Updating my review: ITS GOTTEN WORSE!Two months ago the garbage disposal stopped working to no fault of our own they sent someone (after taking another day off work so they could come fix it) however they messed something up because after they left water started backing up from the dishwasher and sitting, not draining. We asked them to fix it and I had to take another day off work. The guy that came said whoever installed the garbage disposal, didn’t do it correctly and he needed to order a part but would be back. Over a week went by and I had to reach out to them..just for them to say that it’s out fault for never using the dishwasher and that’s why water is coming from it (huh?????) that I need to run it every day for a week and then talk to them. So we did. More water has backed up, causing water damage under the sink and on the floors. And now roaches are coming up from underneath because roaches like moisture. I’ve reached out to the owner of this company Mauricio and he has not gotten back to me in over a week. The woman that does respond, whose name is Martha said that the pest are our problem, even though we would not have a pest problem had they taken care of this issue.Whatever you do do not work with these people at all. This is one of the most incompetent groups of people I’ve ever had the displeasure of having as a leasing office. They’ve had people on my roof random days over the past few months banging. NotOnce of the days they have been on my roof had they let me know ahead of time, so Iva had random men on ladders outside my bedroom window at early hours in the morning, and no sleep. Their maintenance people come into my house and break my pots and my plants and not say anything. The only time they can ever do maintenance request is between 8 and 9 AM in the morning when I’m not available so anytime anything goes wrong you have to take an entire day off of work for them to fix it.
I enjoyed the apartment! It is very comfortable ,the right place for two or more people. Close to everything ..I coul walk to the Galleria shopping center or the other shopping center on Post Oak,close to supermarkets,to the church,restaurants, bars even a dentist is nearby .The community of the building is awsome,friendly . The manager is wonderful too. The staff of Tu casa rental office is great,they helped me with everything I needed. I did not have many problems,but the few I had were promptly solved. I would fully rely on them.Great service! Greatest people!

Maintenance starting replacing water pipes March 18th 2024. It’s now April 24th 2024 and I still have the ugly cut outs in the wall with exposed installation. No one will give me an accurate update. Half the time they don’t even respond to messages. They raised the rent , made no upgrades and continue to drag this out. However they rushed to repair the vacant unit next door.I’ve been here three years and just renewed. . I’m would have never renewed if I’d know they’d do this and cause such a huge inconvenience.May 4th update: Don’t live here if you have any PTSD. Will they start extremely loud renovations on the unit behind you at 8am on a Saturday scaring the literal hell out of you without warning? Yes. Still haven’t gotten any updates on even my walls will be fixed. At this point I’m contacting some form of housing authority.

Several years ago we decided to turn the day-to-day management of a rental property we owned to Tu Casa Realty. That proved to be a very wise decision. Tu Casa keeps the owner advised of any and all repair/maintenance needed for the property, and quickly and efficiently remedies any such problems that may arise. Rentals are promptly deposited, and a Monthly Owners Statement is given each month.I quickly give a Five Star Plus rating to Tu Casa for their professional, friendly and much more than competent service. I will miss all the people there, and thank them for all they have done to maintain our property while under their competent management.
I have multiple rental homes being managed by Tu Casa Realty and always use them for purchases and sales of my properties. They are an extremely professional and knowledgeable team and strive to provide top tier customer satisfaction. Recently, in one of my rental properties, they managed to list, prep, process applications and do all the logistics to find a renter and move into the home in less than 7 days!!!! This is in an area where properties that average +50 days on market. Truly amazing. I have been their customer for +15 years and would not use anyone else. I rented an apartment for a year from this landlord. The apartment was old with some upgrades, but I am far from picky and the peeling wood and paint did not bother me at all. Within the first month, some of my patio furniture was stolen from the front of my apartment. They weren’t sympathetic and I barely got a “sorry” from them. When I moved out, they also kept part of my deposit citing that it was not clean enough. I had spend hours cleaning until it looked better than when I had moved in (I even had witnesses). Also, they offered online rental pay when I signed my lease, but never set up a way for me to do so (after I asked repeatedly). Overall, I would be wary if I was a potential renter from this company. They offer the bare minimum pretty much. Read reviews and do your research before you rent!

