Moved here my first year as a student at UH and the transition from living in a suburban home to this apartment was extremely tough. The constant roaches, wifi and water going out at seemingly the worst times possible. Random room checks, maintenance coming in basically every two weeks for ac checks, microwave checks like dude. Old place, peeling walls just an awful place to live unless youre desperate like I was.

Horrible place to stay for collge students. DO NOT LIVE HERE GO SOMEWHERE ELSE. I dont even know where to begin from. Firstly from the Extra charges every month ranging from Administrative Fee, Trash Fee, Cleaning Fee, Damage Charges (Because someone else broke something in THEIR room) and unreasonably extra utility charges. The total will always be 200-300 extra than what you see on the lease so might as well live somewhere nicer,Their WATER shuts off two days a week since the past 2 years I have lived (Screenshot Attached) Gets annoying when you have a class or an exam but no water. Their electricity goes out and they keep blaming city of Houston for it.My AC was out for 32 days in hot june Houston weather. After several complaints they put a Window unit, which was not sufficient for the room itself, let alone the kitchen and the living room in 100F, totally a non live able condition.My unit had Molds in the room and bathroom, Photo attached, It made me sick and I had issues breathing, they would just come in and bleach over what mold was out on the wall, without fixing the actual mold Inside the wall or the source of mold, It kept giving me allergies.The staff is very rude and careless, they would not care about residents problems, they hire students in the office who literally have no experience and are working to get free rent. They will always blame you for anything that happens and will always try to charge you for something every month. The parking is horrible and the exit/entry gates do not work most of the time. The laundry goes out of service various times a month.They hate giving security deposit back and would find excuses to keep it. They never issues my my return check, until after various correspondence and a Legal letter, they returned me my deposit 104 days after vacating the property as opposed to the Laws of Texas. (Email attached) The good reviews that yall see here are because the RAs themselves would text us, insist us to give good review on google, so most of the good reviews are due to the incentives offered to certain people for posting a good review. Dig down deep to see some actual reviews. There is a lot more to say honestly, like the Pool was always closed, fire alarms would keep screaming e.t.c

The apartment quality and the staff have been perfect for me since ever since I lived here.The apartment quality was good. The units are beautiful, the bedrooms are big, and newly furnished when I moved inThe leasing staff are really helpful and friendly and always being real with me ever since I was asking for leasing information. They were trying their best to help me according to my personal needs, and always being ready to help currently whenever I needed them while I live here.And maintenance was great too!

I have lived here for two years and love it! The staff is friendly, accommodating and address your issues professionally and quickly. If you have any issues you can talk to your RA and have the support of the staff and managers. It truly is a great place to live and I wouldnt change my decision even if given the chance. :)

A ton of reasons not to live here. For starters, you don’t get the full lease when you sign which should be the first red flag. You don’t realize that your Utilities are not fully covered as expressed online and then you will be slapped with additional bills every month of utility charges that are north of $50 making your rent closer to 1100 for a shared space. Secondly, they have no regard for the concerns of their tenants and apparently safety is not a big deal. Several tenants have complained that we would like the back gate open because it’s close to the Metro rail and it would be helpful for students to have more than one way to get in the complex. They ignore the emails, they don’t care. Also, we had six dryers not working in the laundry room for several weeks and it wasn’t until I emailed an external company to let them know that I needed it to be resolved that anything happened. Secondly, the gate has been closed for more than two months with no access except for a key fob. So if you don’t have a car and you rely on rideshare or delivery services, you have to walk all the way to the front to let someone in. To make matters worse, they had to close the gate because somebody was feeling tires and the complex because they had left the gate open all year. Oh, and by the way, they’re not really connected to the university so if you have an issue, UHPD cannot help you. The RA / Student leasing staff is very knowledgeable and quick to help you with issues. They deserve props for what they do. If you don’t have a lot of options and you need somewhere to live, then by all means. Otherwise, take your money elsewhere.

Two of my friends lived here before I did, so I already trusted this place before I moved in. It’s super close to the UH main campus, the rooms are a great size for the price! It’s close to downtown, the neighbors have been nothing but friendly and there is an On-Call RA all through the night in case of emergencies. Lots of natural light (which was important to me), huge windows. Cannot recommend enough!

I love living here. Ms. Ashley is always extremely helpful and attentive to my needs. Whenever I go into the office and express my concerns, she’s always there to listen and help solve whatever issue I may have. I’ve never experienced such great customer service when it comes to living in apartment homes. When something goes wrong with my apartment, Ashley makes sure she puts in a work order asap, and has it done within that day. I’ve never had to wait since she’s been in office. Because of her, I would recommend anyone to live here. She makes the apartments very pleasant and carefree to live in.

!!DO NOT LIVE HERE!! PLEASE READ!We moved our daughter in this weekend and it was instant regret. My mistake was not reading these reviews before signing the lease. Because we live out of state, we werent able to do a tour of the unit either. First red flag was the unit wasnt ready for move in when we arrived. When we walked in, the unit had a foul smell. The flooring had damaged panels creating a trip hazard. The key card device was missing the protective panel, therefore the wires were exposed. The window sill had dead bugs and yellow stains. The patio door was also stained and the paint was chipped. The toilet was dirty, the restroom walls had water marks running down and the paint was chipped. The kitchen sink, counter tops, and appliances were dirty. I proceeded to speak to management, Cameron, about our concerns. He confirmed he walked the unit prior to providing the key and didnt notice any issues. He also confirmed the units receive a fresh paint job before a new tenant moves in. He agreed to speak to his director about the issues. I received a call from Cameron after an hour and he informed me his director confirmed all units receive a fresh paint job. This could be far from the truth, the unit had chipped paint everywhere. He assured me a work order had been placed for the rest of the issues and someone was going to clean the unit again. When we arrived to the unit again, it was not clean. Later that evening, we began to spot roaches. We later observed spider eggs and dead roaches under the kitchen island. The back of the fridge and stove were INFESTED with roaches. There was also a hole in the wall behind the stove. This complex does not care about its students or their living conditions. To charge $1,300 for a roach infested unit and not even clean it is mind blowing! This is just the beginning but I feel like this horror story is about to start. PLEASE look else where cause this is not it.

