I have lived at SimplyHome/Camillo for almost 7 years. My neighborhood was quiet and I met some great neighbors. I frequently had interactions with the assistant property manager Austin and he was really the nicest person I have spoken to at SimplyHome. I never had issues with service requests it was simply a good home that I am going to miss. My home did not have granite countertops, upgrades or anything like that but it was nice. A new person moved in and not everyone values peace, decency, and civility so, it was time for me to go. It’s sad because I loved living there.
Review is for maintenance. I submitted a request for some1 to come out as my dryer would not power on. The washer powered on fine. I got a quick response from Mike P with instructions & photos on what to check for the wiring of the dryer. Turned out that I need to switched some wiring. Once I completed that & reset the breaker box. ALL WAS GOOD!! Thank you Mike for your clear and swift assistance.

I love the area, and the house. Simply home is caring of their tenants. maintenance is super fast with requests. Adam Bustamante called me a couple days after a maintenance request to make sure everything is working right and going well. We moved in a month ago and I am super satisfied with things are going!

Beware!Do not rent from this company! They haven’t a clue on how to do business in Oklahoma and it’s weather! Their on call maintenance is a joke or possibly non existent. Our pipes froze during the very cold weather, despite having dripped our faucets. I put a work order in so we could have them come check out the pipes to ensure none of them had burst; I was worried about a high water bill and damage. After 3-4 days, I hadn’t heard from anyone. Obviously the pipes unfroze, and I went about my day, until I went to the garage to look for something. We just moved in and there are still boxes out there. The hot water heater is spewing water all over the wall and it is leaking out from under the garage door. I have called a total of 3x to the after hours maintenance number and the answering service has tried to call them 3x and left messages each time. I have water coming out from under my garage door and down my driveway and no one can bother to call back. I’m not one to write a lot of reviews, but I am beyond upset about this! Rent at your own risk!

This was my first experience in a house and it has been soiled by the lack of understanding from the management team. I had 1 payment returned to me because it was $2 SHORT!! So when I logged back into the resident portal to pay my rent, my choice to add cards or bank accounts has been revoked. So now I have to write a check every month and drive it up to their office to avoid any late charges from it being mailed or the possibility of it being lost. If you ever accidentally make a mistake while trying to pay your rent because you’re human, these people won’t care, even if you renew your lease (which is a NEW contract by the way, and should have NEW agreements) your account will still be locked, and you will still have to drive all the way to their office to pay your rent. I was wondering why my neighborhood was getting so empty but now I understand everyone moving out. The harassment from the HOA to put mulch in your yard even though you pay $75 a month for yard service just for a slither of of grass to be cut because there’s barely even a front yard. It’s comical! I loved my house but we need a better management team, I’m a full time student, I have a full time job and I’m a first time mother, I don’t have the luxury of driving back and forth to what seems like Katy, TX because my rent was $2 short. That could’ve been added to my next’s month rent. I’m very upset. I wouldn’t recommend this company to anyone.
I want to give a shout out to Mariella not only was she kind and very helpful but she provided excellent customer service. I have been leasing from Simply Home for almost a year now and I can honestly say they have made leasing very reasonable they respond promptly to maintenance request but most of all they have people like Mariella working for them that provide excellent customer service and they ensure their lessees are well taken care of
Our experience with Camillo has been wonderful. From move-in to move-out after two years at the residence. We especially appreciated help from Bianca Mijares, Assistant Property Manager. She was helpful, friendly and guided us through the process seamlessly. Really appreciate you, Bianca!
Really nice place. Ms. Mariella was one of the people I was in contact with throughout move. She was always pleasant to speak with and had no problems answering my questions. Everything was done in a timely manner and she made sure I had all the information I needed.

The maintenance team was outstanding—the lawn was always mowed on time, and the entire neighborhood was consistently clean and well-maintained. The community itself was beautiful, with well-kept homes that added to the charm of the area.The management was attentive and responsive, ensuring that any concerns were addressed quickly. The location was perfect, offering a safe and friendly environment that made living there enjoyable. Worst exp after selling my first home by far! Decided to live in a nice appealing HOA community to only be living next to the neighbor from hell, dog barks all hours of the night and early morning i’ve had my fence chewed through by the dog, I’ve had the dog growling charging and going under the fence to try to attack me, and meanwhile reported all this along with videos to Camilo properties for them to do nothing. I would not recommend anybody living in this community because the company clearly doesn’t care about your safety, the safety of your And my fence looks like it was repaired half ass. They’re still holes in it loose boards, and my side gate fence has a big gaping hole under.the fence needs to be replaced not patched up but obviously the corporation renting the house wants to save money but mark my words, the minute I get attacked or I’m severely injured because of somebody’s aggressive dogs. You best believe there’s gonna be a lawsuit on the table after multiple reports to the office with documentation with videos shows what’s been going on. The only response this corporation ownership has left me is to report that nuisance barking to the city of San Antonio to call the police They’ve done everything but try to help the situationP.S SUBMIT A WORK ORDER FOR WHAT YOU GET SOME HALF AZZ PATCH JOB 😂 because that’s what I have now yall refuse to replace the fence that’s rotting

