TOXIC MOLD. DO NOT MOVE INTO 20931 SWEET BLOSSOM LANEThis company should be sued and I hope they do. Putting families health in jeopardy. Absolute criminals. Beyond everything else this company put us through, the house we were living in had a huge unknown leak under the house which caused terrible humidity problems and a huge toxic mold infestation. Maintenance did not find the leak on multiple occasions, I did! It look them MORE than a month to get us out of the house, took weeks to respond to maintenance requests and emails. The mold harmed myself and my 3 children. We were paying thousands of dollars in utility bills due to the hot water heater running constantly and the water runny constantly due to the leak, they refuse to pay us back for any of it. The mold ruined nearly everything we owned, everything smells like mold. We have been out of the house for over a month and we are still cleaning our stuff since we aren’t rich and can’t replace everything that was inside the house and garage. This company’s neglect harmed our health, destroyed our things, and provided no reimbursement. A lawsuit is coming. This company needs to go out of business.

If I could give no stars I would. AIM Reality are the absolute worst. Our fence got damaged from the hurricane Beryl . I reported it numerous times with no response. They finally sent someone to look at it months later after my wife went to their office to pay our rent and complained. That was in October mind you that the hurricane was in June-July. Fence still to this day has not been fixed.over the weekend one of the springs for the garage door broke. We reported it and was told that we had to pay 75 dollars that they call a repair deductible to have someone come out to look at our door . We paid it. They never sent anyone out to look at the door. I had the door fixed and let them know I paid 350 dollars out of my pocket plus the 75 dollars they wanted to send someone out and was told I did not have authorization to have the door fixed so they will not reimburse or pay anything. I sent them the receipt showing I paid it from a reputable company but they refuse to honor it. DO NOT RENT FROM THIS COMPANY THEY DO NOT CARE ABOUT THE PROPERTIES. We have never been late on a payment and they have increased our rent every year on us. This is not a good company and all the people that work there are very rude. Stay as far away as you can from renting anything from them.. I give a negative 3 rating…

Awful leasing company. I had paid them to send out a contractor to fix our broken microwave. After 4 weeks with no communication from them or the contractor, I was told that the part we needed was no longer available. The leasing company said they received no communication from the contractor about this, and never followed up with this issue. They refused to provide a temporary microwave for us even though we’ve been out of one for 4 weeks counting. I would avoid this company at all costs and think twice about renting any properties from them

Terrible company to rent from! They don’t fix issues with the homes they rent out. I had holes in the floor and they wouldn’t come to fix. I went without a stove for over a year! I emailed and called for them to fix and they never responded. They only worry about receiving the rent and don’t fix the issues in the homes they are renting. The workers are extremely rude and have an attitude when you ask them to fix anything and still don’t come to fix! DO NOT RENT FROM THIS COMPANY!! They should be reported to the better business bureau.

AIM Realty Management is a complete scam! They lack communication, professionalism, organizations, and most of all customer service. I lived at one of their properties for 4 years, and in that time, I received nasty voicemails, rude telephone conversations, and they didnt even send me a renewal lease my entire last year in the home (after we inquired about it several times)!! I have been gone from the company for 3 months and they still have yet to send my deposit; they didnt even send me an itemized list of deductions until yesterday!!! The Texas State Property Code states they have 30 days to send either my deposit or a list of deductions and I am finally getting a bogus list after 3 months. PLEASE AVOID THIS COMPANY AT ALL COSTS!!!

I have been calling for days about a property listed by AIM. Every time I call no one ever answers the phone. Then Ill get a text from Rose that they are driving and request for me to text, only to say get with a Realtor to see the property. Im not currently working with a Realtor so on to the next one but they arent being very helpful by not waiting to show the property how does this help the Landlord or a renter.

I am completely disappointed with Aim Realty. They are completely unaware of the harm that their properties do to the general community. They do not listen, and hide behind the owners of the homes that they represent. I would never, ever recommend this business to anyone. They always plead innocence and even ask you to stop contacting them because they do not want to hear from you anymore. Ridiculous.

I just wanted to share my experience. Please do what you want with this info.I have recently fallen ill with a rare illness. I had to leave the workforce and go on long term disability to take care of myself. Due to my years in the corporate workforce, I am fortunate enought to have a reasonable LTD income. I recently moved from Las Vegas to the Houston area to receive proper healthcare. Unfortunately, I had to sell my home in Las Vegas, breaking even. Nothing to show for it. My wife & I are renting an AirB&B here in Houston until I find a place to rent. We found a home we like and within our budget. Unfortunately, AIM is the property management company for this property. I filled out the very extensive application and submitted the fees for me, my wife and my two small pets, a cat and a dog. Yes, each pet is required to pay $20 each for an application fee. Humans are $50 each. We paid $140 total. I have a credit score of 794 and an unblemished history spanning 30 years of on-time payments to landlords and mortgage companies. I have zero revolving credit debt. My wife has a 706 credit score and zero debt. My limited income is more than three times the rent as required. All that said, we were denied by this company with zero regard to our excellent credit history. We worked with an agent too. They refused to call and discuss our case with her by phone. The whole process was very impersonal and unprofessional. It was a cash grab and nothing more. Obviously, the application fees are non-refundable. $140 gone and nothing to show for it. This company can do very well with this business practice. Beware.