The buildings are pretty old overall, and for the rent theyre asking, I wouldnt really recommend it. Security is not great either. One of the front gates is always open, and you cant access the pedestrian gates from the outside. The back gate is permanently closed. The toilet tends to get clogged a lot, and it takes them a week to fix it. When it rains, we cant even open our home doors because the basement sinks a bit. Theres also no separate study room around here. The air conditioner has leaked several times flooding the room despite repetitive fixing. Oh, and the water and gas bills arent charged per unit; theyre shared for each building. Lastly, the laundry room is untidy most of the time. To conclude, I regret my decision to stay here due to the discomfort it brings. If all of that sounds okay to you, I shall recommend you staying.Best,Hari

To be paying roughly $1,000 a month not including utilities for barely 850 square feet isn’t worth it and purchasing a parking pass is required. You’re better off staying off campus completely or at one of the other places for UH.There were multiple times during my lease where there wasn’t WiFi for days at a time and I would have to rely on my personal hotspot to finish assignments. Walls are thin so good luck if you end up with loud neighbors because you will be able to hear them. Gates are always broken, there is always issues with the water. The fire alarms are unbearably loud, so try your absolute best to make sure they don’t go off because your ears will be ringing for a long time. My roommates bathroom and a portion of her room flooded due to plumbing issues from the apartment above us and a lot of her stuff was damaged. I will say the maintenance team is very nice and quick to fix anything wrong in the apartment. However the leashing office didn’t even attempt to help her resolve the issue being that it was the last week of her lease. And lastly I moved out in April and was told to expect my security deposit with 45-60 business days of my lease ending despite it’s supposed to be 30 business days for most apartments and I still have YET to receive it. (I have been in communication with the leasing office to get this resolved but obviously I have gotten nowhere.)If you could find better housing close to campus or not too far from campus I 100% recommend doing so because staying here would just be an inconvenience to yourself.

I’ve had a issue with my apartment key and she has worked with me multiple times to resolve my issue and has had a smile each time! I would definitely recommend leasing with cambridge for the great residential support.

Honestly, Its not worth it to be here. Find somewhere else. My anxiety levels and stress levels shoot up when I have to deal with this place. Still have not received my down deposit in which I am entitled to. I am so sick of calling them for them just to be nice and not do anything about the situation. I feel ignored and like my issue does not matter. While living here, I got multiple eviction emails even though I paid my rent two weeks ahead of time. Whenever I called them about it, they want to charge me late fees. And I am like dude look at this charge in my account are you insane ? I promise you what I went through is not worth your sanity. Please do not consider this place even if it is your last option.

Do not move here. The only plus side to this place is its proximity to campus. Do not believe the good reviews the apartment provides incentives for good reviews. There was constantly maintenance issues with the apartment that took ages for them to fix. The management and the people that run the place are awful and dont know what theyre doing and they do not care about the residents. The apartment doesnt report incidents either there was an armed robbery in the parking lot and they never notified the residents we only found out through UH themselves. Cambridge oaks didnt have my apartment ready on move in day because it wasnt ready even though they know the move in date months in advance and it took hard negotiation for them to even try to help me out. Only move here if youre looking for a cheap place that is close to campus but if you want an actual place to live go somewhere else. Joke of an establishment.

I moved out and received my deposit reimbursement, during which time my account had a zero balance. 2 months later, a utility bill was posted to my account, and Cambridge Oaks did not reach out to me in any way to inform me about this new development. It is their policy to not bother to reach out to students in any way whatsoever to inform them of outstanding balances because that would be a lot of work, as confirmed by someone working in the office. I got a bill from a debt collector and figured this all out so contacted Cambridge Oaks office.It took them over a week to respond to my email inquiry despite multiple phone calls about this. Zero apology from anyone in management. Guy working in the office was very kind and understanding about the situation, however.I understand accidentally failing to post a utility charge on time and not fulfilling the agreement in the moveout email which states Your security deposit will be used to cover the final utilities charge that will be posted to your account, as well as any additional charges for cleaning or damages (if applicable) before being returned to you. I dont understand the policy of not calling/emailing/making any effort to reach out to students because it would be too much work, nor the lack of accountability on the managements side. Apparently everyone is expected to check their accounts until they die, and after that, make sure your kids and their kids check for one last utility bill, because Cambridge Oaks sure wont tell you about it when they post it late before sending it to a debt collector. And of course youll receive zero apology for anything.

I moved out almost half a year ago, and it was by far the worst apartment I have ever lived in. Front office management sucks, security is awful, and maintenance is terrible. I don’t have any portion of my security deposit back. When I lived there my AC broke and they wouldn’t fix it for several days because “it’s raining outside”. It was 90 degrees and barely sprinkling, I could’ve fixed it myself with the right tools. Someone got robbed at GUNPOINT in the parking lot, even with the 24/7 security there (likely because the gate was literally open the entire time I lived there). On move in day my apartment was still filthy, with paint literally peeling off the front door (see attached evidence). These 5 star reviews are the fakest things I have ever read, please PLEASE please do NOT waste your money trying to live here.

It once felt like a community, but it has become less like one over the years I have been here. The maintenance crew has improved and I feel comfortable allowing them into my unit compared to the previous crew. They are hard working and treat the residents with respect and compassion. I just wish I could say the same for the office staff. When I step into the office, it feels as if I am interrupting their time, and it feels very uncomfortable. From my experience, when the office messes up they seem to shift the blame to the resident instead of taking the responsibility for their faults.It would be a 2 star review, but the hard working and trusted maintenance crew brings it up to 3.5/4. Keep up the amazing job maintenance!