Had a busted PVC pipe on the side of my house and Adam B. came out to repair the next day. He was very communicative which was important for me because my water was completely shut off so to know exactly when he was coming put me at ease. He was able to repair the issue and stayed behind an additional 30 minutes to make sure it was working properly. I also appreciated the follow up phone call to make sure all was well!
I am continuously having issues with the maintenance department sending out another electrician from another company to resolve an issue with the breaker for the dryer. The dryer breaker keeps tripping and causing my dryer to shut off. The electric vendor they are using is saying they fixed the problem, but the problem have not been fixed. The maintenance department keeps canceling my service request and putting them has completed, when the service has not been rendered. I have submitted several different service request and the maintenance department keeps closing them out. This is not fair to me as a resident to continue to deal with the unprofessional service from their electrical vendorand Simply Home. I have sent several emails to the CEO regarding my continued issues I keep experiencing with the management company and the maintenance department and he has yet to respond to any of my emails. This explains why the staff continue to do what they do.
Our fence has been down since July when beryl hit houston. Out back fence is still down . However I spoke with Tara on Monday and she actively started assisting me with getting the issue resolved. She communicated anything that she was advised of in a timely manner. I truly appreciated all her help on the matter. I hope Simply shine understands this level of customer service is what will keep you guys in business for a very very long time. Tara is absolutely amazing and appreciate everything she did to help get the issue resolved. They will be coming out this evening to resolve and repair the issue.

SimplyHome has been nothing but amazing while living in my home for six years. Any time I have anything wrong inside or outside of the home, they always send someone in a timely manner and the person they send is always so friendly. Jordyn Ross provided me with excellent customer service and replied to my issue in a very timely manner as well! I enjoy living here!
This review is for how a maintenance request was recently handled. On Friday 11/29 (day after Thanksgiving) the Houston area had a cold front and temps dropped into the 30s and 40s. Despite basic troubleshooting my heat would not turn on so I submitted an emergency maintenance request. I hadnt received an update after several hours so I called back and was told they were still trying to contact the on-call maintenance person. This cycle went on for DAYS with me calling for an update only to be told that they cant reach the on-call person. Mind you: its cold and me and my out of town guests are freezing. Thankfully the heat came on by itself on Sunday 12/1, but we went 2 full days without heat. On Monday 12/2, I received a call from maintenance to come and look into the issue. Immediately after they leftI called to report all of this to a supervisor and was told shed get back to me by the end of the day. That was over two weeks ago; I never got a call back and my ticket has since been closed. This is UNACCEPTABLE. Emergency requests are exactly that and should be treated as such. And on-call staff should be responsive regardless if it is after hours or a holiday. This was handled poorly all the way around and the supervisor could have called me back to look into what happened and make sure adequate support is in place for these types of escalations going forward. Do better Camillo/SH.
This summer I have MAJOR HVAC issues and left a harsh but fitting review for the issue. However, I’m here to share how I feel about Simply Homes by Camillo after the issue was resolved. Tara was more than helpful in restoring my confidence within the company by being very instrumental in getting the right people to my house to fix the air conditioner.I’m beyond grateful for Tara. She is a precious jewel! She went above and beyond for me and I truly appreciate her assistance and kindness. She has also checked on my family to make sure we are comfortable well after this event. Tara deserves something special in her paycheck for her role in this situation.Thank you Tara!!!
Our representative Ashley was amazing! We had been having a technical issue that we could just not get working no matter what we tried. And she came in like a superhero and resolved everything very quickly and efficiently. This is the sort of personnel that you want as a part of your team. She took our issue very seriously and was ready with a resolution. And lets not forget to mention, it was the day after a major holiday AND early in the a.m. that the request was followed up on and completed. Way to go Ashley!
I had a great experience with Bianca. Any time I had a question she was right to respond back quickly. Never had to wait days. She has great communication skills. I will live to deal with her and only her.
Changing from a five star to a one star and only live in unit a month. They charge $100 for lawn care and the lawn is big enough to be weed eated. $50 for pest control only outside. And the bogus charges for an half month late charge is over $300 but they want you to be on time monthly are you kidding me. I see why the BBB won’t accredit this company they are fraudulent. But now I’m stuck in this bogus ass lease. Applying at Simply Homes was made easy. They have a wide selection of homes available. The application process was just like the name “SIMPLE”. Thanks a bunch to Michelle for her patience, understanding, support, and overall customer care. She made sure the application was completed correctly (gave me step by step assistance). Once I was approved (which was promptly) she provided me with a customer appreciation promotion that saved me money ( and I love a deal). Thanks Michelle and Simply Homes for the warm welcome.So now that I have lived in the unit for 1mth I can see why there aren’t many great reviews. I have paid these people over $5000 and I have not resided in the unit 2mths. I called to report that I was in an accident and paid half of my February payment I provided a date for the remaining payment and they still charged over $300 in late charges. I also just received an eviction notice and the damn month ain’t even over yet which accumulated an additional $450. So in all I have paid over $5000 and my move in date was 1/17/25. Tell me is this lawful? Now I can see why they want you to review them before move-in cause once your in the unit they financially abuse you. This is why they are not BBB CERTIFIED.