I’m definitely shocked by all the one star reviews. I have rented from AIM since 2021. I haven’t had ANY issues with them. The repair line does go to a voicemail but I leave detailed message of my issue and I have always gotten a call back within 24 hours. The call back is always from person they are sending out to make an appt. I have had to get a hot water heater replace, leaking toilet, a garbage disposal repaired and ac thermostat replaced. All were done in a timely matter. I did have to pay a deductible for them to come out but that was also listed in my lease. I have had the most contact with Ms. Rose she is a sweetheart and very professional. I have never stepped foot in the actual office and I have never had issues with getting in touch with someone via phone or email. I will continue to recommend this company as they have been the easiest to deal will Compared to prior companies.

After my father took up residents.The first of these broken promises was the fence incasing the back yard that was in shambles befor he moved in.the fence was falling down literally dry rotted or an missing bords.That was noted in paperwork that said issues befor taking residence.yrs later the gate is still falling down an accessible to public.Thehome located in katy,TX 3327 silverside Dr77449 the owner an aim have failed in maintaining g a healthy ,safe environment for my father a 77yr old disabled veteran.He suffers from dementia and due to the sever mold issue his doctors have stayed this could have added to his lung an memory worsenedwhom had paid his rent on time for as long as he lived in the home.The home is infested with rats to the Point you cannot walk or go into kitchen without being greeted by a rodents there is infestation of bugs you name it.we have tried our best to control that issue to no avail.The home is growing black mold there is numerous water damage due to leaks not fixed by owner or fixed an nit repaired to prevent other issues to wirsen conditions in residents. my fathers healthy has declined.for the past 3 yrs my father has not had a lease contract sm has tied to move from the home numerous times.each time out realtor found decent properties AIM REALTY purposely blocked any attempt for him to move by not sending his rental verification to my father for his records or the realtor to submit to future landlors or respo ding to fax,email from the owners or rental properties found.they said the only way to get this info was submitting a form well that was done multiple times an they wither didnt answer or if they did they would make sure to not send in vidal information to obtain better living conditions at a new property. If they did respond they made sure to include a side not of the tenant had not submitted a 60 day notice to move out.Well one cannot submit a notice if the person hasnt found a property to move to.which is why one ask for rental verification so prospective landlord can review history of said individual.our realtor has forund 30+ homes an all were lost due to aim an their lack of professionalism to there tenants.they basically entrapped my father into staying g by not providing him the essentials to move on.not only did they not respond to notices or fax in regards to rental info they would say we didnt get it.all thru the pandemic we searched an up to this day an because of them we havent had an chance to move on.now they are kicking my father out after he reported the mold they gave him less then 30 days to move an now with the market the way it is its 10×more difficult to find anyrhjbg.Not to say that some of the people in the office are helpful with in their limits because aim has made difficult for anyone to conduct business.i will be submitting pictures to show the medications an for supplements meant to help my father have been destroyed an little has been done thousands of dollars lost.i guess they think its ok to ignore a tenant trying to leave after many attempts to get them to get the rats out do maintaining on the property. AIM realty provided the worst rental experience ever. They are rude and unreasonable. For example: the breaker box was inside of the closet and was arcing every time the ac started. They sent an electrician out that told me that the breaker box needed to be put outside or it may burn down the house. My concern was that my children were home during the day and I was at work. When I called to ask questions I was told that the electrician should not have told me that.Then there was an issue with the owners suite flooding every time there was a heavy rain. It took AIM and the owner over three years to make repairs to the floor. You ask why I stayed so long. I had a three year lease. After the house was leveled no one returned to repair the dry wall or the carpet.In conclusion this is the worst company to get involved with and they should be shut down.

Updating my experience since we moved out. We had a great experience! AIM made the whole experience easy for me. I was a first time renter and they were so patient with me. If we had any issues they took care of them in a timely manner. Everyone was very kind! They guided me through the move out process and made everything easy to understand. I would definitely use them again if they will have me!

Ive been a tenant for 3 years without issue until today. I can confirm they do not care about your issues. Listen to the low ratings. A refrigerator--something that everyone needs--they wont even send someone to look at it. Our fridge is functional but after hurricane Beryl has emitted a horrendous smell when plugged in; so its clearly something internal. We CANNOT use it. They wont even look at it. When they get new tenants will they replace it? Obviously they would. Current tenants? Screw us.Dont do it. Most responses to these reviews on their part are also clearly bots: shows how much they care.