She was also helpful anytime I had questions about renewing my lease or anything else. I really liked the apartment style living and it is so close to campus. The staff is also really good about making sure the property stays clean which is cool.

I absolutely loved my experience living at Cambridge Oaks Apartments. It was truly incredible living in newly renovated apartments on University of Houston’s Main Campus and having everything I needed in walking distance. I felt very safe and secure the entire 2 years I lived there and the Assistant manager, Lindsey, went above and beyond to help me with anything I needed or any questions I had! They always threw the best resident events and it was so wonderful to be involved and get to meet so many wonderful people I now consider close friends! If you are needing student housing, look no further, this is the place for you!

Do not stay here. You will not get what you pay for. We moved in the Ac wasn’t working. Half of the apartments electricity stopped working. My roommates toilet is still leaking. I got back from the weekend and found ants and spiders on my bed and next to the window sill. Our bathtub was falling apart so they had to redo it and that took a whole day. We had to stay out of the apartment for 12+ hours. The ceilings paint was coming off and they had to fix that also. Smelled horrible for a whole day. The apartment is super unreliable. Every time I take a shower some dirty water comes out first. There’s been at least 6-7 water outages throughout my stay here. The staff is nice but that’s it. Oh yeah also they used a picture of me and posted it on their social media with out my permission and or informing me. Put your money somewhere better. I wish I making this up.

It’s my first year living at Cambridge Oaks and by far their biggest asset and my favorite thing about living here is the attentiveness, kindness and accommodations from the staff. Particularly the RAs have been top notch. My RA, Haley, has been nothing short of awesome. From the very beginning, she was very welcoming and has maintained that ever since. She responds very quickly and efficiently, is obviously knowledgeable and useful in dealing with certain situations and above all, has been so kind. She’s happy to help and I feel very comfortable going to her to ask for help. It’s been so nice to have that kind of support system there and I do feel that, at least from my experience, the staff at Cambridge Oaks is very unique in the way they interact with residents. It is rare to find a place where pretty much everyone is this kind and accommodating.

They charged me $150 for “Improper checkout, I signed my intent to vacate notice and no RA or any staff contacted me about their checkout process until after I moved” they charged me $60 for missing keys for locks that never worked. They also charged $60 for picking up two bags of trash I did not leave. Then they charged cleaning fees even though I cleaned my room and common area. It cost $450 to move out of the apartment.Also every bad review you read about this place is true, all the positive ones are fraudulent. Don’t trust your gut and think things may be different for you. You will have a negative experience just like everyone else.

Cambridge Oaks has been my home for (coming up on) almost a year. The renovations made in the units exceeded expectations, they are appealing and bring a home-like comfort. So far my experience has been wonderful. My first encounter when I first arrived for my move in was with Kassem, a very helpful and attentive resident assistant. From there forward when I paid visits to the office or had a question or concern, he has helped me greatly, efficiently, and effectively. I highly admire his work ethic. If looking to lessen your commute to campus I would highly suggest Cambridge Oaks as it is in close vicinity, affordable, clean, and etc.

I have 2 daughters living at Cambridge Oaks. I can say that I have had nothing but great experiences with not only the apartments but also with the staff. The RA’s and management has gone above and beyond making sure the apartment was ready for move in. I like the management team. Lindsey is a very adorable person. Every time I go to the office I receive warm welcome. Maintenance request is resolved timely as well.The only problem is the noise. If you are sensitive to noise, you should think twice about this place. You can easily hear the TV, music and laughter from your neighbors. The walls and floors may not be sound proof.

One of the best places I have lived! Amazing looking apartments at an outstanding price point. Obviously it’s not perfect and stuff did go wrong sometimes but what is important is that anytime there was an issue it was fixed in a timely manner by an amazing staff. The RA Cameron Ricks was especially helpful in not just fixing the problems I had but making me feel welcome and being friendly. I recommend this place 10/10 because as someone who has lived many other places I can tell you every single one no matter how expensive will eventually have issue and it’s how management handles those issue that is important. Cambridge Oaks staff handles issues well and tries to make you feel important. 10/10

Haley is by far the best Resident Assistant I’ve had. Nobody has been as attentive to issues that I might have, she’s super sweet to my pup, Hammy (Cambridge Oaks is the only pet friendly student housing on campus), and she hosts some pretty great events. Beyond that, the entire staff seems very nice, and I’m excited to see what post-Covid Cambridge has to offer. I’m thoroughly impressed thus far, and can’t wait to renew my lease with their new offers!!

Definitely have had some run ins with pests that I wish I hadn’t but the location of Cambridge Oaks is great. I’ve lived at Oaks for two years now and the staff this year has been great. My RA Epstein has been so friendly, accommodating and always provides us residents with any information we needed/wanted. Overall I’ve been had a good experience here at Cambridge Oaks.

Overall it is a safe, nice, and professional apartment complex. The only time Ive ever seen a roach in my apartment is if I slacked on the cleaning for a couple of days. If you keep your place clean you will not see anything. I love living here. Most of the people who complain on here are just over sensitive. Ive had a nice experience. Staff is nice and they hold events every now and then which is fun. The rent is expensive but its worth it to be so close to my classes!!

I have never had bugs in my apartment. The rent is the cheapest for the proximity to campus. Office staff is amazing except for one whom had publicly defamed my roommate to the university for vehicular destruction of the sign by the gate and she doesnt even have a car. I find that despicable looking for a scapegoat and pinning it on the innocent. The dean of students said there was no way it could have been her yet Cambridge Oaks is trying to charge her for the sign. Maintenance will treat you like you know nothing so hounding them is the best way to get things done. I had a leaky window resulting in mold. The first guy came in and said then close the window. Once I got a maintenance person who wasnt belligerent we had to go through some trial and error fixes and a few carpet cleanings after a bad rainstorm, but we finally got mold and leak free after a few weeks. Same thing with the A/C early on. Whoever lived here before us trashed the unit and a sub par job was done of fixing those problems before move in, but when we went to them with concerns the office staff were very accommodating and even fully replaced the battered appliances for us and I found it reassuring knowing that they are on your side. All in all I would live here again next year despite the Minor things I have seen.