STAY AWAY! They changed my electronic lock in the middle of the night. They still will not tell me why. They illegally make up rules when they feel like it and threaten to fine you if you do not comply. They force you to purchase 100% lawn care service, then require you to take care of your shrubs and mulch that they require out of your pocket, on top of the $100 per month for 100% lawn care service. I had to ask for physical copies of my keys, and they tried to act like I was word for it. Beware of this place! It is a hell hole. The houses are all raised on pads and it gives the effect of living in trailers.

Oscar Mar the technician who came out to fix the problem we were having with our heating was an excellent fit for our problem.He ordered the part needed and with in a short period of time we had heat.He even gave me tios on the best setting on the heating to maximize the usage.Send Oscar anytime we have heating issues..I hope we dont ( because its cold) but if we do he took care of the problem in a very timely manner.Keep technician like Oscar around.

From the start of the call, I felt heard, and her tone and demeanor were incredibly calming and caring. She was empathetic, genuinely ready to listen, and immediately addressed my concerns with thoughtful solutions. Even though the issue wasnt her fault, she apologized and went above and beyond by updating me on my order and ensuring I received the attention I needed right away.When I requested to speak to a manager, the exceptional service continued. Karynn Chappell called me and took full responsibility for the situation, resolving the issue without hesitation. She was the first manager who truly listened and helped me in the same day, and for that, I am incredibly thankful.Thanks to Renea and Karynn, my view of Simply Homes has completely changed. I’m now so happy I decided to stay with them. Work crew came out and turned off my water (without notice) to finish their job. However, they did not turn the water back on once completed even after I went out and spoke directly with one of the gentleman. I contacted Evelyn at Simply Home and she was on it. Within about an hour she had someone at my location to address the issue. Evelyn is awesome!
This management company is the worst company ever. They did not abide the terms in the lease, but they expect for the residents to do so. I pay 100.00 a month for lawn and pest control services and Simply Homes is not rendering the services that is being paid for. When you submit maintenance request they do not follow up in the 72 hours or maybe it’s just my request do not get handled in a timely manner. I feel as though I am being discriminated against. I have had nothing, but problems and issues since I have moved into this property. I would not refer this management company to my worst enemy. If I paid my rent they way Simply Homes take care of their maintenance issues I would be homeless/evicted. This management company is literally ripping their residence off and being very deceptive with their business practices.

I have put in several work orders for my dishwasher, and they keep marking them as complete when I still have a broken dishwasher. Initially, someone was sent out, and they put in an order for another dishwasher. Unfortunately, there was scheduling conflicts and it couldnt be delivered. However, I have been trying to rectify this situation for the last month and everytime I put in another maintenance request, it just gets closed without anything getting solved.
If youre looking for a beautiful home to rent, then I really have to suggest going thru Simply Home. I honestly wish I wouldve knew about them earlier, basically for the same price that I am paying for a 2bd/1bath apartment, I got a 3bd/2bath home. I dont have to worry about noisy neighbors living on top of you, or next door to you. I must say the approval process is pretty straight forward and my leasing agent, Jennifer Mandujano, went above and beyond to help get our application done and get approved, as these homes are flying off the list. I swear shes the best, she was always available when called and she is the sweetest and most customer friendly person Ive ever dealt with. Even when we got approved for one home and decided at the last minute, that we wanted to switch to a different address, she still had that customer friendly service, and she got it done!!! Not once did she say its not possible if I could give more stars about her and Simply Home, I would. So again if youre looking for a new home to rent, in a growing neighborhood, then I really suggest reaching out to them and make sure to ask for Jennifer Mandujano, she will take good care of you!

