They are management for Enclave at Mason Creek in Katy and THEY HAVE RODENTS, OFFICE STAFF IS UNRESPONSIVE, They can care less about the RODENT ISSUE. I only been here 2 weeks and NO ONE FROM @ TDB MGMNT Has reached out at all.I moved all furniture upstairs in fear of the rodents getting into my furniture. I can’t get comfortable and I’m in fear every time I go downstairs. I am terrified of rodents. Pest control came and put down a trap. If I hire pest control to come in I will deduct all my expenses from this rent. I’m extremely disappointed and would really like an early release from this community.

I moved in on February 21st when i moved in the oven was in the same place i saw it was when i originally viewed the apartment 2 months ago when i spoke to Lynox at the beginning of february he stated that it was going to be fixed within the week. i move in the oven was exactly where it was left. so not only did they come in to leave a gift but they didn’t even fix the oven. there is no smoke detector in one of the rooms. the key doesn’t work for the locks and after leaving out the next morning i was locked out due to the electronic door lock not working either. the 24/7 emergency maintenance line is not help is an answering service that can’t actually contact maintenance they have not escalation department or protocol. the agent Kina has a manager named amber that she so say reached out to on her personal phone and was advised about sending an email. no phone call and i been locked out for 3 hours in the cold and they wanted me to pay for a lock smith and this is there property and company fault. it’s very concerning to have yall visit to leave a gift but not fix what needed to be fix before moving in and checking what needs to be check before having some one move in. Kina would constantly leave me in silence on the phone stated she never put me on hold and was purposely ignoring me while having me on the line because i had no hold music i wasn’t on hold but there was dead air and silence with no follow up or informing of what’s going on. i will not be renewing my lease at this complex.

I have been living at Bay Colony West for a year now and I will provide my honest feedback. I only leased this property because of Sara Freeman at the leasing office who showed me a few other properties before we found this one. I can say before the maintenance request system things seemed to be handled in a more expeditious manner but when the system went into place it was a challenge.I made a request to have mold checked and did not hear anything for 2 months straight. Sadly, after Beryl it grew and literally took over my entire upstairs. I did have to make a fuss which I hated because I love the community and wanted things to be smooth but sometimes, they needed a push.I reached out to Sara and she informed me that the leasing office was removed from the communication of maintenance request but I can tell you she heard me out and looped me with the right people to get it handled.It was a nightmare at first just hearing I would have to move but Janie Bautista, Anna and Sara Freeman tag teamed up to make sure this experience was as easy as possible.They got us a hotel for weeks while they worked on removing the mold. Janie was super communicative and checked on us. She continued to be the buffer between myself and the contractors and even checked on us weeks later to make sure everything was to our liking. Anna was also very very helpful they even covered dinner for us to take the stress off of me when I had to pack up my home with a toddler.It was an extended period of time but all worked out in the end. I know this was a long journey- often frustrating but the TBD Ladies really helped us through this process.Thank you Ladies!

This review goes for Alex Massa and his crew here at Lakeside Conroe where me and my family live, hes head of the maintenance staff on grounds. He goes above and beyond any residents expectations should be when theres an issue at the house hes very friendly always riding around and make sure everybodys okay and very quick to respond to any problems In the house. Feels like family Honestly. Thank you for having him on your staff!!!! A+ Service

Would give 0 stars if I could, I am appalled at the lack of organization and communication. They took over a community I was brand new to and have done nothing but lose peoples leases, not fulfill maintenance orders, lose rent checks and so much more. They never answer calls or emails and all they have done since taking over is complain about peoples lawns and try to charge for blinds new blinds in all the homes, even though my roommates and I have been waiting months for them to fix a leak, bring us a garage door opener, and spray for ants and wasps. Do not sign with any apartment or house under this company.

Despite the problems of inconsistent information and a general lack of communication from staff in the Rayzor Ranch office, Jamie Trevino @ Resident Support Manager, was incredibly helpful and got back to me within 48 hours after spending weeks trying to get in contact with the leasing office. I just want to express my utter disappointment in the management company for Wan Bridge property located at Bay Colony West.I have been a resident at this property location for 3+ years and have had multiple issues with maintenance requests being fulfilled, the latest being my air conditioning unit. It is now two days with no air conditioner and no word from the office as to when this will be remedied. But what do I really expect when I put a request in to have my carpet fixed back on April 2 and it’s still not fixed nor has anyone from the office communicated to me what the delay seems to be.This is poor management on any level and should not be acceptable. The lack of communication from the Bay Colony West office is beyond horrible. I have watched all my neighbors, with the exception of one, move out in the last 6 months all citing issues with this office. I have and continue to uphold my end of the lease agreement while Wan Bridge properties continues to fail at upholding their contractual agreement. Please help me make it make sense.