Parent and student, warning make sure to ask them to read the contract and clarify before you sign a year contract. I had signed up for a year contract for my daughter in the Fall semester and paid a check for $1270.00 on August 13. She wanted to move in on that day, and they said the apartment was not ready until the 20th. They still charged me for the whole month of $1270 for ten days without prorating the day my daughter did not live in the apartment. Those people trick you and charge you for the days you were not even there. The receptionist and the manager were not friendly when you called for an explanation.

I had a pretty good experience at Cambridge. My RA (Epstein Jacob) made sure everything was taken care of quickly, and is very responsive to anything we had to ask about. The condition of my building was decent as it wasn’t the worst but it also wasn’t perfect; however, considering the price, I think it’s acceptable. I’d definitely stay here again if need be.

Go elsewhere please. My son stayed here last school year and his apartment had constant maintenance issues. He decided to rent elsewhere this year.On a separate note, we were charged for an additional month and a refund has been outstanding for over 2 months now. The front office is not equipped to resolve financial matters so we’re basically hitting a wall when talking to them. Imagine a full month of overcharged rent and not getting refunded!!Please save yourself the headache and stay elsewhere.

As a junior going into my senior year soon... I’d like to say that Cambridge has been my favorite place that I have stayed at. The place is welcoming, everyone is respectful of each other and the staff is very friendly and attentive. A member of the staff that comes to mind is DeCalvis Butler. He is always making sure us residents are taken care of and always makes an effort to meet and get to know the residents. It makes the complex feel more like home. Cambridge Oaks is definitely a place to consider when living on campus. Welcoming, friendly staff, cozy apartments and affordable. Thank you.

There’s always a lot of activities planned for the residents.The apartments have recently been remodeled and they look really modern.The staff is always responsive if there are issues.Recently I was locked out of my apartment and it was after the complex’s office hours. If you want someplace nice or even somewhat decent to live, Cambridge oaks is not the place to come to. The management lacks professionalism and work ethic, they are always late on attending to issues you might have. For what I paid it was NOT worth a dime. The apartment itself is low quality and worn out. When I arrived to my new unit, the kitchen appliances, cabinets, closet, restroom and back patio was a mess! I usually dont write reviews because I dont care that much, but Cambridge oaks is definitely a place I want to warn people to STAY AWAY from. Do not make the same mistake like me and move somewhere else while you can.

I came from Oklahoma, so I was very new to the area but the leasing person, Cameron Ricks was of great help to me. He made the move-in process very easy for me. I was already having a bad day with the university, but Cameron was very communicative, patient, and even gave my family and I suggestions of places to eat! Great service!

Cambridge is the perfect distance from UH to walk or ride your bike to class! The staff is fun, friendly, and theyre always doing events with fun activities and free food to show their residents that they really appreciate them choosing Cambridge. The apartments have been recently renovated and look much more modern than before, along with the office where you are able to work on homework if the library is too far! I personally recommend living here, great community!

Horrible. Mold everywhere (painted over). Bathtub sealant and water damage all over walls from constant roof leakage was never fixed. They lied to me 7 times about my AC when it was broken beyond repair and left me with constant outages. Auden down the road is cheaper if not the same price, 10 minutes from campus and has better quality all around. Cambridge Oaks sucks so bad. I lived here 3 years and I regret every bit of it. Never again. ALSO… BUGS BUGS BUGS EVERYWHERE. Obviously cracks between the bottom of every wall where roaches hang out. Ants crawl in from half inch crakcs in patio doors. Cars have frequent break ins and people get robbed at the amazon hub. Someone had their whole car stolen at gunpoint there. Do not live here!!! Also, the nice floors in the photos are linoleum with a wood varnish over it. Once you mop or spill water on them, it comes right off. All my white socks are stained. Only nice feature about this place is the counter tops. Save money and time.DO NOT LIVE HERE!!!

If I could get my daughter out of this lease I would. Never again. This is the condition of the unit upon move-in. No fresh paint, dirty walls, detached faucet, vinyl peeling from front and back door. This is UNACCEPTABLE for the price. It’s been over 24 hours since I submitted a request to the front desk to rectify ….and NOTHING! There are apartments in the area, 8 minutes away for the same price. No!!

We drove out to visit my daughter over the holidays., while there, we went out to see a late movie, while dropping her off, I seen security walking the property. What a relief!! It was very reassuring to know she is living in a safe place.All my discussions with her have always been positive. If youre thinking about living at Cambridge Oaks, dont. The high reviews you see are because they offer incentives to residents who post them. When I first moved in, I had spiders, roaches, ants, and crickets in my unit for weeks. I had to contact maintenance THREE times for them to fix the issue. The AC also constantly went out leaving us sweating every night.They also will not let you cancel your lease for any reason. Because of the coronavirus outbreak, most residents moved out but still had to pay their lease even during an emergency. They have no sympathy whatsoever for any situation. Makes sense because everyone working there is a student just doing it for the free rent. Their pedestrian gate was also broken for weeks threatening safety in a dangerous part of campus and if you get locked out you have to pay a huge fee for them to simply let you in. I hated my time living here.

As an affordable and convenient place to stay at near campus, Cambridge Oaks is a good option. Maintenance is very responsive to completing requests (theyre also really friendly), the internet connection is stable (great for online lectures), and the management team is readily available to help. Also, Covid safety is frequently promoted which is great! Although the apartment initially needed some cleaning and there were some bugs, as long as you tidy up the place during move-in and spray the room with Raid, you shouldnt have roach problems if you keep the place clean. And quick shoutout to my RA Cameron for always being there if I need help with anything!! As a college student, this apartment complex is a nice and quiet place to live and study.