I live off Somerset in a newly constructed subdivision. My home was built in 2022 of December and I am the first tenant to move in. Upon move in things seemed great but only after a few months things started to fall apart. The construction of my home is very poor and the materials used were very cheap. Pipes were filled with installion foam (causing washing machine to constantly flood), racks throughout the house were screwed onto warped wood/dry wall, the backyard fence would not close due to being measured incorrectly, windows installed with graffiti and last but not least….there have been SEVERAL screws and pieces of glass found in my yard due to construction. Beer cans and cigar wrappers are left behind by construction workers as well. No one hold anyone accountable around here. The grass does not get cut weekly (although I am charged) and from what I have seen so far there is a new maintenance man every other month. There is no such thing as “winter” here in Texas nor did it state in the lease that they would not cut the grass during “winter months.” It’s unacceptable. Parking rules are not enforced and every time I try to call I am sent to vmail. My water heater was leaking for 3 days before someone came out. The maintenance guy on duty was notified the first day, confirmed he would show up but never did. Once my lease is up I will not be renewing. My rent is $1725.Update: My fence was fixed on 3.5.24. Wood pieces as well as a hammer were left all over the yard (last photo). I have small children. This just goes to show ONCE AGAIN how they don’t take things serious around here. Luckily my children were not out in the yard playing otherwise they would have found the wood and hammer before me and only the good Lord knows how that would have turned out. The grass was also FINALLY cut today and as you can see they leave grass and weeds EVERYWHERE. Being required to pay an extra $75 a month in lawn care on top of rent is ABSURD! The siding on the house is starting to stain due to the grass being blown there from the mower. It makes the house look dirty and with how the community looks overall it’s screaming GHETTO. Now granted I could go out and SCRUB the siding clean in this Texas heat :) but that makes no sense to me since I AM PAYING FOR LAWN CARE. The cleanup is just as important as the labor. Any licensed contractor is aware of that! I wish I could be more positive but the bad continues to outweigh the good unfortunately.

****New update*****Tara Martinez from Simply home contacted me immediately and rectified the situation immediately. Very grateful. She was very kind and helpful and apologized for the mix up. They were accommodating to the urgency of the situation. I am updating from 1 to 3 stars. Everything is good now. Thank you Simply home.—————————————————————————-This is not a personal attack on the staff at Simply home, however, the rules set by the owner of this company or whomever feels it is ok as a landlord to not be responsible for removing wild life. I have been a tenant for 3 years and the experience has been great until now. The wildlife in question was a raccoon that I had removed however this home has 10 eave openings that were not covered. Now I have to pay a second time for the removal of wild life. Raccoons carry diseases and make this home inhabitable. Outside of fear of retaliation by Simply home, I submitted a request for this removal which was denied. I send an email on 12/9 which was ignored. I even offered suggestions on how we could work together. Suggesting if I pay for the removal again, can this be deducted from rent, and was advised in writing no and it is my responsibility. Email is stated below:Due to this property has 10 eaves in the front of the home, where mostly any kind of rodent or wild life can entertain and exit the home, Simply home/Camillo properties states the renter is responsible?Even though if it’s a possible raccoon/possum which both carry rabies and other diseases due to Critter control coming out and taking pictures and videos of the size of the feces and identified urination and other things which makes the property inhabitable, simply home/camillo properties is stating the renter is responsible. Given the fact this is a structural issue, I have to pay each time this happens which I’ve paid once and now something else has entered because of the open eaves that won’t be covered and again is a structural issue on the property that both critter control and diamond pest control both identified as an issue. The renter is responsible. Am I understanding that correctly?

DO NOT RENT A HOME FROM SIMPLY HELL BY CAMILLO! I moved out in early August 2024 and was advised that I would be refunded my security deposit a few weeks after move out. I AM STILL WAITING FOR MY REFUND and it will be October in a few short days!! SIMPLY HELL and Bianca, specifically have mailed my deposit to the OLD ADDRESS, rather than the new address. This has happened twice now! Bianca tells me that she cant tell me what address she sent the check to unless she generates a new check. Bianca tells me that this happens ALL the time where residents dont get their refund and that the post office doesnt notify residents that their refund is waiting at the post office. Bianca mailed out my most recent check to the OLD ADDRESS AGAIN and I can see through the FEDEX website that it is sitting at my old address. What horrible incompetent customer service! Bianca forwarded my call to a supervisor since she is too incompetent to remedy this ongoing problem (not just for me- for others too!) If you rent from SIMPLY HELL, you WILL NOT GET YOUR DEPOSIT back. At this point, it has been well beyond the required 30 days to return the deposit. BEWARE of SIMPLY HELL!