I have been in my house less than 1 month. It is a brand new build and the previous property manager failed me miserably and the owners turned it over to TBD management. Although it is a step up from the previous property manager and it is new with the transition, I think there can be some improvements. For example I have been waiting 3 weeks for them to fix my keyless entry. It is still under warranty but I keep getting the run around. So I haven’t been able to use the feature. The staff is welcoming and great and looking forward to seeing them work out the kinks and navigating new area.

EDIT AGAIN—Adding in EVETY SINGLE PERSON is non responsive and every email we copy either doesn’t respond or doesn’t work. The email below bouncing back for every person that tries to email. This company is a joke and the houses are FULL of mold and fire ants. The community is swarming with fire ants and they are not addressing the problem. Get a lawyer if you plan to rent from them. Also, if you already rent from them please reach out if you need a good lawyer!-editing to add the email below was copied on several emails and the email chain dating back to 07/09/22 and not one person from the email below has responded and the property management has not addressed or fixed the situation brought to their attention on 07/09/22. We were told our email was finally forwarded to a regional manager, per Angela Chavis on 08/26/22. Again, not sure why this wasn’t sent on 07/09/22 when we first emailed, but that’s besides the point. We still have not received an email or phone call from one person to fix an issue that could have been easily fixed within 2 days of our original email. We have been at our current rental for a year and NEVER experienced such unprofessional behavior. The prior property management was extremely professional and very kind to all the residents here in this rental community.

4 month update: There has been great improvement in maintenance requests being completed. Lawn maintenance is being done regularly, which I greatly appreciate. And my water bill has been more accurate. I am upgrading from 1 to 3 stars.————This management company is the worse. Ive been in a rental house for 5 months and regret it more every month. Terrible communication (or lack there of)! Terrible wait times for maintenance requests. I had trouble with the water heater multiple times and several days without hot water before it finally got replaced. My AC went out in the middle of summer, house was over 80 degrees for 6 DAYS while I have 2 young kids before it got fixed. Trying to get the water bill situated is STILL a mess and there are astronomical charges for it. Now the electricity is sketchy. Microwave doesnt even heat at full power any more and dims all the lights in the house when its on, even if nothing else is running. The house and management team is more of a headache then anything else! DO NOT RECOMMEND!

Update: I have been since contacted by the current Manager of the property. Jessica did explain and rectify some of my concerns. I do wish that she could have been there from the beginning and I wouldn’t have had all these issues. She truly seems like she cares about the residents and doing what’s right. So I will change my rating from 1 to 3 stars. And with Jessica now taking over I do believe more 5 stars will be seen in the future.The absolute worst management companies! Do not live in one of their communities. They change their leases on you week to week. They will charge you ridiculous and what should be illegal amounts of money not in your lease when you move out. The staff is different day to day and can’t keep anyone. There is no communication between leasing office and maintenance. It took 4 weeks to get a dishwasher and 5 days to get a refrigerator replaced. Not to mention two weeks for any maintenance issue resolved. We were told one thing upon move in and then another when moving out. Not to mention every time I went into leasing office there is someone new and we were told something different every single time. And then management wants to hang up on you when you get furious at them. Tenants don’t get angry for no reason at all. You will never keep anyone on any of your properties! The community talks and social media is a great tool.

The WAN Bridge Community and TBD Management here in the Balmoral area has been nothing, but accommodating and sweet to us. We moved here from Hawaii 4 months ago, and from the very beginning, they’ve been a great help! Starting from Emajin helping us with any questions we had submitting our application all the way from Hawaii, suggesting energy companies to go through, to Maria helping us on move in day. Even now, 4 months later, they’re still very helpful and pleasant. Whenever we have a maintenance request (replacing lightbulbs) Maria comes THAT SAME DAY if you don’t put in the request too late. If not, she always come in first thing in the morning. If we call, someone always answers. They even held a package for me at the leasing office. Every time I experience anyone there, they’ve always been very nice. I’d recommend living and renting here to anyone.