“Professional Property Management” is a MAJOR REACH. Both individuals that were involved in our application process were unprofessional and uncommunicative. Emails had little, if any, punctuation. Documents were sent to the wrong people (like my employment verification being sent to my landlord) all with little to no updates as to what was going on in the process. Had to ask all questions and initiate all conversations to have any idea as to what was happening/what was needed and then when the “application processor” DID decide to reach out she was rude and wanted to rush/have things done on her time.At one point we requested a phone call and her response via email was “email is better, I have high volume right now.” Keep people updated and we wouldn’t be requesting a call. Overall everyone we’ve dealt with has lacked professionalism and customer service skills. After seeing all the other reviews horror stories it looks like we dodged a bullet.Edit:I recommend EZ Home Rental, they have been amazing. Applied on 6/26 and was in the home on 7/1

I have had Aim manage 3 of my rental properties in Houston and I highly recommend the company. Aim has the staff that takes care of your HOA violations, your evictions, your new leases, lease renewals, your statements, and your repairs. They give you excellent service. I believe all owners should be proactive to check, inspect and upgrade their properties and Aim is the company that can do it all. This company has given me a peace of mind. And the staff are beyond helpful and caring. Thats why in the past I have moved away from other management companies and turned to AIM. I am loyal to Aim Realty and will always be. I recently viewed a home in Tomball for rent by Aim Realty, Inc. Located at 10222 Berrybriar Ln, Tomball, TX 77375 The home had rat droppings on the kitchen counter, the kitchen cabinets were not closing they remained open even if you pushed them to close, the bathtub in the 2nd bathroom had not been cleaned their was hair in the drain. The toilet bowls in both bathrooms were filthy. The garage would NOT OPEN at all their was no way to make entry to the garage. The backyard was a mess with open wires cut.

Ive been a client for two years now. AIM is a basic cookie-cutter business, there is nothing special about it. Their customer service was a bit shaky at the beginning but they have gotten a bit better. Dont expect 5-star service because they do not go above and beyond.

Do not use AIM realty if you are needing to find a rental anytime soon. their agent Rose Botto was very rude & unhelpful. Realtors usually want to sale or lease their clients homes , not sure what she got into the realty business if you are not going to be a courteous & helpful. I have been renting a property managed by AIM Realty for almost 4 years now. The service is straightforward and clearly outlined by the lease documents. They have followed up with me regarding all of my questions in typically less than an hour, including after-hours maintenance when the air conditioner stopped working and when the toilet was leaking into the wall. Its difficult to be a renter because there is so much out of my control, but they have been a great company to rent from.Im not sure what other tenants experiences have been like, but my best advice is ask questions and be straightforward. Communicate clearly via email - follow up with a phone call if needed. Typically, theyll get you straightened out before the end of business.Special shout out to Barbara, Rose, and Noe!

They are just as reliable, professional, and trustworthy as they were in 2010. The current housing market is the worst Ive ever seen. There is nothing that makes them stand out from any other management company. Getting them to fix anything will takes weeks! I would also like to add every time you call them for a repair they take $50.00 out of your deposit. The few people I know that rented through AIM were shock to find they lost there deposit. I gave them a check and the scan they sent to there bank was blurry so the bank shot it back and now I get a money order and its just a pain. And they made me pay the return check fee!

So incredibly disappointed. We moved here from Miami, FL for a job opportunity my husband received. Before we moved in, we were given a list of repairs to the home that AIM planned to complete, including repaving the driveway. Weve been here for nearly 7 months and now theyre saying that they are not going to repair it at all! It took nearly 2 months of almost daily phone calls and emails to get a hole in the sidewalk next to the garage door filled, and even after our son was injured as a result of tripping in the hole, they still took their time.On the night we began moving in, our next door neighbors came over to introduce themselves and warned us that the previous tenants had had bed bugs. This was a HUGE concern, as we have three small children, but AIM assured us that it was not bed bugs, it was fleas, and the house had been treated accordingly. Lo & behold, we are currently dealing with bed bugs. AIM refuses to pay for the treatment, claiming that we brought the bugs. Not only are they insisting that we pay for the treatment, they are requiring that we use a company that they approve of, instead of allowing us to get estimates and chose for ourselves. So were going to be out over $1000 for a problem that was there before we moved in (the exterminator they sent out for the initial inspection confirmed that it was likely that the bugs were already in the house, as the baseboards in several rooms are infested).

I have been a long term renter over 6 years. I have water damage since before Harvey that I let the company know about and was not repaired, then it got worse after Harvey. Now a year later after multiple times contacting the company they still have never fixed it. Then I made them aware of a running faucet and the repair lady admitted she forgot to reply to me after I checked on it. So a week of my water running because of her lack of correspondence. I am now choosing to move because of the lack of repairs made to my house and they are trying to get as much money out of me as they can before I leave. They do not care about their renters or making timely repairs. I would avoid dealing with any property that uses AIM.