Reviews are fake and encouraged by office for reward. Before the incentive, this place was 1 star at best without the option of none. Lived here 2 years and these apartments are HORRIBLE. Everytime it rained water would leak from the roof to the first floor and flood my bathroom. They refused to replace ac units even when maintenance said units were broken and advised them. Spent a whole summer WITHOUT ac. Lots of bug infestations; ants and roaches. My unit had a but infestation with ants in the kitchen, living room, bathroom, and even crawling in my bed all over me for WEEKS. Maintenance does what they can but the office doesn’t care and the RA’s are just students. The RA Sneha failed me twice with inspections because of a plastic fork, which I offered to throw away in her presence. Always had an attitude. Check under sinks and especially in bathroom. Lots of mold and can be smelt upon entry. My cat would occasionally get sick and I would experience side effects as well. My unit specifically had craters in the wall with black mold. My neighbors also had the same complaints. There was also lots of water damage everywhere. Do not live here for the sake of your health and prevention of many many headaches, apartments down the road are better quality and price.

I lived in the ghetto of Detroit for over 15 years...this place sucks more.I am typing this now because it is the middle of July and the AC in my apartment has been out for 2 days (in spite of the maintenance requests I’ve submitted and the several trips to the office I’ve made) in over 100 degree heat. Additionally my hot water has been out for 3 days, and the WiFi was out for a couple of days earlier this week.Although these deplorable (but temporary) conditions are what spurred this review, they are not the only reason I am writing it.Though the location is relatively convenient in reference to the UH campus, the rent is overpriced. The WiFi has gone out for weeks at a time on multiple occasions, and they have shut the water off for maintenance 7 times in 3 months (for over 8 hours each time).There have also been several instances where I have been locked in the complex for several hours due to gate malfunctions (causing me to miss whole days of classes), and the back gates are padlocked, so there are limited exit options.And finally, while I understand that it is difficult and uncomfortable to deal with disgruntled residents, the staff (comprised purely of undergraduate students) sucks. Most of my experiences with the staff have been negative, remedied only by the managers that have proper training. I truly feel terrible when I get angry with the staff, but it seems to be the only way to to get their attention.I have lived here for nearly a year (my senior year), and I would almost rather go back to living in a dorm.DO NOT RECOMMEND

Cambridge oaks is not the worst property available near campus and it is not the best. Maintenance can be pretty slow if you do not put in multiple requests, the front gate is a hit or miss most of the time, and a few other minimal problems. The upside is the RAs on site are all very accommodating and helpful, if you keep your apartment clean you will not have bugs, and the cost to live here is not too steep for the location. Overall Cambridge oaks is a nice property and for its location one should certaintly consider moving hereUPDATE: Maintenance is on point these days with my request usually taken care of within 1 or 2 days. They have done renovations on the apartment so they have improved quite a bit with nice countertops and cabinets and new floors. They have many events with free food usually a few times a week. Really cleaned the place up quite a bit. Many changes in the last 2 years!

This is the second year i have lived in this complex and honestly worst mistake of my life. they are inconsiderate to the fact that their customers are college students and security is absolutely trash. a girl had her car stolen at gunpoint in front of the front office in broad daylight and Cambridge did NOTHING to increase security or protect their residents afterwards. all security does is sit on the stairs in the front and talk on the phone all day. they are never there when you need them and even if they were they probably would not be any help. the apartments are also small and never cleaned properly when you move in. despite renovations back in 2016 they still have ants EVERYWHERE. yah the RAs are great like most of the good reviews say but they ask you to do that and what is the point of having a good RA if the apartments are not safe. if you are thinking of renting an apartment close to UH, do yourself a favor and rent one 15 minutes out into the city for a better price and MUCH better quality.

Ive been living here for two years now and this place has really set an example for other student housing companies on how to constantly improve your services. They have remodeled their units AND their leasing office, hired enthusiastic staff (shoutout to Kassem!!), and created events that you can tell are genuinely meant to help us residents out. Their investment in our well-being is evident and maintenance staff is polite, helpful, and reliable. In addition, the cost is incredibly affordable compared with other options around UH. I recommend this to any student who wants to be within walking distance of the university, live in a nice apartment for a great price, and be surrounded by responsive staff who watch out for you!

I’ve been living here about a year now and as a whole I really love it. The apartments are spacious compared to newer ones being built however they do show their age, but supposedly that will be fixed over the summer. The WiFi is acting up but that’s also supposedly being worked on. Staff is super friendly and generally on top of everything. Best place to own a pet or pets. The only thing is I wish staff was a little more clear about when they were coming in to check things instead of giving us like sometime between these three days, but that is because I’m worried about my cats getting out. As a whole I love Cambridge Oaks.

The overall living experience is pretty laid back. The management is very accommodating and is more than willing to answer any and all questions you may have. The environment is very fun and safe, all while being a few minutes from campus. Rent might be a little pricey, but I think it’s worth it given the close proximity it is to campus. Now that the entire complex is getting renovated with better kitchen appliances, I would only imagine living here would be even smoother.PSThis might not affect any future residents, but due to the recent changing of the Internet provider, I have gotten some trouble with doing assignments in the comfort of my own home. I guess my only critique is that the timing for these renovations kinda messed with me and my current schedule.

The location is very convenient and cant be beat, and it feels much more at home than other options on campus, but there are many disadvantages to this place. Overpriced rent for the area, frequent break-ins (common in most places in the area), but most importantly very poor service from the management. They enter the units to make changes unannounced and without warning, some of which take away from the quality of living at that apartment. They removed window screens without returning them for a whole year. I imagine this might cause pest control problems for some residents. When the AC breaks down (frequently during the summer) they sometimes wait a week or more before maintenance even comes to look at it. When big changes are ordered from higher up management, the changes happen quickly and without warning, such as the unreliable electronic locks they installed. Residents experience is not a concern for them.And if course when it was time to move out, they miscalculated the amount which should have been returned to me from my deposit; this has still not been resolved.On the upside, they allowed me to end my lease early (for a hefty fee) after finding someone else to move in, which I appreciate.

