Im really unhappy about moving back to The Lakes at Cypresswood. About 6-7 years ago, it was a wonderful place with well-maintained apartments. But when I returned in November 2024, my apartment was dirty and in bad shape. I didn’t even stay there the first weekend, yet I was still charged for a full month’s rent for a place that wasn’t livable.There are so many problems in my apartment: old, rusty appliances, a microwave held together with black tape, hair and dirt in the master bathroom, smudged shower doors, mismatched ceiling fans in different rooms, old blinds that don`t go down after being raised, windows that don`t stay open, broken fridge drawers, messy paint jobs, a dirty patio, black dirty air vents, uneven kitchen countertops with burns and stains, and ongoing pest issues that need weekly treatments but aren’t improving. I noticed all this right after paying my rent and getting my keys, just as my movers were arriving.Although maintenance has fixed a few of my concerns, many issues still arent resolved. When the property manager, Martha Amaya, and her supervisor, Virginia Vasquez, came to visit, they said they would think about fixing some things but wouldn’t replace the old washing machines since they still work. I also found out that the countertop problems won’t be fixed due to a tenant occupancy policy that I learned about two months after moving in on January 24th.It’s frustrating because new prospective tenants are shown shiny new appliances, fresh paint, clean air vents, and matching ceiling fans, which is nothing like what I’m dealing with, especially since my unit is right in front of the complex near the model apartment. It is misleading and false advertising. With rent set at $1,600 a month, my expectations based on my previous experience here have not been met, making it uncomfortable for me to the point where I dont even want to decorate my apartment. I work from home full-time, so I’m always here, and I’m very unsatisfied. I was offered a $75 gift card from the leasing office, but that is insufficient given all the issues I’m facing. After living here for the last two months, I understand why there are so many empty apartments, so I encourage others to look for different options.

DON’T DO IT.I have lived at the Fountains at Almeda since 2021. Since Vanessa the property manager, Liliana and Nancy who are all new have come into the office, it has been nothing short of hell on earth. Feb of 2023 I moved to a different unit, my boyfriend was in a major car accident turning into the complex, sent to the hospital, police were called & we drove his car onto the property. The next morning we saw a sticker to move the car immediately and contact office. We called the office once they opened to let them know of the incident, attempt to give the police report info, & also let them know we’re removing the car immediately, Liliana replied she has already called the tow, she does not care what was stated on the sticker regarding the tow, & she will not cancel it. I replied that the sticker says if we contact the office immediately, the tow would be cancelled, she said to hope that my tow gets there before hers.The following days after my first week of living in the new unit, I get a note everyday to resign my lease, resign the concession addendum, resign pet addendum, and resubmit my dogs shot records… every day I would have a new task, that should have been already done being that I signed my lease in person. Liliana explained I signed the wrong lease, addendum, etc.After I got three lease violations that were wrongful violations. Vanessa explained that Liliana and Nancy are new and that when she is not in the office they are nervous and tend to forget things. She said they need more training.12 months later, there was a mishap w my bank, acct and routing number, I called the office spoke w Nancy and explained the situation, I told her I can just make another pmt and call my bank Monday (it was the weekend) so that I can at least prevent late fees, etc. she said oh no don’t worry it shows that it’s paid, contact ur bank and see what’s going on. Tuesday Vanessa and Liliana bang on my door, when I open it, she almost tramples me while barging into my apartment demanding I pay 600 in late fees or she will put a lock on my door in 24 hrs.I have never known any apartment complex who is going to evict you for one late payment. Although I did call and explain the situation, offer to pay, .. if it was late ,, eviction is excessive.One morning coming home from work, I notice the police officer making rounds in his silver truck. I get out of the car go inside and get my dog to go out. As soon as I open the door he is right at my door. I jumped he didn’t say a word, as if me being scared didn’t phase him. I slammed the door and didn’t even take my dog outside.My hot water would not run long enough to bathe, not even 5 mins. Vanessa would not escalate the situation to maintenance after multiple requests until she came into my apartment ran the water and kept her hand under the water to see for herself that it was not hot.Since Feb 2023, we have had multiple car break ins, apartment break ins, tires taken off cars, there are guys who are checking door handles to see if apartments are unlocked, homeless walking around the complex, and many more unsafe situations. I would not recommend anyone living in this complex, the staff is undertrained, can give u incorrect information and still not be at fault, yell at you, disrespect you, barge into your apartment, threaten you, but still find someway to turn it around on the residents. If you value your peace of mind, time, money, .. RUN.Jennie Vasquez property supervisor promised I could resign my lease due to the terrible service from property managers just to tell me the next day it has been leased out and there’s nothing she can do to get me in another unit. Corporate isn’t any help either. Don’t lease from these people. They don’t care.

Kim did her job. I called demanded answers and she did her best to handle me.Unfortunately they hire some funky property managers who Im sure deliver the results on paper they look for, but not much else.Im highly disappointed that this company has to continually let me down and come drag me down after Ive had 3 seperate talks about so I pay you this and were done .. you wont bother me, I can move on with my next venture in a while different state,It feels like Im being targeted after I couldnt make it to a lunch with a property manager here.This review isnt a reflection of this building or kim or the nice lady that answers the phone but to their treatment and approach at helping me move on and instead kind of pivoting me and crippling me so that it feels like Im still living on their property