Was new to the city and thought the neighborhood and houses were nice. The company will nickel and dime you for every possible thing they can and drag their feet to fix anything. are very quick to issue fines but not for fixing problems with the houses or neighborhoods. the neighborhood had squatters, and the cops were up and down our street almost daily. very bad experience

I had no real issues living here. Great communities/neighborhoods and reasonably priced. I would like to see some not so far out in the suburbs of Houston but overall great property management. Angela is always pleasant anytime I’ve had to call or email. She is extremely helpful. I’ve had to deal with other employees of simply home and they were not as kind.

The 5 stars are for KAREN CHAPPELL. When I first met her, she was very compassionate to my situation and eager to assist. She demonstrated professionalism from first contact until security deposit refund. She made me feel like I was her first priority. The home had a few issues upon move in. I sent her some pictures. Karen had the cleaning crew there the next morning. She was available for every question, at every stage in my lease. Whenever I had an issue and was instructed to WOOSAH by the agent, Karen advocated for me. She provided outstanding support. At times, we had to WOOSAH through some of the issues. Lol. She is consistently responsive. Call or text, she will respond to you. Im grateful that I kept her in the loop throughout my lease. I recieved an egregious move out statement and was so upset. Luckily, I had pictures. Again, she listened, made NO promises, but she went to bat for me. I eventually recieved my security deposit back. I am so thankful for her. She made my time with Simply Home the best. I highly recommend her. She is amazing. Thank you Ms. Karen.
Ive only been here a few months and getting in was a little chaotic. Anyways my issue now is I was late for my rent which is my fault but when I tried paying for it some reason it was returned twice for NSF. I HAD THE FUNDS. So now I cant pay online. They are wanting a certified letter from the bank stating that I had enough funds those days or that those NSF were in error. I called my bank and they cant send anything because those transactions never went through my bank. So now I have a new months rent and still cant pay online and I cant go in person because unfortunately I work 7 days a week, and I am getting charged everyday for late fees. I keep asking to speak with someone in person but I keep getting the run around. I just want to be able to pay my rent online. Im up about 230 in additional fees. 100 for NSF 100 for late and 10 a day for late fees

I’ve lived here in Forestwood for about 8 years, when we first moved in everything was fine but here lately not so much. We were told no garage sales are allowed. I tried calling to report the new tenants for having these HUGE sales every Saturday and the guy supposedly transferred me to the Agent who could assist and here I am still holding on 50 minutes later, if no one is answering the calls someone should have came back on the line or a voicemail.

Horrible, don’t lease with this companyThey make up false violations so you can pay fines to them. I lived there for 1 yr already experience horrible. They make you pay for your lawn service but you have to replace mulch … which make no since they fine you for leaving your trash can out side by your garage.. you don’t want nats or bugs going into your home but they don’t care.My fence been down since we had the storm have they came to fix it nope. So they like to bring up violations because they trying to pay there pockets. I see why people break there lease with them it ain’t worth it. They don’t care about the tenants all they care about is creating violations and making you pay for them. After this year I’m never coming back to them horrible, horrible, horrible experiences ever .
I’ve move here September the 9th. It is the worse mistake ever, in terms of dealing with leasing of a property. These people are very very unprofessional, pathetic! They’re property managers don’t give a damn about nothing, it’s very trashy out here a very ghetto, they don’t report ur time payments to the credit bureau like they agree to. The house I lease in Rio Vista subdivision in Richmond TX has had water leak issues due to the irrigation system leaking and/or plumbing for the past year in a half. Mgmt advised that I pay the bill and fill out reimbursement form. Problem is I travel too much and this is extra work for me. Due to the ongoing water bill issues I will not be renewing my lease. I will post the address once I move.
Adam is a nice man that is knowledgeable and sincere. I was concerned that the ceiling will fall in. He reinsured me it will be fine as soon as it dry. I haven’t had any issues since then.
Adam was professional and caring in his call. I really appreciated his patience and concern for my home. He did a great job in responding to my concerns and questions.

Adam was get. After his initial inspection, he realized he didn’t have the needed part on his truck. He said he’d be back the next morning, and indeed he was. We needed filters changed and he also handled that for us as well. Adam was very friendly and very professional.