What I can not tolerate is the rude staff here, they are undergraduate student and actually know nothing about the apartment management because they will always answer you to ask for the manager because they don’t know. Or sorry they will have a midterm so just wait for two weeks and then, no any news. One time my fire alarm was screaming but there was no fire so I come to the office to let them closed it. The two staff here told me they couldn’t because that’s the responsibility for the security staff, I had to wait for the fire alarm screaming for 20 minutes. The two staff continued to chat like there was no one.4. I have a roommate problem, I chose the 2b2b semi-private with four people, because my roommates like overnight TV party with many friends. I had to sleep for class the next day. I asked the office to help with me, they just say Okay but did nothing. Nearly two months later, they let us to sign a agreement which was useless because the Laughter and noise continued.5. In May, I have a vacation to LA for two week, when I came here, just found a horrible apartment and two of my roommates left(pictures ). I literally cleaned for half day because from 12 pm I arrived home till 11pm that night. As for the dirty spot on the carpet , I emailed the office that was not my part, but they charged me because it was a shared room.6. About the move out I was really tired and I haven’t received the deposit refund as they described it would mail to my new apartment last week. For someone new student who want to live here because on campus living Don’t! Don’t! Don’t!7. Updated news, they accidentally charged me 225 USD for no reason and After I came to talk, they promised me to return because that’s the mistake made by their repair company. Let’s see when Can I get the money back. i will update the progress. If someone live here has the same experience that you were charged with no reason, come to the office to find their manager.

Like the others have said, the good reviews are just incentives given to residents. i had gnats everywhere in my unit, even the FRIDGE. when i first moved in, the bathroom was ugly and dirty, it was nothing like the pictures. i’m a freshman and picked this place because they claimed to be the “only pet-friendly” place on campus and that was obviously a LIE. their roommate service is also terrible and makes it very difficult to communicate with new roommates. do yourself a favor and DONT rent an apartment here. there are cleaner, cheaper, more comfortable and reliable places to live near campus.

The proximity to the college campus along with affordable rent makes Cambridge Oaks ideal for students. Dont do it. I chose to live here for personal circumstances and its close to campus. The day I moved in, my apartment was not ready. There was spilled food and liquids in the refrigerator, roaches were everywhere (including the freezer), everything was filthy. The shower- filthy. The floors- disgusting. Ive drowned my bathroom walls and floors with bleach and it is still dirty. My roommate discovered mold covering her closet walls, all they did was paint over it. The wood flooring is cupping and rising. It is also rotting. Management is okay if you talk to the right people: Jessica and Ryan. Katie is okay, but she was interim and I think she was over her head. However she is nice. Some of the student workers are a tad bit ditsy. They keep forwarding mail of another resident to me, even after I made them aware that the address and name isnt mine. If you could afford to live somewhere else, do it. Im staying another year because itll be my last year in school. It wont make sense for me to move.

These apartments are by far one of the best student housing apartments around. They are very generous, kind and supportive in your endeavors. They also host programs that make you feel included and always has great food! Christina one of the RAs has such a great heart and make sure that everyone is getting what they deserve. The place is semi decent, really. Its an overpriced apartment just because its close to campus. I think compared to the other apartments around UH, Cambridge is a little more trustworthy because my emails to them actually felt like I was talking to a human. The UH dorms are preferable if you have the money, still blatantly overpriced though.The utility Bill didnt make sense when COVID hit. We were still charged 15$ for the month of March and April even though everyone had pretty much moved out by the end of February.One thing I cant get out of my head is the smell. God. the smell isnt terrible but mildly off-putting. I couldnt step into the apartment without absolutely hating it.The walls and doors feel hollow, like they werent made to be real doors or walls or that theyre way too light/thin.

At first after reading all of the reviews I thought how bad could it really be? Be warned its bad. I have lived here for almost 2 years now and from day 1 my experience has been tedious and unnecessary. Upon arrival my unit was not ready for me to live in. It was LITERALLY TRASHED. There were chicken bones and other types of food on the floor just thrown everywhere. It looked like someone had been squatting in there. The walls and doorways were destroyed and the bathrooms and showers caked with dirt. It took 3 days after school for them to make the unit remotely habitable. Despite their efforts the unit is still very low quality resulting from poor maintenance procedures and very cheap materials. They will do the absolute minimum work required when they are repairing things around here to cut costs. Throughout my time here my unit has leaked 3 times, 2 of the times being severe. During one of the leaks it took me 2 days to get them to stop the water. After that they left all of the ceilings and walls the way they were to allow them to dry out for 3 weeks so they wouldnt have to replace the drywall. This resulted in a mass growth of mold making my roommate and I very sick. Besides my specific units problems, most people I know here have apartments in very similar conditions, some need to be condemned. Every move in day there is a line of students complaining about the lack of readiness or cleanliness of their units. Overall the entire property is very old and needs to be gutted internally. They say they are making renovations but dont be fooled. They are slowly painting the outside of the apartments and apparently plan on redoing some of the cabinetry and painting a bit. But it wont be finished for a long time at the pace they work around here. I wouldnt pin these problems directly on the on-site staff and managers because they can only do so much given the resources provided by upper level management. The fact is the owning company doesnt really care about the quality of this place. All in all dont live here. There are other apartments on campus such as Cullen Oaks, Bayou Oaks, Calhoun Lofts, and most recently the Vue. All of these locations are cheaper than Cambridge Oaks and much better quality.

Terrible place overall, do NOT live here by any means. Roach infested, extremely poor management (all college students that dont care), and lazy maintenence crew. I had even a mouse problem in my unit, and their only solution was to patch up the hole. Heard that thing making a ruckus everytine late at night and early in the morning drove me nuts...but staff wont ever seem to care. Also never received my security deposit, even after inquiring about this many times, always a different excuse. I could also tell they were charging me extra every month for utilities. This place will take advantage of any college student, just avoid this place by all means.

