Key Points:- patience, client advocacy, balanced judgment, tenacity without impulsivity, discernment of our needsMy husband and I have bought two homes now with Phil as our realtor; each time, he did the impossible by taking the time to get to know us, truly, and using his knowledge, experience, and professional judgment to read between the lines and dig into what we did not even realize about ourselves.The first time we purchased a home with Phil, after striking out a number of times on properties we picked, he asked us to trust him and took us to a neighborhood/area of town that was not even remotely on our radar. We may not have been inner-loopers after that, but it was *perfect* for our needs at the time, and it was a wise financial move, too, because the area is pretty hot — weve even seen no less than a half dozen of our friends/acquaintances move to the area in the last couple years as the greenspaces, trails, and bayous are being worked on.When it was time to buy again, we had what felt like so many variables working against us: we were a HCFCD buyout property — and I should add, Phil did not feed us any lines about the first property. We knew exactly what our flood risk was, and we were fine with it. We dont regret a thing, even though we closed on the home just a few months before Harvey and ended up flooding extensively.So, we were a buyout property, which meant we had certain criteria we had to meet for our new home, we were beholden to the countys timeline, and we were on course to have to purchase at the height of inflated pandemic prices. Not exactly ideal as buyers, but we were on FEMAs funding schedule, not ours. I am pretty sure we visited at least four dozen homes in less than a month. I dont know what other buyers are like, but for us, it was about the perfect combination of factors rather than a collection of hard MUSTs, which I would imagine makes it extremely difficult for realtors. Even though we wanted to stay in Houston proper, location was not a huge factor, which meant we were looking at properties from Sugarland to Humble to Magnolia *just in case*.Aside from basically roadtripping with us, Phil made sure to advocate for us in a relatively buyer-unfriendly market. He always managed somehow to land squarely in that perfect balance of professional guidance without advice we could blame him for later. We made numerous offers, but even in a competitive market, we never felt pressure or ill-advised by Phil. He reached out to his network and connected us to get second and third opinions just to make sure we felt like we were in the best position as far as the loan side, as well.At the end of the process, we ended up with our top asks being met at 100K below our budget because he didnt give up on our wild requests and our willingness to put in some sweat equity if thats what came around. I mean, someone whos working just as hard for ultimately less commission and doesnt just tell me what I want to hear gets my vote of confidence. I rarely trust reviews that are all positive, but the worst Phil ever did was not make a sight-unseen offer on a house I randomly texted him on a Sunday morning. Had I really meant it, maybe he would have — but I like to think he just saved me from myself.
Phil is in attentive, responsive, and very knowledgeable partner when looking for real estate across the Houston area. I highly recommend him.