I was a tenant who rented through AIM. I was going through a divorce and needed to move quickly. I veiwed the townhouse and though it needed work, it had potential and met my immediate needs. i was promised every thing would be taken care of, and if i signed and returned the lease by the next day, they would let me move in in a few days. the lease was emailed to me the next day, i signed and emailed it right back as well sent my money order. i did have a realtor helping me, they agent form AIM asked if I would take a 18 month lease, even though i we asked for a 12 month. She and I both told them No thank you. Nothing was ever fixed that i was promised, I had constant problems with the AC, no one ever came to look at it. I just got transferred around.Long story short, when my year was up and I gladly moved out, i was informed that I had signed a 18 month lease, and they are now billing me for the 6 months as well as for repairs I had been requesting and never received! These people have no ethics and lie to you all the while! I feel they really took advantage of my situation and frame of mind when I was moving in. I will never trust a company again.

This has to be the worst management company in the state. I rented from them for 2 years. My rent was never late and I left the house and yard in better shape than when I moved in. They kept half of my deposit for flea treatment that was unnecessary and for replacing smoke detectors and stove drip pans that were in the house when I moved out.They never make any repairs to the house and when they do, they are performed shoddily. I had a guy come in to repair a hole in the hall floor and he did not put the carpet back down correctly and I was charged for repairing the carpet. AIM said they have no record of the floor being repaired therefore it is my responsibility.I spent several hundred dollars on trees, shrubs and landscaping as well as several hundred more inside the house, repairing things they would not repair.I have rented houses all over the country and have always gotten 100% of my deposits back, including pet deposits.If I could give the zero stars, I would. Please be warned, do not rent from this company. They treat their tenants worse than animals.

Terrible, terrible management company. The house fell apart around us and the management company staff is unresponsive and very rude. Almost every issue had to be escalated to the owner of Aim to get resolved. He is a nice enough guy, but the office staff is very difficult to work with. The back brick wall completely fell off of the side of the house and it took months to get someone out. The house was sinking, so there were huge cracks between the floor and the wall. We had rodent and bug issues because of it. Luckily my my husband is very handy because Aim did nothing and said those were our issues to resolve. We had to seal the cracks and pay for extermination even though issues were due to major structural issues. But they still raised the rent every year. Complete slumlords.

Me, my husband, and my kids had rented this house in February 2020. We was under the impression that everything was going to be fixed by the time we moved it. Come to find out nothing was done in the house. We had to email and call just so the stove, dishwasher, kitchen sink, master bathroom blinds, master bathroom faucet and be replaced because they wasnt working or because they were leaking. We had hell because they really didnt wanna do anything because they thought things were in good condition. We had to wait a week or so for everything to be done. Then we had a leak in my kids bathroom that led to my daughters room. We emailed about that and it took them a couple of days to come out and see about that. So when they came out the leak was in my daughters room in her wall. So when they found out that they had to cut the wall open to get to the leak, so when they did that we found out that it was also molded so she couldnt sleep in her room until they came back to fix it. They Aim workers and the owner are all lazy and dont wanna do their jobs. We asked for a Credit and the woman told me that someone tried to contact me about it. I HAVENT RECEIVED A CALL OR EMAIL ABOUT A CREDIT AT ALL. So now they wanna offer us $150 credit. We didnt stay in the house while all of this was going on and we couldnt enjoy the house. Funny things is we found a bag of weed in the kitchen when we finally was able to stay in the home. This is horrible business.

I had a HORRIBLE rental experience with AIM Realty Management. I had several repair issues with the house I rented from the day I moved in until literally the day I moved out. When I first moved in, I realized there was a major mold issue in the house. I was accused of causing the mold after having lived there 3 whole days. We went back and forth with this issue but it was only after I consulted with an attorney regarding my rights as a tenant that AIM Realty decided to make any repairs.I have never encountered a business filled with so many disrespectful, unprofessional and unethical employees. This includes the owner of the company, Bill Klingberg, who refused to respond to several requests to speak to him directly. I also requested to speak to the owner of the house; I was told that there was no chance I would ever be able to talk to him. I am sure that if the homeowner knew how AIM Realty treated his tenants he would change managing companies immediately. The repair coordinators tell outright lies and then turn it back on the tenant and threaten eviction. I know several people who have used AIM Realty to manage their own rental properties; because of my experiences, they have wisely chosen to use different managing companies. The way that AIM treats their tenants is deplorable and does not encourage the tenants to care of the property in any way.I encourage everyone to think twice before leasing a property through AIM Realty. They dont care about their tenants who are their CUSTOMERS. I find it very interesting that AIM is not BBB accredited. Of course, theres no way they could keep that accreditation with the service they provide. Obviously their AIM is to take advantage of individuals and families. I am so glad I will NEVER have to deal with this company again.

Easily the worst rental experience Ive ever had and Ive been renting most of my life. Staff was rude, did not take safety hazards and fire hazards seriously, yelled at us over the phone, wanted me, a person who is not an electrician, plumber, nor HVAC educated person, to climb into the attic and diagnose why water was pouring out of the upstairs ceiling (and it was a fight to get them to send anyone out to look at it, let alone fix it properly to prevent mold) not to mention legally questionable activities and business operations. I recommended everyone I knew to stay far away from this company.