My time in this apartment complex was a very unpleasant experience. The rent was too high considering the age of the building and the level of maintenance. Also there are lots of cards and stickers to pay for in this place like gate card, door card, parking sticker, and – at some point- laundry room card. In addition, embrace yourself for ants, cockroaches, unleashed dogs, and flying bats. Over all, this place is good for its location to the UH campus otherwise it is not worth half of its monthly rental fee.

I had lived at Cambridge Oaks for 2 years. The first year I lived there I had to keep requesting my AC to get fixed because it was not cooling properly which then I was forced to use fans along side with the AC. That was really the only problem I had my first year.Second year, New Management rolls in and it goes down hill. I pay my rent in bulk per semester. I referred three of my roommates and never received my referral money. Everybody was charged $40 for the internet upgrade which makes no sense. Why Do I have to pay $40 to upgrade the internet system which I will never use again. I became allergic to my apartment, we had to have maids come clean our apartment to make sure it was not us. $200 later I was still sneezing a storm and sick all the time, who would figure I was allergic to mold? I handed in my vacant notice on the day it was due but they did not process it until a week later. I had to literally fight for them to remove the charge off my account. Parking is a hassle and I had worked a bounce job which mean I came home at 3am and there was never security around not ever! My advice to you before signing your lease (which you will not be able to break) is to not rent at this place spend your money else where. They are rude, customer service is terrible, management is awful. Only nice guy there was Carlos the maintenance guy! Trust me go rent somewhere else!

Worst place I have ever lived. Frequent water/electric outage, old amenities, and overpriced. There are a few things I have experienced: Had my utility fees charged twice and never notify me there was a system error. Bad internet connection during finals.( can’t even open browsers) Roaches in my bathroom( had a professional pest control said there was a big hole under the sink and that’s why the roaches came). Poor soundproof. Bad smelling came from the AC. Kitchen disposal leaking happened 3 TIMES when I lived here. The washing machines are old and some of them are not working.Charged me for around $1,200 for this kind of living condition. Staffs are nice, maintenance is nice, the location is ideal. Other than these, this place is the definitely not worth the rent.

I lived here all four years of my college degree. The first two were great, but after that the management changed and the complex greatly suffered. The new general manager is overwhelmingly rude. I emailed him several times about issues I was having and he did not even have the courtesy to respond to me. The complex upgraded our internet, than charged each resident 40 dollars for the upgrade without any prior notice. When the upgrade finally came through it was significantly worse than the internet we had before. Attempts to complain get you nowhere. My roommate assignment was not given to me until the week that I moved in this past year, which I also found unacceptable. Again, attempts to provide feedback are dismissed by all levels of management. And if thats not enough to deter you, just remember that youre paying 400 dollars a month for a fourth of a small apartment to put up with all that crap, and theyll try to charge you ridiculous amounts of money for cleaning or repairs after you leave! Live in the dorms, or live off-campus. much better value for your money.

I’ve visited plenty of apartment complexes in this no good area of Houston but nothing topped this location. The overall complex was clean, quiet, and kept under consistent surveillance and dont get me started on the staff boo…. There was one specific RA, her name was Sneha and she was AMAZING. 1st time living here. No bug problem of any kind. NO BUGS AT ALL except that one time I forgot to close the door.Best thing about the 1st floor is the wood flooring. I know that the Carpet upstairs from my older siblings experience was horrible. It got moldy really fast and it felt gross on your feet.The room feels cozy especially after they repainted the rooms. A studio apartment looks much bigger than it was a few years ago just because of the new color scheme!The kitchen is probably the worst since the appliances are old and you can tell how badly other residents have taken care of it over the years. The wood that makes the cupboards are starting shave off so every now and then i find flakes on the floor that I have to constantly sweep.The apartments start to smell musty after a few months living there. I think its because the apartments are old and all they do is cover it up when it gets moldy. The living space also starts to feel moist especially in the bathroom.As for the staff, they are very nice. I dont think I have any complaints from them. I didnt really have to call maintainance ever except when they were renewing the door locks, but I have nothing bad to say about that. The office staff also hold a bunch of fun events at their clubhouse throughout the school year but people dont really go to them which is a shame. Food is not the only thing you get free when you come people!!Ample parking space and the parking pass is free for residents. If you have a visitor you can get them a pass thats good for 2 days.Everyone keeps having trouble with their gates, but the staff does try to fix it. Gates just break down randomly, but people manage to get it without too much problem. I have yet to receive my pedestrian gate card even after I requested it the start of fall sem, but its really not that big of a deal.........Its not perfect, but its cheaper than CVs and Moody and a short walking distance from class. Wish they do recycling and fix the moldy problem once and for all, but as for my living experience, its really not that bad. Maybe I was lucky lol.EDIT: Near the end of the school year, ventilation became worse than it already was. The room feels weird, greasy, moist, and all other uncomfortable words. It affected the feeling of my bed, the smell of my clothes, and I even started getting rashes from god knows where. I just know it only happens when I stay in the apartment for too long!! I DONT EVEN HAVE ALLERGIES AND I CLEANED EVERY WEEK!

One star is being nice they deserve 0. Apartment is so nasty and dirty there were stains on my toilet seat and shower. All staff are kids and not helpful. They said it was professionally cleaned twice but the floor stinks even after two professional cleans. And its funny because when I told them I wanted it cleaned again they said no bc it had already been too long since I moved in (it was only 2 days and I didnt even move in I was living at home). I stared to argue with them and told them how bogus it was and that was when they agreed. Disgusting I am moving out ASAP! There are much better options paying 880 per month for this is a rip off.