They tell you putting gas in your name is optional and then shut it off without letting you know it will be turned off. Their homes apparently have a lot of issues because when you try and get gas set up in your name, neither the heater nor the water heater will actually turn on. Four days now without heat, hot water, or working appliances.
Communication was very efficient and clear! We were able to get our new oven and installed with no issues at all! We are very satisfied with the service

I lived in a camilo home in the community Bavaria . Let’s just say That was the worse experience of my life . That neighborhood is infested with termites . The first month moving in they were in my guest bedroom , above my front door , and in my “get ready room” where I keep my sneakers. I dealt with termites my whole 10month stay there .i say 10 months because the infestation had gotten so bad that I had to “get transferred or either end my lease” they informed me of that May 14th” so I basically had 2 weeks to find somewhere else to live . I chose not to transfer because I asked my neighbors and fellow friends in the neighborhood have they seen termites in their home . All of them said yes . So definitely didn’t wanna move from one problem to deal with it again. All I asked them for was to reimburse me my May rent and help with moving expenses sense this was a major inconvenience for me . They declined to help me and proceeded to send me a settlement agreement to not go to the internet and basically keep hush about this whole ordeal and not be able to sue them in the future for $1000. $1000 dollars won’t even cover the damages that I may face in the future with my furniture being in that infested house . Good luck too anyone who rents through them

Horrible! My fence has been down since Beryl. All the front facing properties have been fixed but those that aren’t remain damaged. We have mold in our ducts, a faulty dryer vent and nothing gets addressed. Someone was shot & killed on my street this year, trash is all over the place, it’s just so sad. This place used to be a nice place to live. I don’t know what happened.

As much as I love my home I hate the company. I hate the way they run things my ac was out for 5 days before they did anything about it. Grass people come and cut the grass but they won’t clean up after themselves and somehow it’s not on them to clean up but it’s on me to pay the extra 100$ a month for that. Can park on the street because you have guests over they will send violations ( everyone does it photos attached)can’t put lights out in the front yard( most people also have them) for whatever reason it very stupid and petty I do have good amount of following on social media and I’ll be using it so far it’s nothing but issues with them they are nice and fast when it comes to money but not very good when it comes it me and my home.
I am very Satisfied with the Assistance of Mr. Adam Budamante, He is doing a great job with the way he Assists the Tenants and his follow ups to make sure the Tenants are Satisfied... Hes a great Guy. And I have no other option than giving him a 5 star...Thanks

Terrible experience. Customer service is a nightmare. This is why they can’t rent anything in the community I lived in. Stay away, FAR AWAY. They will hold your deposit after you move out for 30+ days and give you nothing but excuses!!! This is on top of the ridiculous rules the HOA had!!! UPDATE…We still have yet to get our deposit back. We contacted customer service(lol) and they sent it to the address that we used to live in. We told gave them the new address and they proceeded a stop payment on the old check but due to incompetence and employees being on social media all day updating their status they sent the 2nd refund of our deposit to guess where? The old address we lived in when we rented from them. Even after we gave them the new address and were assured it would be right this time due to negligence on the part of this horrible company here we are again. They seem to not to be able to follow simple instructions. I guess that’s where “simply homes” gets its name from because they’re “simply minded”. Probably holding our money because in our old neighborhood they can’t rent anything out even though the houses are new. 1star is the lowest I could give but if there was a zero stars option o would’ve chosen that! Simple ridiculous! Simply appalling! Simply incompetent! Simply insane! Simply pass this company by when looking for a rental
I want you to believe me when I say I never leave reviews and this is my first ever. No matter how bad or good a service/product is, I just don’t. However, my experience working with Jennifer Mandujano, my onboarding advisor, was nothing short of 5 star experience and deserves one. It was seamless and pleasurable. She was willing to answer any questions I had and I never had the feeling of being a burden. While we didn’t move in because we pivoted to purchasing a home at the last minute, I would 1000% come back to work with her on finding a temporary home if I ever needed to as I have confidence that it would be the same experience.

I love recommend Simply Home to my clients. The homes and communities are great. The process is seamless. They only focus on one application at a time per Home and if unfortunately, a client is not approved they will give you thorough information on the way not, so that you can better help clients in the Rental process.