She was extremely unprofessional, came out to talk to us with her headphones in her ears. She then continued to belittle us comparing her, not even remotely similar, situation to ours. We left her multiple voicemails (which were never returned but once) All these bad reviews are true about this company. We loved dealing with our previous owners then unfortunately they hired AIM to manage their properties. We were not aware of this when we signed another lease. Supposedly a letter was sent but we never received it. If we had known they were taking over we would never had signed the lease. HORRIBLE company. Take these reviews seriously! Once youre in an AIMM home, they will get angry with you and not respond to any emails regarding damages even though THEY told you to check it off on 7 day move in of damages list. But when it comes to the move out check list, THEY try to keep your deposit. #tryit. Try it. ÀLWAYS take pictures. You wont regret it. If they respond in innocence, I will come back and upload all of the angry emails from management and other emails begging to get things fixed like dishwasher, stove, broken lock on garage door posing a safety issue, and more. You know those things that were supposed to be done before renting and at least those listed on check in sheet. They were forced to replace garage door and lied to key man about locks. Run.

I honestly cant believe AIM is still in business, considering the way Ive been treated as a tenant. We have had problem after problem with the property, as if it hasnt been truly taken care of in years. We have a had a leak in the roof since the day we moved in (15 months ago) that they STILL havent fixed. According to their poorly managed website, they only work 35 hours a week, but good luck figuring out which 35 hours they actually answer their phones. When they do finally answer, they are quick to dodge responsibility and blame the tenant for any problems that arise. They drag their feet in taking care of repairs, claiming that it takes them months to get in touch with the owners (who were not allowed to contact ourselves). The workers they do send do such a terrible job that the same repairs have to be made multiple times. Several times I have taken an entire day off from work, waiting for the repair men to arrive, only to have them not show. I also had a repair man quit half way through the job because AIM rarely paid him on time and often forced him to work unpaid overtime.This is just the tip of the iceberg... When we confronted the maintenance coordination supervisor at AIM about these issues, she only whined that it wasnt fair to bring up past repair issues. On a side note, visiting their office makes me think its a front for an illegal business. Theres nothing professional about this place. I hope homeowners will stop using this company so unsuspecting tenants will no longer have to deal with them. I cant imagine its good for the homeowners, either considering the number of shoddy repairs being done to their properties!

Lived in a property managed by Aim for 2 years and never had an issue. They were always very responsive to requests and inquiries. Moved out only to downgrade to an apartment. I had no issues with receiving my deposit back. Now that I am back in the market for a larger home, I will definitely shop with them first.

Raw sewage backing up into my shower and bathtub. Toilets overflowed 3 times. Plumber was here 3 times but couldnt understand english very well. Raw sewage in the front and back yard. Ive only been here less than a month and the management company, Aim, doesnt treat this like it is urgent. I have had to drive to the local gas station a couple times to use the restroom. Now, when I call, it goes straight to voicemail. Repair requests have to be sent via email. Wish I had looked into the company. Save yourself a year of anguish and find a different management company.

I rented a house in Katy, TX with AIM Realty. Overall, the 1 year lease I had no issues with them other than their inability to answer telephone calls. However, after receiving my refund back, entire month after move-out, they nickel and dime for repair charges that are clearly part of the normal homeowners repairs. Door weather striping, house siding, for example. Charges for carpet cleaning when I had them professionally cleaned before moving. Pest control charges. Over $1000 in bogus charges for a house that was left in better condition than I found when I moved in. Over, absolutely CAN NOT RECCOMEND AIM Realty. With any luck, theyll learn that their reputation is worth far more than the costs of repairs they should be covering as a management company.

If you are considering renting a property through AIM, dont. They are terrible. They act like slumlords. They refuse to make repairs, even to pre-existing problems. The office staff is rude. They told us they professionally cleaned the house before we moved in, but there was layers of grime all over some of the appliances. They even said we didnt pay our rent, and had to show them the copy of the check which they accepted to prove that we did.If you own a property and are considering using them to manage your property, dont. It will look really bad for you if your property managers treat your tenants so poorly.

This company sucks. I have never in my life have written a review... that says a lot seeing that I would take time out of my day to type this. In the past 3 years I was only able to get ahold of 1 employee (to send a payment... yeah, theyll pick up for that.) After numerous times of trying to get ahold of someone on many different occasions I came to realize they have no customer service what so ever. I think they just let you leave a message so they can decide if they want to call you back and deal with your issue. When its time to renew your lease they jack up the price $25 extra a month, so my latest renewal was $75 more than the original rent I pay. Which is a stupid tactic because if you wish to keep your tenants wouldnt you keep it at a fair price? They say its because of the realty market going up but its clear to see its a greedy act to gain extra income, an extra $25 a month from every tenant adds up right? I had to move due to work so I had to break a lease I renewed a few months early. I talked to them about working something out so I dont ruin my credit, I mean I have never missed a payment and have always been a good tenant. I even offered for them to keep my deposit and leave my apartment half a month early (Which I paid for) So they could get someone else in. Still that wasnt enough for a greedy money hungry company like AIM Realty, because they wanted me to pay for the remaing months to not get a broken lease on my record. I laughed and said Good Luck. So yeah at first they move you into your new place and get you all settled and cozy in your new home but after that first month or two I promise you will never hear from them again. I wish I would have listened to all the horrible reviews before I moved in but maybe I can save another family from this company. I know peoples experiences are all different but even both my neighbors had similar experiences.ps. They dont fix anything!

