I love, love, love Johnson Development! They really help the realtors learn about their communities and they have some of the MOST BEAUTIFUL communities in the state!! Especially love Monica! She is so personable so I know I can reach out with any questions I have about JDC communities and she always makes me feel valued at every event she hosts!

If there was a zero star thats where wed be. I live in Trinity Falls in McKinney, TX. This development company has made this community unlivable at this point. There is one exit out of this community currently bc this company has failed to complete a project for a second exit to the highway, we have neighborhood traffic jams every single morning. It takes 15-20 minutes to go 3 miles in a NEIGHBORHOOD!!! It takes me longer to get out of our neighborhood than it takes me to drive through traffic on 75 for 10 miles. They cant seem to find the time to build the second exit to alleviate the traffic but they have no issues with continuing to build home after home. They do not care one bit about the residents of this community, they care about selling land. It has been nothing but excuses an no response from this pathetic corporation. Members of the community have voiced countless concerns, do they care? Nope, not for a second. I would strongly warn anyone considering buying a home in a neighborhood that this company develops because they literally have zero idea what they are doing and they continue to prove it daily.

Total scammers. Has no problem developing new phases with hundreds of homes, but won’t finish the road they were obligated to construct 3 years ago. Every morning and evening traffic adds over 25 minutes to my commute time because there is only one way in and one way out for the entire community. Residents are now speaking with attorneys about bringing a class action suit for damages and to compel completion of the Melissa Rd.Our community clubhouse was over a year late and the fitness center was a bunch of low tier used equipment you’d buy at Costco.For what we pay in HOA dues, it’s added insult to injury.

Purchased the house in Dec 2020 in Trinity Falls, McKinney. The builders promised the Melissa road will be done by summer of 2021. Till date, the road is not complete. There is only one way out of the community and I have to pick up and drop my kids from school at McKinney downtown where I face too much traffic nowadays with all the new constructions. Poor planning and execution by the Johnson development. There is no responsibility taken the builders to address this for past 4 years. We’re all beyond frustration

I am amazed at the poor planning and the breaking of promises by this company as they build out, trinity falls in McKinney, Texas. There are many elements of this master planned community that are nothing like what was sold to us when we bought our home. Additionally, the recent development has created a situation with massive traffic congestion since there is only 1 way in and 1 way out of the neighborhood to get to highway 75. Poor planning and poor management has caused the only alternate route to be delayed by several months for a road that became impassable 5 or 6 years ago. Not impressed. I would definitely avoid buying a home in any development they are a part of.

Johnson Development lies about everything. Melissa Rd bridge was supposed to be open 3 years ago. It’s still not open. Traffic is horrible and can take 20 minutes to get out of the neighborhood sometimes because they continue to build without providing roads. Everything they promise is either delayed by years or gets scratched all together.

I really like JDC and all of the Realtor related education. The Marketing reps Tammy and Monica do an excellent job of informing me on new communities and things going on in the established communities.Generally when working with clients we end up always visiting properties in JDC!

This developer has made multiple promises to our community and changed their mind about those promises with no repercussions for years. Highly unsatisfied by the way they have handled traffic in our neighborhood and it’s a huge safety concern for us and first responders. The MUD board has also done nothing to get these issues resolved and refuse to advocate for the residents of our neighborhood who, by the way, have elected them. Do not move to a Johnson Development.

I live in a JDC community, and have for 3.5 years. They are BIG on overpromising and underdelivering. On everything. And residents only have access to facilities at times set by the HOA.If you’d like to use the Community Space at The Lodge, you have to book a minimum of 4 hours and pay a ridiculous amount of money for the use of something that we already pay $1700/year to access.Also, the “Home in Nature” is rapidly becoming a home amid apartments and short term rental properties. NOT what we signed up for when we purchased and built our home here. Run fast and run far from Johnson Development.

Ive been very disappointed in how JDC handles their projects. They tend to blame others and not accept any of the blame of their own doing. In the Trinity Falls community, every project that JDC is uncharged of have been delayed, often due to contractor disputes. If so many contractors walk off the job, maybe theyre not the problem but JDC is. Mckinney was able to construct an elementary school in less time than JDC took to build a lodge, a park, a street with a bridge. Everyone of the JDC projects have been late in completion dates. Currently the street delay JDC is blaming the cities (Melissa & McKinney) waiting on inspections, the cities say its not them that changed the project to include a monument. They even lied saying theyve said December had always been the estimated, but the residents that come to the HOA meeting remember them saying they were aiming for October, November at the latest, but hopefully sooner rather than later. We dont need another sign we need a way to get out of the neighborhood. JDC also keeps expanding the acreage/# of homes for Trinity Falls delaying even longer before the residents get control of the HOA, so JDC gets to do what it wants.