I was given an eviction notice due to some false HOA claims that was really harassment. Was talked into signing a longer lease than needed and put over 10k of upgrades in the rental myself. Long story short, agreed upon repairs were never done. They never reimbursed me for my costs of upgrades and they kept my deposit of almost 4k.....Renter beware!!! Should have known as the place was not kept up or cleaned prior to move in. They even tried to say I took a bathroom mirror that was never there. Then they send me a bill for an additional 3.5k.....Good luck....complete rip off company.@Mauricio, collect away.....I have provided my attorney information to the Cosmo attorney. Let me know if you need it resent to you. I will be looking to collect a lot more than your bogus invoice charges which were made at your and the Cosmo HOA discretion. Would be happy to put a lien on the property until the matter is resolved.
Martha at Tu Casa Realty has been managing our rental properties for several years now and we couldnt be more pleased, especially with new technologies and practices they have implemented over the last couple of years. Martha at Tu Casa Realty is highly responsive and very knowledgeable, and quite frankly treats our properties like they were her own. Tenant-landlord relationships can be quite complicated and in my opinion Tu Casa Realty has been that neutral party that looks out for both sides. As a landlord I get tenant requests and complaints ranging from the reasonable to the outrageous. Martha at Tu Casa Realty has been instrumental in ensuring that our properties are well cared for and that our tenants are safe and happy while staying within our budgets. I have recommended Tu Casa Realty to other investors and will continue to do so.A few tips for landlords:1. Perform regular property inspections. Youd be surprised at how many small issues can be resolved before they become bigger and more expensive.2. Address renewals 3 months before their expiration date.3. Set expectations with your PM regarding your goals, budget and intentions.A few tips for tenants:1. Read and understand your Lease Agreement. Ask questions. Dont just sign.2. Communicate service requests and issues via the appropriate channels. Dont wait for things to get worse.3. When in doubt, ASK.4. Whether you want to renew, not renew or simply break your lease, communicate with your PM. Youd be surprised at how flexible landlords can be if you communicate and cooperate and your PM is the link between you and your Landlord.

Tu Casa is a rip off. The realtor Martha tricked us into signing a 2 year lease, saying there was another couple that wanted the same duplex we were looking at. She basically tricked us, saying that if we wanted the unit we would need to agree to a move in date sooner than we wanted, and she said a 2year lease would be the way to beat out the other buyer. All of this of course was a lie. After being attacked in the duplex, we vacated the unit and began conversations with the landlord about reletting the lease. $17,000 on our credit really? I was emailing with Martha, trying to work out a payment arrangement when I received an email that I had been placed in collections with a phone number to call. Scam Scam run, these people have old units, our was flooded more than 3 times, and it was old and poorly maintained, read your contract they DO NOT pay for exterminators, but there are spiders, wasps, roaches...and all other insects and they were there when we moved in...WATCH OUT SLUMLORDS that prey on Hispanics!
I lived in a house managed by Tu Casa realty for 5 years. For 5 years, the old carpet was never replaced, things broke down consistently and needed to be fixed constantly.While leaving they put fake repair charges on me. On my threat to go to the small claims court, they gave me part of my money back but still kept the rest of the money. I then gave up on that money.
Over the years, Ive used their services several times for renting offices and purchasing/selling property. Every time Ive received reliable service and had a pleasant experience dealing with their team, but primarily, Ive felt reassured the process is handled accurately and on time, which in real state transactions it is paramount. I would recommend them; in fact, I already have a few times.

Rents horribly renovated and up-kept homes, they do not respond to emails or concerns about their properties.