We’ve been leasing a property with AIM for the past 2 years and hate to leave, but need more space and another full bath. Our experience has been nothing short of amazing with them. Anytime we had a repair issue my emails were answered in a timely manner, never had any issues paying rent since the drop box was there and accessible after hours, any questions I had and any pictures I sent attached to my emails always received a response of some sort. Even if Crystal didn’t have an immediate answer for me at the time, she always just sent me a response acknowledging my email and let me know she would get back to me as soon as she had an answer....and I cannot say enough about our wonderful neighbors!!! I will miss living in this house for sure.UPDATE 4/11/20----This is an update to my post to change my rating and warn everyone when they vacate a property! I followed the move out instructions and out of an $1825 security deposit, I only received $768 back!!!! I took very good pics and videos of the house upon vacating. WE LEFT NOTHING there. I also paid money to have the house cleaned and had carpet cleaning from a very reputable company who I had used before to clean furniture for me. But they still charged me $100 for a maid service AND replaced the carpet in the house anyway and charged me 20% of that cost!!!! I was charged for light bulbs and also a pest control for pet (since we had a dog at the time we moved in, but didnt have him at the time we moved out). But heres the thing...we paid a $250 NON REFUNDABLE Pet Deposit at the time we moved in ON TOP of the security deposit, so the pet deposit should have covered that as well. JUST BE CAREFUL!!! You will get nickeled and dimed to death and they will charge you for things you paid for!!! Dont bother painting baseboards or anything like that because that is another $100 charge you will pay and have it taken out of our deposit as well. I dont care how well you clean, they will find a way to still bill you for normal wear and tear when you should legally only be charged for items OUTSIDE of normal wear and tear. TAKE PICTURES AND VIDEO!!! DOCUMENT, DOCUMENT, DOCUMENT!!!! We are a military family so I have already contact our JAG office for legal advice since I documented every single solitary thing from the time I moved into the property and have kept every email! I recommend being super proactive if you are renting a property through AIM and taking note of any and everything. I dont care how minuscule, DOCUMENT IT! I can GUARANTEE you, that you will get nickeled and dimed and have to show proof of what you paid for and verify in pictures and video how you left the property! I emailed AIM back on 4/4 about the charges along with some of my documented pictures of the property with a copy of the invoice from the cleaning service. Ive asked for justification of the charges and I have not heard anything back from them!!! PROTECT YOURSELF!!! Youve been warned!

Everything was great in the beginning, very professional and fast with approval and move in date, never had any problems until we tried to leave. Worst experience ever, they went through several employees In just a couple months while I was trying to correspond with them. No one knew anything about us or our lease. Charged us for items they agreed where wrongful but then took months for reimbursement. There should be an option or symbol for a BIG THUMBS DOWN! AIM doesnt deserve the 1 star that I have to select. They charged $545 dollars for maid cleaning! Their name should be SCUM because they AIM to provide very poor customer service. Managers are very rude and condescending. They were reluctant to fix things so they made up a way to make the tenant front the deductible for services. Ive had to report them to the City of Houston because they didnt want to make necessary repairs. Perhaps charging $545 is their payback to me for calling them out. Do not do business nor lease from this company. You will be sorry.

I should have known that rushing into a place was bringing a recipe for disaster. There was writing on the walls that they were too lazy to cover up. Every door has drawings on it from children that have lived here before me that never were painted. They stated they hired a cleaning crew but we ended up doing it ourselves bc the house was so dirty upon arrival. My ceiling fell in during one of the storms and I noticed that there was water damage I didnt notice indicating a prior leak. The patch job they did on the ceiling looks horrible but I guess I dont need it to look good since im renting right. The floor recently caved in in the main hallway. The drawer in the kitchen fell in and the air conditioning is spinning hot air as of yesterday. Im tired of waiting to see what other part of the house is gonna fall apart each day. I think this house should be knocked down and rebuilt with a better construction team. Barbara is the best part about this company. I hope my property is the worst looking one that they manage bc I can’t imagine someone moving into a worse place.

This is the worst management company around. Heres a list of things they are good at: NOT answering the phone, NOT returning calls, NOT replying to emails, NOT making repairs, charging people ridiculous fees for expenses that should go to the owner after move out. Our rental was in pristine condition upon move out and AIM tried to charge me for over $1000 in damages including pressuring washing the garage (we never parked in there), $125 for debris????, $30 for a/c filters, $75 for bulbs and alarms, $570 for a pet carpet cleaning when we never had a pet and the entire place was professionally cleaned upon moving out. They were awarded a judgment against me for over $2000 that never should have been charged. Guess what, all I had to do was dispute it on my credit report and its gone. I will also be contacting the BBB about this company and its practices.