Please pay close attention to the people who actually live in the communities (not the realtors, JDC employees/friends/families who are seeking to boost the Google rating) - traffic in and out of the neighborhood (Trinity Falls) is incredibly frustrating. The new bridge that was promised in 2021 is complete - but remains unopened. Members of the community have approached JDC multiple times, only to receive a generic and vague reply of working to open the bridge. Actions speak louder than words and the amount of inaction taken to open the bridge shows me JDC is more concerned about profits over people.

As a homeowner in the Trinity Falls Community in McKinney, Texas, I’ve witnessed firsthand the drawn-out process of constructing a one-mile stretch of the West Melissa Road Project—a project that has now stretched over four years. SEMA Construction Inc., under the oversight of Johnson Development Corp., has not only fallen short of expectations in terms of timeliness but has also left many of us frustrated due to a lack of communication.The role of SEMA Construction as the general contractor, along with Johnson Development Corp. as the developer in charge, has been particularly disappointing. Throughout this lengthy process, they have remained largely silent, leaving thousands of residents in the dark. This lack of transparency and responsiveness has significantly contributed to the growing dissatisfaction within our community.Additionally, the community has been burdened by a lengthy federal court battle between Covenant Clearinghouse LLC and Trinity Falls Holdings LP regarding a private transfer fee obligation. This obligation requires home sellers to pay a 1% fee based on the sales price when selling their property—an unexpected financial burden that is not HOA-related. Most homeowners, myself included, weren’t aware of this private transfer fee obligation covenant when we bought our homes in the Trinity Falls Community, which has only added to our frustration.Furthermore, homebuyers working with builders such as Pulte Homes, Drees Homes, and Perry Homes might be affected by these issues. The combination of delayed infrastructure, lack of communication, additional financial burdens, and concerns about growing future traffic congestion has created a challenging environment for those of us who have invested in this community. Adding to the strain, schools in the Trinity Falls area are becoming increasingly overcrowded, further compounding the issues facing residents.

This company has proven to be untrustworthy. Because of their financial mismanagement, my quarterly townhome HOA fees went from $781 in 2023 to $1269 in 2024 with only a couple of months notice. I have lived in the Viridian Development in Arlington TX, developed by this company, for over 5 years. There is peeling paint on a townhome that is still there since I moved in! I have had issues with my lawn that I have complained about for at least 3 years. They promise services that you will never see.

From secret handshakes with local govt officials to raising HOA fees upwards of 94%, to mismanagement of funds, this company cannot be trusted. For anyone thats in the market, I would run far away from any neighborhood/development this company is associated with. Its surprising that there hasnt been a class action lawsuit brought against this company.

Difficult to give even a one-star rating, should be even less. The folks who oversee the Viridian community could care less about the community, in particular the townhomes. Unfortunately for us, the townhome owners, we are at the wrong end of fiscal mismanagement, and a lack of even trying to address the residents concerns.Business as usual for the leadership of this area is to ignore the parameters of the guiding principes of the community--not doing what is in writing--and taking their money to the bank. Promises of looking into things go unfulfilled. What a disappointment!

Lead Management and Johnson Development is one of the worst HOA and Developers Ive ever experienced. I moved here to Cross Creek thinking that it would be as good as Cinco Ranch or better...totally wrong! I moved here a little over a year ago from Cinco Ranch and almost regret it!According to people on the Next door app have no good words also. These are words from residents that have lived here for more than 3 yrs.Its disappointing to spend as much as I did on my home and pay asuch as I do for HOA and feel like I do and see what I see.Clearly my review will be disregard along with all the others but I will continue to complain until I can move from Cross Creek!Sandra Poncio

Buyer beware: if you buy a house in a Johnson development community and sell your house... they take 1% of your sale. You could live in their community for 10-15 years ... and still have to pay them the ONE PERCENT. You shouldn’t get a penny! So read the fine print. #robbery

The company is conartist, in the edge water community they lured buyers in with a beautiful lake and promised amenities and now that majority of the house have been sold they are putting townhouses that cover the view of the lake and are not keeping their promises on the provided amenities.
