We were very impressed with the thoroughness of the commercial building appraisal. The appraiser asked all the right questions and delivered a comprehensive and insightful report. Highly recommend.

My husband and I were fighting an eminent domain case with the city. We communicated all of the details of the case and property to NAP and talked through them with the company prior to contract engagement (survey, condemnation package, residential building plans, etc.) While they obviously cant say for certain how an appraisal will turn out, they indicated multiple times they believed the offered price was very low based on said details and that they usually do not take cases unless they believe they can do much better for a client than any initial offer. To our surprise, their appraisal came back below what the city had offered us, which was already next to nothing. Incredible waste of time and money. For thousands of dollars, we received about a five sentence verbal explanation as to what their analysis was. One would think if this company werent a scam that they would have a better idea up front whether a case is worth the cost for clients who are not in the business of appraisals, but lesson learned, I guess! Also, of note- after posting my initial review (Yelp), the company called to discuss and not only did not offer any refund, but were utterly unable to address or explain any of the complaints that I specified. In fact, the gentleman stated incorrect facts from our case multiple times- almost as if he had never read the documentation we sent in the first place.

I have used NAP for several years and their appraisals are thorough and mostly fair. I would have given five stars, but in my latest appraisal, the movement in rental price did not comport with the change in the local market. That said, they do respond quickly and get the work done on schedule. These days, that is worth something.

I have used NAP professionally for years, and they are always at the top of my list to recommend to clients who need appraisals for disputed matters. There are many appraisers who will sign off on an appraisal after only looking at market data from online databases, but what I find great about NAP is that they take the extra step of talking to market -- picking up the phone and talking to the people actually involved in comparable transactions to find out the why instead of just the what.

Our firm uses NAP frequently on appraisals and other related matters. They are best-in-class, approachable, timely and very fast. They have earned my strongest recommendation.

These guys have appraised properties for me many times. They have a duty to the bank and the borrower to provide the most accurate appraisal possible. However, every time theyve ben selected by a lender, their appraisals are laughably low.The first time they appraised a portfolio of properties of mine, the broker on the deal AND the bank were stunned at how low the value came back. Investors I knew were actually laughing at it (thus, laughably low). I, however, wasnt laughing as it killed my deal. We then brough in another appraiser and we found NAP to be off by more than 25% (one property they valued at $11m. Everyone thought it would be $15-$16m. A new appraisal came in at $17m)For my next big deal, I told my bank specifically if they bid, do NOT choose them. Luckily I said that as they were the cheapest/fastest. We went with the second best bid, and the value came back where we all thought it would.Fast forward to today -- Im refinancing another property with a new bank. I didnt tell them specifically to avoid NAP. Big mistake. My appraisal came in, once again, about 25% less. It came in about 20% less than offers Ive received to buy the property (that I turned down). All this data was given to NAP and they STILL came in way low.This isnt like a Mexican food restaurant forgetting to put the guac on the side. These guys have cost me tens of thousands of dollars with their comically bad service.Avoid at all cost. They should seriously be looked at by whatever group oversees appraisals and have their license taken away.