Please do NOT trust this company. I am currently living in one of their properties near Houston TX and have had the absolute worst experience as a first time renter. I recently moved here and was very excited to rent for the first time on my own. At first it was fine, but after living there a few months I started to notice a lot of things that were not right. Firstly, the management they hired for this property are the absolute worst people. I came to them multiples times about issues I was having such as pest control issues. I had just moved in and was already noticing roaches all the time everywhere. When I brough this up to them they assured me they would fix it, even if that meant eventually giving the entire building notices that pest was going to exterminate every apartment in that building. I remember seeing one of them, either Rosa or Liz, write down the word roaches when detailing my issue for the pest control to see. There were about maybe >5 other people who she wrote the same thing for as I saw it in her book, meaning there were other people reporting this issue. Pest control comes barely at all, and months later when I told them the issue was still happening, I was belittled and made to feel like my issues were nothing and that I was acting stuck up. When I asked them to their face (both Rosa and Liz) if they had other people reporting this issue, they both said no. Clearly a blatant lie to my face. And I am still currently living with a roach problem. After that, I quit trying because they clearly did not care about my problem whatsoever and I dont feel like fighting with them since their whole job is to help me with my problems. Then, recently I had internet issues and was without my internet for an entire week solely because a maintenance guy had cut my wire that was outside the building. This just showed me how lazy they are since they cut it without thinking who it would effect and then did nothing to fix it, I had to reach out so many times to get someone to fix my issue and they just acted dumb like they didnt understand the problem. It wasnt rocket science. Maintenance also is just lazy as I see all around my building, pipes are fixed with duct tape which just does not seem like a long-lasting proper fix. Lastly, the neighbors are a lot of why this experience has been so poor. They do not care about hours of the day, they will slam doors, yell, scream, do whatever at whatever time of the day, no courtesy for anyone around them. They are rude and a lot leave their trash outside their door for hours which helps with the roach issue. My building is 100% roach infested and I seem to be the only renter who actually cares about that, the rest of them must enjoy living in disgusting filth. I cannot wait to get out of here. Needless to say, it has made my time in Houston the worst.

Management at The Crest Apartments is horrible I’ve been here for five years. It used to be better. For some reason they do not realize people live here they don’t work for you. Every month they come up with new fees to charge people they make it up out of thin air takes them weeks to respond to a request.

My specific complaint is on Park Falls apartments and the lack of follow up or contact from Michael Stevens Interests Inc. I have a viable complaint with proof and I cannot get anyone to respond. Think twice before moving into one of their properties because if you have a billing issue, you’re completely out of luck.

DO NOT MOVE HERE!! Moved to the complex one month ago. Since We have been living here, there has been several burglaries, car thefts and four separate vehicles that had their wheels and tires stolen. One week after moving in, we were notified of the first burglary. A few days later we were notified of the second burglary. By week three we had been notified of 3 apartment burglaries, one attempted apartment burglary and two vehicle thefts. When speaking to the front management office, we were assured they would hire off duty police officer to patrol within the apartment complex and would have the same officer asking for IDs at the front gate. Two days later they had one off duty police officer in a sport car sit outside the gate for one afternoon. Police Officer never got out his car and never checked IDs as promised by the building management office. That was the first and last time we saw any Police Officer or security presence. Last night on 03-03-2020. during the night, all four of my cars wheels and tires were stolen, and my neighbor had her vehicle damaged. When we complained to the management office, they stated that there was nothing they could do because crime is happening all around the area. Yes crime does happen everywhere, but the building owner and management company are negligent in providing a safe living environment by refusing in proving 24 hrs security and installing surveillance cameras. Neither the buildings or the grounds have video surveillance cameras except the the lobby area. DONT MOVE HERE!.... After complaining about the burglaries and thefts, the property manager was rude, and extremely unprofessional. She stated We might get night security, we might not, what else can I tell you, you signed a lease and we are not responsible for any thefts... They are rude, disrespectful and unprofessional... Move to San Antigua on Cutten Rd. where they know how to treat their tenants...

I live in Creek @ Brookhollow and Apartment is extremely outdated & small with overpriced rent. When I moved in I had/have broken appliances. My window was broken into and the management office refused to show camera footage of who was caught, saying I needed a warrant to get this information. And they literally took their time getting my window fixed. The foundation of the bathroom cabinet is not leveled correctly. Water leaks through the base of the wall whenever it rains, and the top of my window.

I am very disappointed with one of the Property managed by your unprofessional staff here 2801 walnut bend LN walnut terrace apartments. My next apartment I will make sure its not under your poor management and will share this with my all friends to avoid any apartments which is under Micheal Stevens interest inc. Its a awesome property but your unprofessional staff made a hell for us. Hope someone listen our voice. Your manager is a person who creates problems and she doesnt have the capability to manage the problems. Ms Anglica and Ms Soanny are the persons who are the reason we live here they are very nice and friendly staff

I would like to tell everyone what a pleasant experience I had at Park Falls apts on Park row. The property was well maintained outside and there was security present even if you didnt always see them. It is an older complex so inside there is some work to be done occasionally but I always had same day service. The prices are lower than the newer built apts in the area, but they should be. They do screen their applicants, no sex offenders, felons, etc. because this is a family complex and they do enforce noise control, where kids can play, etc. So Park Falls is a place where you want to come home to, and where your family and friends will stay safe. The manager, Leticia Vargas is a very sweet yet well aware of what goes on kind of person. She always had time to listen to my comments or suggestions and I really appreciated that. Her office staff was also very competent, and I miss them all. This complex is very close to I-10 freeway, area hospitals, shopping galore and restaurants. A very good area to be in.

The Manager here at Cape Colony is very Prejudice she has had a Bad Attitude from the time I moved here up until this very Moment I don’t See how She still have her Job So Not Professional & when you call to make a Work order you have to Keep calling until you have to call Corporate in order to get it Done and She also Shows Favor to her Own People the Property is Lovely but Management needs to be Revamped it’s Sad

Worst company ever if u have rats with this company at any apartment location dont do it waste of time and they will charge $200 to transfer for the in convince dont rent any apartments from this company! I live in THE CREST and all the other neighbors say they have rats!!