Moved into Villas de Estrella a new home recently built 2 years ago. At 1st everthing seemed good till the 1st power outage one side of the block was out 4 days after the other side was fine wasnt a storm. Sprinkler system was hooked up wrong my neighbors sprinkler waters my lawn informed them of the issue nothing.. mandatory $100 extra a month for lawn care but now Im being told to put mulch down or be fined. Poorly built homes water leaking through the windows at 1st AC unit stopped working this was my 1st 6 months in a new home i was the 1st tenant. Can never get a live person on the phone or return messages in a timely manner. Alot of their 5 star reviews are fake beware..Upate: 12-2-24 Amazing you preach high standards on matenance issues. I have submitted 3 work orders on the tenant portal and 2 phone calls since 11-28-24 concerning no heat in the home with temperatures dropping in the mid 40s at night and still no response. There is a build up in the vents and ice forming on the outside of the furnace in the attic. So please dont tell me how you all take your tenant concerns serious still waiting on this issue to be resolved.
Jennifer with simply homes , made my entire application entirely simple , when i tell you she guided me thru the whole process via text messages via on the phone etc i mean she helped me from start to finish, she did not once hesitate to do so.. The process was fast and easy! I was approved and moved in with in a week! I love my new home the layout is beautiful & the neighborhood is clean and quiet! I have no complaints about the application process, communication with my agent was great, move in day everything was set up and ready to go!!

My AC quit working on a Saturday night and I have small children. Oscar Mae with LCI came out first thing in the next day and fixed my AC quickly. True blessing

My experience with them as been completely hectic and frustrating! My lease dates were wrong and when asked if they could fix the issue no one responded. And somehow I needed up with a 15 month lease instead of a 12 month. Now on to the utilities It would be quite easy and save people plenty of time and money if they just gave a list of utilities providers in your area. But instead they try charge bill backs when all they need to do is tell you who provides utilities in your area waste of time and money. As far as maintenance he is a-1 and does fantastic at his job he came to change my air filter which was causing me and my child to be sick for a long period of time. They should be automatically replaced every 3 months don’t think we should have to call for that. The lawn service is crappy they should let people take care of their own grass. The pool key should be free as you already a resident but nope there a fee for that to. Can’t even use the pool unless a lifeguard is on duty. My grass is now burnt and brown because of them cutting to low which is also included in the rent I don’t think I would pay for Burned up grass to get cut. I’m definitely not paying to anything farther for grass it was green when I left and I came back and it’s brown. There are tone of deposit that are made besides rent to be aware of the extra cost of utilities starting off that they don’t tell you about. 150$ deposit per Utility. Oh and the lease violation are a thing even though you don’t even have a list of what those are. The house itself is nice. But the process was extremely expensive and complicated because of the communication. I’m only planning on staying another year afterword I will be out of here.Update dending on what area your in be area of spiders it’s a newer property but the property was not treated before building. And they do not do pets control as often as they should.

Recently our ac went out for the second time in 6 months both times it happened on the weekend. great time for that to happen considering everything is closed and had to wait the weekend before someone could come. Monday a tech came looked at everything realized our motor in the attack wasnt working stated had to order a part and would be back the next day to repair. He was really nice about it and apologized for the inconvenience but next day took care of it as promised around 11am also did a service check for other issues that could cause it to go out. Much appreciated. Techs name was oscar mar with lci. Only reason this is a four star is because not having ac for almost four days due to a weekend is crazy and camillo didnt offer to provide any window units or anything. I feel like no ac over the weekend should be considered an emergency especially in the summer with this heat. Their should be some way to get service over the weekend instead of having to deal with that. Like I said this is the second time in 6 months our ac has gone out over a weekend. The first time all they did was replaced the thermostat had I known that was the issue I wouldve just hone and bought a new one at the store instead waiting three days for them to come do that.
I put in a maintenence work order and the issue was resolved quickly and efficiently. Adam Bustamante from maintenence called to report what the issue was and that everything was completed. He was very kind, helpful and answered all of my questions.
I just want to give a shout out to Jorge who was the most helpful and patient person I had the pleasure of speaking with. I had the HARDEST time with the move in process and was ready to leave a negative review, however, Jorge was so great that I decided not to. Thank you, Jorge for being so awesome!
I put in a request ticket for drainage not being properly installed so the water sits above the grass causing us not to have access to the back gate due to mud being in the way. I submitted a ticket over three months ago and called numerous times regarding this same issue and it has not been resolved i have been getting the run around for the longest and yet we going into a new year and the problem is not resolved!

The community I live in has an HOA. That should tell u all u need to know.For more detail, I was given a lease violation for not mulching my yard (what?), and only a couple days later ANOTHER bc a bag flew into my yard.My wife and I will be looking for a different property so the stupidity can stop.

