DO NOT USE THIS APPRAISER! Brad did a terrible job at appraising the home. The home came at a higher value in 2021 and he appraised it lower than 3 years ago before we even fixed the home. We even shared the old appraisal report so he gets a better idea. He discounted all the upgrades even though we had a booklet showing before and after photos and list of landscaping plants we have added to the property including adding trees & more that increases property value. The cost of labor & material alone has gone up in 3 years! Horrible service and overcharged for an appraisal that was not worth it. The home diagonal to our home sold for 500K higher than without any upgrades 7 months ago and he stated some values that didn’t even make sense. He also told our realtor he lives in the area. Well, shouldn’t he know better what the market is like! The land value alone has gone up in the area from 2021 to 2024! Wow! I hope karma comes back to you Brad and shows out!

I have two appraisers come to the house. Brubaker appraiser were not professional at all. He first told me that this was a great house it should be sold before his report came out. So I told him I got a full price offer on hand after only one open house and 1 showing in two days and there were many requests for showing. The appraiser said I should have had my agent go out to solicitate multiple offers. My house were listed too low. However, when the report came back, he picked inappropriate comparable and the measurement was way less compared to the other appraisers or district square footage. Gave no credit for upgrades on hardwood floor, upgraded staircase, office, granite countertop built inside, backyard built-in, age of the house, builder, two story living room, no backdoor neighbor, one of the comparable was even a flooded house. The other appraiser, however, was way more professional, the report was much more in details, credit and minus with reasons. I would say stay away from the appraiser Jeff Long. Jeff Long report could come from someone who’ve never been to our house.

I wish I could give less than one star. If you need to sell your home, do not use these people. Spent 2 months trying to get my appraisal corrected and only got a bunch of excuses. The appraisal they did for me appears as if someone in the office did it and not the guy who came out to my house. They used comps from a different county and a lot of the details are wrong for my property. I sent a detailed list of issues with the report to them that were never addressed. After 2 months of calls and no action, I just gave up. This is a $1000 dollar mistake I do not want anyone else to make.