In Cambridge Oaks since Summer 2013, 1 Bedroom, 1 Bathroom ApartmentNot the best place to live in, however for me it was a better option than a Dorm since I could stay with my younger sister in the same apartment, which I could not do in a Dorm. The floor plans made it look very different than what it really is, and the models that they showed me were very different than the one I end up living in. From the Kitchen to the AC is old technology, do not expect anything high end. It was not worth to pay $80 for the internet password ($40 for my sister and another $40 for me) since I knew that it was slow. Most of the electrical outlets do not work in my apartment and I tried to set up the free cable, however there was a problem with Comcast and Cambridge Oaks, I just left my apartment without cable, just because it was too much hassle.However, the location is great, walking distance to the University, you do not have to have a meal plan, which in my opinion is too expensive for the kind of food they serve, you can leave your car inside, however you must have a UH parking permit to have a Cambridge oaks parking permit.Overall, it is a great feeling to live so close to the University yet be prepared. If you want to live close to UH and you do not mind having the problems above, live in Cambridge Oaks it is great. However if you cannot live with the problems, I suggest you to chose the Dorms, Sorority/Fraternity, or another apartment nearby.

She addressed any concerns we had regarding COVID as well as questions regarding student living at Cambridge Oaks. We are still considering other possible locations but if the service and care that was provided by Sneha an indication of Cambridge Oaks then I will definitely have my son living there.

I lived there for a month. The stove was broken and I noticed carpet stains. In the bathtub there was plaster falling off. Like others I looked at reviews online and went ahead with Cambridge oaks and to my surprise I didn’t enjoy the apartments at all. I had to move out as next semester has gone online. They showed no sympathy against anyone financial needs they made me pay a cancelation fee for fall even after knowing how corona virus has affected the university. I wasn’t even living there for 1 month but still somehow they made me pay for utility ! When contacted by email I got a ridiculous reply just stating the amount that was due when I clearly asked for something else in the email. Do not choose Cambridge oaks.

Pros: No bugs. Also, maintenance has always come within a reasonable amount of time. There havent been any break-ins while Ive been here. They allow pets, and theres a pool.Cons: Rent is way too high for apartments this old- my roommate and I each pay $680. We also each paid over $100 for the utility bill- I suspect its because the air conditioning is super inefficient.The pet fees are also astronomical.I preferred Cullen Oaks- its cheaper and a little nicer.

Move in date was the first weekend in August. Most apartments were not ready. The carpet cleaners were just coming out of the apartment when I got there to help my daughter move in. They expected us to put bedding and furniture on wet carpet. The bathroom shower head was corroded and the faucet was sitting on the back of the toilet also corroded. When I tried to have them fixed, there was a very long line of people waiting to make complaints, but there was no one in the office during office hours. I had to have the shower head and faucet replaced myself by a plumber which cost me $300. Service was poor at best. If another apartment complex is available, take it.

In my 6 months of living here, Ive experienced about 5 wifi outages (each lasting a week at least), gate issues (locked in the complex a few times causing me to be late to work or class a few times) and Im about to have our 7th water outage. As Im typing this we still do not have wifi. I feel bad for the students who work here because the management doesnt give them any information to relay to us, so they are left to just say sorry theres nothing I can do about it. Granted most of the employees Ive met there just seem to be there only for the free rent and dont treat this apartment like a real job. The rent is cheap, which is what attracted me in the first place, but theres a truth to the saying you get what you pay for. This place is an embarrassment, I and the many people I have talked to cant wait to move out.

Really not worth the money ! Safety issue as well if you are walking inside the campus area. Maintenance a hassle. I never got back my refund and also had to overpay the last 3 rents because of system issue. Those refunds are pending for more than 2 years now!!

Worst experience ever, I hope could give them 0 star. They showed an unit, based ln that we dediced to rented. I did check in and got an unit, the next day they told us that there was a mistake and my room was another one. We were in shock when we saw the bathroom, we got a handicap unit - which we didn’t request, but the bathroom was HORRIBLE tile walls were stained or dirty, I can’t tell you, tile floor looks like were losing grout, disgusting, looks like a bathroom in a dirty gas station. We asked to get another room, and they said that there is no more rooms available, so we requested to cancel the contract if they can’ provide a decent unit, and they said that it is not possible, they pretend we pay the full summer rent for a room that we can’t accept. WORSE Customer service EVER

I cannot believe that living here is by far the worst experience for me because of the racism a tsu student could potential experience from a U of H student . I wouldn’t recommend any TSU student to reside here . From the moment I went and took a tour I noticed the racism (just little communication & body language with student staff ) from the weak hand shake of the student leasing agent to white/ foreign roommates saying that they don’t feel comfortable sleeping in a room with me yet can listen to the likes of rappers likes lil boosie , mike jones , slim thug , and other gangster rap acts ???? To an officer on the property profiling me as I’m walking back to the apt that I’m paying 529/month of rent in ????? I highly doubt I would stay here past my lease regardless if we are trying to make everyone feel comfortable because I don’t amongst the U of H students - staff /manager is nice I’ll give them that . One thing i want to point out to racist U of H students it’s not any black person’s fault that you couldn’t afford Rice University’s tuition in effort to put down TSU students to feel better about yourselves. Do not live here. I had a broken AC during the summer and had managment lie to me more than once. They are charging me clean up fees and will not answer my calls or emails to fight it. I took pictures when I moved and can prove these cleaning fees are bogus. An apartment was broken into on the firsr floor and residents did not get the saftey email required by the school ( so basically they covered it up ). Run from this place!

Just thought Id post something that happened at Cambridge today.Aggravated Robbery Case #13-1545 UHPDIt was reported to police that on Monday, November 25, 2013 at approximately 4:12AM, three black males entered an apartment at Cambridge Oaks through an open window. The males were reported to be wearing bandanas over the lower halves of their faces. Police were advised that one of the males held one of the residents at gunpoint. The complainant advised the males took two laptop computers and one external hard drive and then left the apartment.
