flower bed gets weed time to time. usually we always weed in time so we have no issue at beginning. However due to the tropical storm Imelda in Houston, recently we did not timely weed in Sept, I was charged with an administration fee directly without any warning and/or notice. They didnt give us any chance to take a corrective action before charging the fees. Even we weeded soon and contact Ms. Susan Odell, the manager of LEAD Association Management several times, they just insist on collecting money(:. Such a unreasonable management way is unheard of. We feel like they just want money instead of serving the community! Its best to stay away from this company.

LEAD Association Management thrives at essential soft skills like quick communication, effective management, and excellent customer service. They clearly define their expectations, and as a vendor, that is crucial to our success. Ive had the worst time communicating with Lead Association Management. I have emailed multiple times and days go by before they respond to my issue or I have to email back multiple times asking for an update. Theyve sent me information multiple times with wrong information or others account information. They have just come to Remington Ranch Community Association neighborhood and already been a complete nightmare to deal with. I will have incurred fees and charges due to them not responding in a timely manner. I will update this review if they improve over time.

The first HOA I have never seen before, I move to living here and feeling a hard breather with the working way of this HOA. I have paid a lot, they just sent a letter to tell me to pay but did not show the detail of what you charged. So difficult to contact them and I have thought that lets pay so do not lose time.This company is the worse on so many levels. Read all the bad reviews they have and they are all true as in my neighborhood we have experienced all of that. Its all about the money folks and nothing else.All the letters coming with a payment require or shall pay with an application. I have received the second time letter about the brick around flowers bed ing that I already paid for this application about a few months ago. Luckily I found on bank online a copy of the check for evidence.This proves the work of them is not clear, incoherent, not consistent in the organization, working manually, not using technology, and no email to send letters or applications or pictures.I have started keeping and storing my letters and payment about LEAD Association Management, Inc. So I can evidence when necessary.Honestly terrible. When you often receive letters not friendly and threats of laws and fines.

Service is discriminatory and predatory perhaps based on race. Dealt with Kelsey Sandler no response even after constant emails and phone calls nothing. But if you can get them replaced def. do it. Discussions about this specific HOA have erupted in my neighborhood. Apparently, the entire neighborhood posted real reviews on here (about 100) that were all allegedly removed.Allegedly, they were removed because they were negative reviews. Had I seen those reviews I would not have moved into a neighborhood under LEAD HOA management.Firstly, at closing we were told payments for HOA were quarterly. Within three months they moved to annual. We paid and kept up the yard, but we have almost zero amenities, with the exception of a park that continously is vandalized. The HOA has declined to increase any type of security. Secondly, we get our first ever notice and it comes with a fine. No warning, nothing. Thirdly, this neighborhood has had several incidents of vehicle theft - stolen vehicles to stolen wheels. We have only been here a year and I can say anywhere from 15-20 incidents have happened. The neighborhood banded together to get prices for security, however the HOA has done nothing to increase security. Fourthly, they completely canceled our annual meeting for our questions/input. Then scheduled a meeting to discuss finances in the middle of the work day, with the regulation that we cannot have input. Lastly, there is a rumor of a fees increase. However, the neighborhood is maintained horribly by the HOA and the decorations they put up are miserable to look at - 2 wreaths they claim cost thousands of dollars on budget.Overall, being a first time home owner, I guarantee when it comes time to move I will avoid LEAD at all costs. I will pay higher dues for actual amenities, but this is heartbreaking. They legitimately do not care about their communities and just want money.Also, if anyone from LEAD reads this. Please mark your vehicle that does inspections!! I have almost called the police because I genuinely thought it was some creep who sat in front of my home for 15 plus minutes. Please, please, please mark your vehicles. We shouldnt have to take chances with our family due to your lack of preparation.

Recently reported a large dead pine tree on our fence line but on community property in Harpers Preserve in Conroe. Had it fallen it would have damaged the fence and pool in our backyard. Within days of reporting the issue a crew removed the tree leaving no sign that they had even been there. The job was done in a highly professional manner. Hats off to Lead Association Management and great customer service. Couldnt be happier! Great job!

Mrs Maron Duncon has been such a pleasure!!! We have dealt with her on 2 separate occasions on one was getting approved for something we wanted done in our yard and at our surprise response was quicker than expected!!! On another event we were given time to correct a violation without feeling discouraged because of her pleasant communication!!!! No complaints here!!! Never met her but through letters and telecommunication but seem like a great person over all!!!

AWFUL. Unfortunately, I live in a neighborhood managed by this company. I honestly don’t have anything good to say about it other than our pool approval was done quickly, but only after we personally drove to the office (an hour away) to drop off our payment. Really? You can’t take payment online? And, that is only the first complaint. THEN, getting our deposit back...don’t even get me started. One person from LEAD tells me one thing, then the next day someone else from LEAD is telling me something different. They obviously don’t communicate within their own office.Onto the next at issue...and this is for our neighbor. Their kids are in college and this means there are multiple vehicles in their driveway. Well, rather than parking on the street, their son parks his car in the pool lot across the street. This company actually had the car towed! Really? What would you have him do? He has been parking there for as long as I’ve lived here. Now all of a sudden it’s wrong? YET, this company does nothing about the street lights that are out. Or the other neighbor down the street who never mows his yard, or the neighbor across the street who tore down his wrought iron fence and replaced it with wood (which looks horrendous next to the other wrought iron fences), or the gate at the entrance that only opens on the first try 60% of the time. I could go on, but I’m sure I’m at my limit here....