I have been a tenant for two years and I’ve had horrible experiences. Poor customer service. In order to pay your rent online it is 3% of your rent in fees. They do not honor the post date through the postal service therefore if your rent doesn’t make it in time (according to them) they charge you with a late fee. Lastly in order for a maintenance person to come out to your property it’s $100! I can’t speak on how they are when you are purchasing a home but rental, the worse.

Like many of the posts before mine say, if I could give this company zero stars I would a million times over. By far the worst leasing company I have ever encountered. Don’t rent through them if you can avoid it. I called them to ask questions about why an appliance was replaced with a much lower grade version than we had previously and was literally given the response that, “they do what is minimal.” When I tried to say I will pay out of pocket to replace it on my own they told me I couldn’t or I would have to pay the service fee for the technician they already sent out. This was after making an appointment witthout even knowing the model number for what was already in the house and then sending a tech out that wasn’t even capable of replacing the type of model we had. Worst customer service I have ever experienced.

Which from a landlords perspective they are great because they are CUT-THROAT. I have made my monthly rent payment on time for the last year and a half and my payment arrived late due to 4th of July. So we moved out since april because we bought a new home. The title company paid off this Aik realty the rest of the lease we had, which was 3 months. So Aim got 3 free months of rent in advance. Then this Aim tells us that because our contract says its not over tillJuly that we are liable for the contract till then. Till today Im tgetting the chunk change deposit after all the things they say they paid. I gave $1150 deposit and they are only returning $178.58I need some legal advise.

I have been a resident for less than a month and Im incredibly dissatisfied. The day we moved in, our home had a busted pipe leaking into the yard, a broken doorway which had allowed water to leak into the carpet and build mildew and two leaking faucets. I reported them all the day after move in and asked that it all be fixed. They repairs management communicated well at first and after my family putting some pressure, someone came out 7 days after move in to fix the sewage leak. The repair team sent someone to clean the carpet, however the carpet cleaner did not fix the mildew, the baseboards, the leaking doorway, or disgusting carpet padding underneatge. My husband and I have contacted the repairs manager and her manager and not heard back about the door and musty carpet in over a week. I have had an asthma exacerbation and upper respiratory infection due to what ever is in the carpet and I have a baby due in 3 wks and a doctor letter that says i have to change living situation for my health. I have never felt less valued as a customer in my life. A property should be liveable on move in and i cant imagine putting a new tennant through what we have been through. Im paying a lot money to live here and I cant even get an ETA or response about when repairs will be paid..

Even after being a long termed tenant of 6 yrs they tried to keep our deposit. I have filed numerous complaints against them including the BBC. Be warned. Do not rent a property from them. This is nothing more than a scam. They will let multiple applicants gamble away their non refundable application fees on the same property. So lets say you find a property you like, you view it, you like it. You apply because everything you have seen says its available. What you dont know is that there are several other families doing the same thing for the same property. If youre not fortunate enough to be the chosen applicant, you are out your application fees, which is $45 per adult that will be living in the residence. I submitted my application because the property showed available on Zillow. after I applied I was informed that the landlord had gone with another applicant. Had I known this was their practice I wouldnt have gambled away my money. They are rude and unprofessional. My intuition tells me this is a scam.

Everyone in the front has always been nothing but kind and helpful. Ms. Barbara greets you with a smile. My mother and a couple of members in my family recently had serious medical problems, plus the death of a family member has really hit my family and I financially hard.. Aim handled it fairly to all parties when I failed to pay my rent..They havebeen very patient.. I sent my family member with the funds I had and they showed nothing but kindness..I am working with them to hopefully do business with them another ten years. They have really made the house Im renting feel like my home for ten years ... I personally recommend this company to anyone. Very difficult to communicate with. Tried to request more information & schedule a tour for a couple of rentals - completed the request form, and did not get a response. Waited several days, located their actual website. Attempted to call the the 4291 number (for prospective tenants) which rang numerous times, went to VM, which then stated that “the mailbox belonging to *some random number that was NOT the one called* is full and not accepting messages at this time” … found a place to send another request form on the website.While they were responsive this time, I was initially 1) discouraged from applying to the first location unless we had a “perfect application” due to a “strict owner”, 2) directed to the website for more information (which I have already been on) with failure to provide additional helpful information, and 3) directed to the phone number to “leave a v/m”… at a number that is not accepting new messages.Completely unhelpful, and unprofessional. I am glad we’ve discovered this early, and did not get too far into the process.

Overcharged, underserviced, and rude and/or apathetic service reps. The only way to not incur double-digit percentage fees when paying rent to this company is by delivering the full amount by the 1st of the month. Mailed checks may not get there in time because the local post office is ridiculously incompetent, and they insist that their doors shall be locked daily from 12-1 for lunch. Also, the complex occasionally shuts all gated entrances to the business, i.e., refusing access on September 1st to avoid a late fee.If I could pay online with no extra charges, I would be fine with the fact that our garbage disposal repair took a week and a half and theyve continuously had issue with the fact that I got married and changed my name since I moved in with my original lease.