I would love to change this to a five star review. I moved into my rental on June 20th. From day 1 the ac hasn’t worked properly and I have yet to spend one night in the house because the heat is unbearable. After the ac tech came out SEVERAL times (we are now on a first name basis), the ac still didn’t and hasn’t worked. This week 3 small ac units were put in the house and it’s still very HOT. I’ve contacted Simply Home by Camillo and have not received a response and I’ve contacted them MULTIPLE times since June 20th. I asked them to give me a concession in my rent for August because I’m paying for a place we can’t stay due to the air conditioner not working properly. Did I mention that the house wasn’t on the website because there was an issue that had to be repaired. Well…I’m assuming it was an ac issue and it was never fixed but they rented the property to me. I’m not trying to get out of my lease, I just want them to prorate my August rent (I shouldn’t have to pay anything) and fix the ac. How difficult is that? But now they are sending a vendor from Houston to drive 3 hours to clean the ducts in the house but no one can call or email me??!! Make it make sense. This comment is harsh because I’ve been trying to speak with Simply Home by Camillo for several weeks and have submitted email after email and left messages in the resident portal. This is BAD business. I will not renew my lease in June 2025. I’ve uploaded photos to show the thermostat and how my plants have died due to the heat. This is Texas, we can’t live without ac.I lowered the temp to 74 but it stayed in the high 80’s.

My experience with SimplyHome wasn’t bad. I will say the company provided landscaping which was really great. My only complaint is that the houses they chose to purchase and use as rental properties weren’t the best built houses however, overall I enjoyed my time there.I will also add that Camila with the property management team is awesome and very responsive and made my move out very smooth
Our air conditioning in has been out for 8 days, they have only offered us 2 small air conditioners for our 4 bedroom home, it is insufferable. This is only after we called the emergency line multiple times. We have been having to stay in hotels. It has been a 103 index outside and even hotter inside. We were told it would be fixed in 4 days, no one has came back, reached out or anything since they came 5 days ago.

Horrible customer service! A/C has been out for over 24 hours and everyone has given me the runaround on getting this issue fixed. This issue was addressed at move in and it was ignored. Have called the emergency maintenance # and it is a joke. They tell me no one is available. Ask to speak to a supervisor/ manager and cant get anyone on the phone. We are in TX in August, over 100 degrees outside and 95 degrees in the house with kids. Would not recommend this company to anyone.

SimplyHomes/Camillio properties is not a helpful development ever since they became SimplyHomes. You get what you pay for or lack there of.I had a life or death situation on the weekend where our attic smelled like strong gas. I had to get my family into a hotel because they do not have anyone working on weekends for emergencies. Instead they have a 3rd party company that all they calls are forwarded to, and they can’t tell you anything or point you in the right direction. Two days without a maintenance notification or anyone reaching out to assist with the extreme emergency issue. I had to get the gas company to come shut off the gas to my home because they do not deal with attic issues without charging. SimplyHome gave zero cares and zero worries. If you touch their items you are deemed responsible and they will not take charge of it or reimburse you. Instead you have to sit and wait on their time to repair anything especially emergency items and pray to God that you don’t lose your home and your items due to an gas explosion because SimplyHome has failed to have an on call maintenance department, competent employees, or a competent 3 party company that knows what to do in an emergency. Instead they all will just write down names and number and you have no general notice moving forward.Additionally, the 3rd party company said my address doesn’t exist in their system yet I had been living in their homes for over 5 years. I normally do my own maintenance and fix my own issues, but gas issues require certified maintenance. This experience is highly unacceptable for a company who provide housing, yet they let their tenants lives potentially get affected due to their lack of compliance and safety.
Before we found out about simply Rent My partner and I had been approved by other companies but their communication honesty was not good at all and they kind of just wanted to answer when they wanted to . So upon looking for other realtor company’s we found simply rent and it has been nothing but amazing working with them .1. Their communication skills are the best and they answer all your questions without sugarcoating anything. 2.They have made the process very easy . We worked with JENNIFER AGUILAR she is one of the best ones there !! She was very respectful , honest and helpful with the whole process . She was also very understanding about how communication is key for my partner and I and made sure everything was well communicated and now We can’t wait to move in to our home !!
Thank goodness I spoke with TY because this review was going left FAST. The first gentleman I spoke with was not helpful at all and I believe he was being unhelpful intentionally. Ms. Ty on the other hand was PHENOMENAL. She was very thorough and patient and answered all of my questions and then some. THANK YOU SO MUCH TY. I really appreciate your kindness and knowledge.Note to Camillo: Whatever training and insight that was given to Ty should be spread throughout the entire company. Kindness and talking to people like they are HUMAN, goes a long way.Lastly, those 5 stars are for the manager TY, not Camillo as a whole. Thats a review for another day. My opinions about the corporation are not 5 stars.