I called to make a point of political statements being posted in front of our signs and was treated very rudely when the staff member that answered the phone told me in a nastyMatter of fact way that she’s “ not over that neighborhood anymore!” No I’m sure I don’t know who is over our community but this interaction makes me definitely want to know and be involved actively. When hiring somebody to manage your community those people should keep in mind that we pay to live in the community and that interaction should be pleasant even when you don’t agree with something they’ve done. Bottom line the end of the conversation ended in me being thrown into someone’s voicemail and awaiting a call that only comes when they are collecting payment. I guess even good money doesn’t get you good service. 😖

I have a bust schedule so email is always better. she is upmost professional and responds to my emails at a timely manner..usually within the hours or less. I would like to say a big THANK YOU to Lanie Ellison with LEAD Association Management. She was exemplary in helping us straighten out an issue with our original HOA and their failure to collect HOA fees that WERE PAID in our original closing costs and thereby registering on our account as late since we moved in. If not for her, we would still be racking up late fees, etc. I know HOAs dont get thanked much, but a special Thank You to Lanie for a job well-done!(I would give 5 stars, but our first person we worked with on this was less than helpful)

I moved in to Jordan Ranch Feb 2018. Since then I have gotten 3 letters with fines that will end up near $30 each time due to online fees. The 1st letter was about my grass that needed to be mowed. It had just come out of dormacy and I had just moved in. I had just hired someone and they had mowed it 4-5 days before i even got the letter. I had just moved in and there is so much to take care of.The second letter was about the Direct tv dish that I didnt know we needed permission for, and LEAD was understanding about it and waived the fees. But still why cant they just email or give a warning since you are new to the neighborhood?The third letter was about my grass starting to turn brown as a result of overwatering due to a leak that the water company is having a hard time finding as well. They are coming out again this week and it may be very costly. The letter from LEAD stated that I wasnt watering it enough? If they had gotten out of the car and looked a little closer they would have seen the standing water on both sides of my home due to the builder not sloping the lot correctly as well. This has left long brown areas due to the water.As a result of the first letter I started paying for the grass to be mowed every week, even though it wasnt that season yet. I have gone out of my way in expenses to keep up the grass. But I still get fined and letters.There are a lot of yards here that arent kept up and they seem to stay that way. We also are not allowed to have trash cans out to where they can been seen and I mentioned that to LEAD months ago. They assured me that those people get fines too. Ive been watching those trash cans and yards, no changes at all after months. The trash cans are left out 7 days a week. I cannot help but feel singled out for some reason. I feel that since i live on a main road here, my home is one of the first they see. Maybe they see mine, write it up and leave? I regret highly moving to Jordan Ranch for this reason. We already pay high taxes here. Ive been here 5 months now and counting down the days to sell at the 5 year mark. Life is stressful enough than to have to keep worrying how to avoid letters and fines from an HOA you already pay 1050/yr. while putting money into your yard...weekly mows, weed & feed. Ive never gotten letters from an HOA and have always kept up my yard in other neighborhoods. Dont move to Jordan Ranch...get the word out. I am going to do everything I can to get the word out. Its not worth doing all you can and paying so much already to live with this kind of stress and coming home from work to get letters basically saying you arent doing your part when in reality you have been doing everything.

In Bonterra, a community north of the Woodlands, LEAD Management reps have made the decision to lock the closet with all the pool equipment (floats, weights, noodles) and only allowing residents who have paid extra money for a class to use supplies. Of course restricting pool equipment is against the community guidelines, but they DO NOT CARE. They will as soon as the local paper and tv stations pick up the story. Bottom line - their power play (and more) is ruining Bonterra and I would recommend it.

If I could give 0 rating, I will. I am very unpleased with HOA customer service. The first time I talk to a lady about my concerns about a statement I received in the mail, she was very rude! She rushed me, didnt answer any of my concerns, and she hunged up on me. The second time I emailed about my concerns and they told me they will help. Its been 5 days and they still havent answer my questions. I am very frustruated and the only thing I want to know is if they charge me for a violation notice because in the statement it doesnt say if I was charged and how much.

The first and the last HOA I will ever get involved with. This company is the worse in so many levels. Read all the bad reviews they have and they are all true as in my neighborhood we have experienced all of that. Its all about the money folks and nothing else. The positive feedback they have, I really feel they are fake, there should be a way to prove whomever is postingis not just themselves.

Used to be pretty happy with the level of service I would get from Jennifer Khalil regarding issues at harvest green but then over time she disappeared off the map and I learned that Monica Lyle was our community rep. Monica just gives me canned responses when I address issues we have in the community regarding lighting in public areas such as the silos at the roundabout and the string lights at the exit bridge.

Theyre not really an HOA - theyre just another business looking to make money. They, like most big and umempathetic organizations will try and nickel and dime you with all of their fees, surcharges, and fines.Great example - they offer people a Payment Plan for their HOA dues. They charge a $5 processing fee (even if done electronically), and they still keep charging you late fees until the whole thing is paid off. On an $800 HOA Bill you wind up spending over $100 additionally for a 6 month payment plan!!When they send you a warning - they also use a Certified Letter (which you still get, just like any other letter), but then they charge you $25 for it! If youre wondering, Is that what it costs to send a Certified Letter? NO! It literally costs $6.80 for the highest end service the USPS offers.This company is just another organization who places Money over People and Mission.

Honestly terrible. When youre able to contact the people the responses are short and not exactly friendly. The community I live in is supposedly spending 30k on landscaping and out entry looks terrible, no flowers around our sign and spotty dead grass. Yet they want to hound homeowners if the trash can is out 2 hours to long. What a joke of a management.

Fails to address problems in a timely manner. Our community is still being built and they have failed to enforce standards with regards to construction and trash disposal. I have brought these issues up several times in HOA meetings, and was told “it’s hard for them to police...” ridiculous and I do not pay yearly HOA dues to have issues sidelined...