Contacted Aim Realty, Inc. regarding air conditioner not working properly around 9:00 a.m. yesterday morning. It was nearly 100 degrees in Texas. I was extremely concerned for my family because the temperature inside the house were already hot throughout the night. Since Covid19 has effected Houston I just knew we were not going to get anyone to come fix this issues. Thank God we received a call within 3 hours that someone would be there and yes he was there before the scheduled time. Very professional and with his mask on. We have bent over backwards trying to get a home through this company as they had several listed. We would ask if there was an application on the home and they replied “no” each time. An hour later it went pending literally as we were attempting to submit our app. Thank God we caught it and didn’t pay the application fee! We tried again and gave them the benefit of the doubt and BAM same exact thing happened. They do try to get you to go ahead and pay your fees so you can be ready to jump on a home. This isn’t my first rodeo and I am not only looking at their homes so no way in hell you’re stealing my money like you have others who also don’t have a home to show for it. The listing agent William never responds to emails or calls. Pam is nice and responds but she will lie to get the app money. There’s another agent who did the begging to pay the app fee from Louisiana, but lives in Kingwood, that is just as guilty as the rest of these crooks. Save yourself like we are and refuse to look at a home listed by this company.

Been living in a rental for almost 2 years initial move in repair still not repaired. Fan fell off onto my child and they like ok we replace it, still to not have that replaced either. This place is a joke when it comes to repairs. I have TWO close friends that have been absolutely ABUSED by this company. Theyre awful.Repairs are never done, despite constant promises. Roof leaks, appliances, light fixtures, you name it. They also agreed to paint due to leaks from Harvey and the faulty air-conditioning that has went out multiple times. AIM Realty are and /or represent slumblords. I have never encountered a group of unprofessional adults in my life. It is mind blowing in 2017 the third world mentality has landed in the great USA. I am so glad I serve a Merciful & Gracious Father who never slumbers nor sleep. My advice is to NEVER use this company. It is time for us hard working citizens to rise up and NOT take any old bone someone throws at us. They work for US not US them. Take a stand, I have!!!!

They are rude and disrespectful and not once were they ever helpful in resolving any issues with my rental property. Ive only been at my property for 7 months and it has been chaos dealing with these people. They have zero understanding of customer service. Please avoid this company at all costs if youre able to, theyll screw you over. Really poor management. OBVIOUSLY fake reviews too, Look at all the good ones, theyre all google users aka b.s. If you have to rent through them because you don’t have any other options please read the le and know your rights as renters because they are garbage. They’ll literally scream at you, hang up on you, ignore you, etc this is the least professional company I’ve ever heard of and they don’t deserve to be in business. The lease agreement, and law, say that they must put forth their best effort to find new renters if the rentee moves out before the end of the lease and theyre trying to change the rules and have said they wont put an ad up to try to find a new renter AFTER move out and are trying to charge for the remaining term despite their breaking of the lease agreement by not finding a new renter to live in it for the remaining term. They’ll try to take money out of your deposit and will refuse to give you a list which is also against the law. Seriously read through the reviews and pay attention to the bad ones because they are real and you don’t deserve to ha e to deal with this absolute trash company or their garbage staff who won’t even treat you like you’re a person and act like damn children. I can’t say a single good thing about them and the people that work there are some of the scum of the earth.

You pay your rent every month but yet when something breaks you are responsible to fix it. Yes they will send someone to fix it and then send you a bill for fixing it!! my fence is old and falling apart. I can either pay thier fee to send someone out or i can buy the suplies and do it myself. Itsnt that the hole point why i dont own a home? Thats why i rent so i dont have to pay for repairs!! ugh! so frustrated

How long should a person have to wait to find out if their application has been aporoved or not? Seven days? Ten days? Indefinitely? I will never know. I got tired of waiting, submitting information, waiting some more, paying fees, paying more fees and waiting awhile longer. I leased somewhere else where the process took all of 2 days.

Aim Realty is a nightmare of a rental company. For some reason they as a company do not believe tenants have any rights. You can rent a home, but get this, there will not be a working stove. Aim Realty does not believe if your air conditioner is not working it is not an emergency.AS A RESULT I SUFFERED THE ENTIRE HOUSTON SUMMER WITH NO AIR CONDITIONING!!!!!THE RENT WAS PAID EVERY SINGLE MONTH. This is the worst company to rent from! Dont do it! The house was filthy when I moved in and I was forced to pay for repairs for things that were broken upon move in. Every time I try to call the office with a question Im transferred from person to person and end up eventually getting a voice mail, then never hear back and always have to call again and again. Horrible customer service. Requested back fence to be repaired after an attempted burglary and was told that it was my responsibility. Also 2 summers in a row AC went out took a week to get someone out and they only patch the problem. So it goes back again a month later. Horrible horrible customer service