This property is located in Pearland, TX (77584). I made a $1,600 security deposit when I moved into this place. I moved out of this property on 6/15/22, while my lease ended on 8/31/22. I was still paying my monthly rent till the last month. During this 2 month period, the management was running the water sprinkler every 2 hours without my knowledge. Water bill showed that 9,300 gallons of water was used, while electric bill for the same period was almost 0. I contacted the management office about this, I was told that it was my problem.At the end of my lease (8/31/22), I used a professional cleaning agency to clean the carpet as instructed and left receipt. I just logged into my account to see the status of my security deposit. To my surprise, the property management does not want to refund any part of my deposit, rather they said I am even owing them $668. We never did a walk through together to show me what I damaged in the house, which would have been a fair thing on both sides. Former tenants had same problem in the past, which I read online. This is a fraudulent way of taking money from unsuspecting tenants. I definitely have to seek redress legally.

I applied for a unit and was told to send my bank statement for proof of income because I am self employed (realtor) I was told that they can’t take bank statements after asking for them. And I was ripped off $250 and was told that I don’t qualify because I was self employed. Side note the property manager was very nice tho.

My wife and I have been leasing a townhouse at Clearwater Balmoral since 05-23 and the staff has been professional and the maintenance staff have been very timely . The neighborhood is quiet and we have not had any issues. I would refer other renters here for sure

TBD at Pradera Meadows has gone downhill and the white woman with glasses in charge now is very rude and nasty to customers. We are owed our deposit for 2 months and they have not lifted one finger to help us. We were good customers for a year and left due to the rudeness of this lady. and now we cant get our $2,300 deposit back or even a returned call. Horrible!!!!

This company is very unprofessional. Calls are never returned or answered!Emails ignored also!!. I was told a refund would be granted within 30 days and now it’s over 60! This company never answer the phone it’s like they are closed daily!!straight to voicemail. Like they block the calls! Management has declined and previous was much better!!

Of all the things currently going on in the world it deeply saddens me to write this timely review.., I am a current resident in good standing..,Perfect payment record as it applies to our monthly lease.. Our 4 bedroom townhouse is lovely and comfortable.. For the most part, TBD MANAGEMENT, does a decent job as it applies to maintenance requests and the overall upkeep/ appearance of the properties.. TRUST AND BELIEVE THAT WHEN IT COMES TO ADMINISTRATIVE ISSUES, they are the complete bottom of the barrel!!! Our 18 month lease expired on July 31,2023..,Prior to that expiration date we first completed a hard copy application with proof of rental insurance and verification of income.a woman in the office by the name of Sandy told my daughter that we didn’t both need to submit paperwork.. okay no problem.. A day or two after that we received a request to complete a complete application on a source that looks similar to a DOCUSIGN APPLICATION.. My daughter and I went through that process, at the end of my process, I received notification saying CONGRATULATIONS YOU’RE FINISHED.. My daughter had issues and the system kept telling her that she was missing signatures, after repeating the process with no success, my daughter and I sought help from the management team, We sent both emails and text messages .. NO ONE EVER REPLIED!!! Since the one lady Sandy said that only one application needed to be submitted and I’d received a CONGRATULATIONS COMPLETED, we thought perhaps what we’d done was adequate ..,As always I paid the rent on time.THIS ORDEAL JUST HAPPENED AROUND AUGUST 4th or AUGUST 5, 2023….,A couple of days later, we had a problem with our garage door unable to close and I went into the system to submit a maintenance request and to my SHOCK AND SURPRISE, TBD MANAGEMENT HAD DECIDED TO ADD A $300 CONVERSION FEE EACH MONTH AS A PENALTY FOR NOT RENEWING THE LEASE, I called immediately and I spoke with someone named CINDY, who lied and said that she would call me back in one hour .. NEVER DID I RECEIVE A CALL TO THIS DAY.. NO ONE EVER RESPONDED TO OUR EMAILS OR TEXT MESSAGES!!!! What did happen is I noticed that the $300 conversion fee was removed from the system.. After all the stress that was caused to my daughter and myself, TBD MANAGEMENT NEVER APOLOGIZED OR OFFERED A REASONABLE EXPLANATION.. WHAT BLATANT DISRESPECT AND DISREGARD FOR GREAT TENANTS.. when we moved here, BridgeTower Management Owned these properties and it was sold to TBD JUNE 2022. This Goggles review is only my first step. I personally don’t appreciate being lied to disrespected and discarded.. A letter to their corporate office will definitely be in route.. I am far from being a idiot I retired from CUSTOMER SERVICE MANAGEMENT, no way would I have ever treated our clients, customers, members the way that TBD MANAGEMENT HAS TREATED MY DAUGHTER AND MYSELF.. I have been ripped off, I moved out when I was told and now they come back and say I wasn’t supposed to move out until the end of the month, but they prorated my rent from the beginning of the month, I can’t understand this. TBD management is a bunch of crooks!!
